Teresa Freville is an absolute credit to John Shepherd and she really does go above and beyond to make sure that she actions and sorts out all the compliance needs for myself as a landlord to make the whole communication situation with my tenant go smoothly.

Reported a repair for my hot water tank at 7am panicking about no hot water / heating with a child in my property, by half 9 I had the lovely Pauline dealing with it and had contractors assigned almost straight away, was a very fast process and Pauline even rang me to give me the heads up about the contractor struggling to contact me to arrange coming out, she was so friendly and sorted it all very quickly, Parker & sons (Charlie) arrived at my property within half an hour of speaking to somebody at the office and now it’s all sorted. Big thank you to both of you :)

As a landlord, I have been extremely impressed with the service provided by Mandi Thandi (Letting Manager) and her team. John Shepherd Letting Agency in Sutton Coldfield.
From the very beginning, the team demonstrated professionalism, efficiency, and a clear understanding of the local rental market. Communication has been consistently prompt and transparent, and I’m always kept fully informed about tenant matters, maintenance updates, and compliance requirements.
Tenant sourcing has been handled thoroughly, with strong referencing procedures that have resulted in
reliable and responsible tenants. Any maintenance issues are dealt with swiftly and sensibly, ensuring the property is well cared for while keeping costs reasonable. Their knowledge of current legislation and landlord responsibilities in England is particularly reassuring and gives me complete peace of mind.
What truly sets them apart is their proactive approach — they don’t just respond to issues, they anticipate and prevent them. This has made the entire process smooth and stress-free.

This review is about PAULINE at the Sutton Coldfield branch, NOT the whole company or the Sutton Coldfield branch. Pauline is one of the rental property maintenance managers. Super switched on lady. Has a proper handle on technical issues. Can communicate effectively and in detail on work done, how work is to be done, including all fine detail and technicalities. Gets stuff done at a million miles per hour. People like this are a rarity in my experience.

Leah M from the Mere Green office- what can I say!! She has been the epitome of good customer service!! I can say that she does what she says she will do , when she says she will do it; keeps you updated, even if the news isn’t brilliant; is professional but very approachable.
Leah turned an awful experience we had as landlords into a happy resolution that my husband and I were very pleased with.
Big thank you from us - you deserve a salary increase!!!

Currently letting one of John Shepherds properties, who took over from Paul Carr...i'm sad to say. Communication is disgraceful for a professional company. Lack of replies to emails, being passed to 3 different property managers and emails to say i am in arrears due to a alteration to my tenancy not being dealt with in time. Latest email requesting important information is being ignored by the Regional Manager Christina. Any addtional advice in to whether i should contact the property owner direct to make them aware of my experience (ehich has ongoing for a year) or if anyone has had similar experience, would be very interesting to hear.

I wouldn’t advise anyone to use this company for letting their property, and this is why!
We were letting out property paying for the full management service, but this fell short of what would be expected.
When John Shepherd took over from Paul Carr. We were in the process of selling the property to the tenant a sale that took 21 months because the tenant was delaying proceedings including changing their solicitor after 4 months into the sale. Our original property manager Emma was good and very professional dealing with everything speedily and accurately; she arranged for us to collect our belongings from the property. She chased the tenants when they were late paying their rent, also emailed us letting us know she had chased the tenant, you felt you had someone you could rely on, unfortunately when Emma left John Shepherd, we were then assigned a different property manager Rajak, that’s when everything went disastrously wrong and we spiralled into a living nightmare for the next 12 months. Starting with late rent not being chased, I had to chase Rajak to chase the rent, and this late rent was getting worse, to the extent that after I contacted Rajak about the late rent, he phoned me to say, as the tenant was buying the house and that the sale would complete soon ( at this stage no competition date had been agreed) he had agreed with the tenant could pay at the end of the month instead of the beginning, so now the tenant was paying the rent in arrears instead of advance, rent was still not being chased so now each rent payment was more than a month overdue, at no stage had we agreed this with Rajak. I think you may anticipate what happened next, Yes, the sale went through mid-month, and we should have been in the position where we give a partial refund to the tenant, but because of Rajak’s agreement with the tenant we were owed rent from a tenant who was not good at paying on time. Not only this they were now the owner of the house so had no incentive to pay the owed rent. Our next course was to go for a statutory declaration claim on the security deposit. I instructed Rajak to go ahead with the claim, this is when I stopped getting responses from Rajak, I contacted his superior Christina and was told the procedure takes time I chased this a few times with similar responses. I checked on the website of the deposit holder and after submitting a statutory declaration claim the tenant has two weeks to respond and if they didn’t, the claim would be paid. I pointed this out to Christina, and again was told it takes time. I then went higher up the tree and Julie contacted Christina and Rajak to get it sorted. At this stage it is 8 months since Rajak supposedly filed the statutory declaration claim, I don’t think it had been filed, and still wouldn’t, if Julie hadn’t have put pressure on Christina and Rajak to get it sorted.
The statutory declaration claim for the rent as a partial claim on the security deposit finally went through and we got the outstanding rent 10 months after it was due, If Rajak hadn’t agreed with the tenant that they could pay at the end of the month things would have been a lot simpler, and failing that if he had filled in the statutory declaration claim when instructed to it wouldn’t have taken 10 months.
The initial contract with the tenant drawn up by Paul Carr stated that the rent would increase by 2% per year, however on the annual renewal Rajak hadn’t negotiated this with the tenant the contract was renewed with the same rent. When I questioned this with Christina, she said I should have asked for the increase before the renewal date. Previously Paul Carr had done it automatically, because of this we missed out on a year’s increase on rent, which we can’t get back.
So you have been warned!
Thank you, Julie for sorting out the problems we had with Christina and Rajak.

I can’t state how bad this agent is. I am a landlord and have been with this company, previously Paul Carr, for many years. Since JP took over the service has plummeted. Communication from them on repairs and reports is painfully slow. Weeks turn into months. Their agents don’t have basic knowledge and escalating to senior management achieved nothing. I have asked twice for details on how to leave them and have been ignored.
Avoid this company.

It never ceases to amaze me of the repellent repugnant nature of estate agents when you ring or email. The worst of these by a country mile is John Shepherds and it’s apparent regardless of which branch you use! Haven’t spoken to them for 20 years due to bad service received previously but did today on someone else’s behalf and they’re even worse than last time! It’s a people business & EVERYTHING revolves around the quality of your customer service, who on Gods green earth trains these people!

John Shepherd manage one property for me in the West Midlands. I say manage but the point is they don't while charging me a 10% management fee. I've talked to my tenant and he feels the same. They take ages to fix his issues and I have to chase Shepherd's endlessly to find out what's happening and get the tenant's issues fixed. As often as not they don't respond to my phone calls and emails. It would be less effort to manage the property myself.

Disappointed with Lack of Service – Avoid if Possible
I recently rented a property through John Shepherd Lettings @ £1300 p/m, and the experience has been frustrating from the start. There was no handover when I moved in, leaving me without essential information about the property. I contacted them on Monday to address this, particularly regarding the fact that I had no heating. They assured me that someone would get back to me—but five days later, I’m still waiting.
Being left without heating in the middle of winter is unacceptable, and the lack of communication from the agency has made the situation even worse. I expected a professional service, but instead, I’ve had to chase them for basic support. If you’re considering renting through John Shepherd Lettings, think twice. Their poor service and lack of responsiveness have made this an incredibly stressful experience.
