Went to view a house with flagship under the shared ownership scheme. They stated that I had to pass an affordability check with just mortgages in order to progress my application- therefore had a telephone call with Matt Tilbury to discuss this. Looking back now that’s how they get you to start a mortage with them. My backstory was maybe a tad more complex than others with some previous poor credit on my credit file and DMP. I explained to Matt all of this from the get go and he stated that he would be able to work his magic, he’d worked with lots of scenarios like this before and it wouldn’t be an issue. Did an application - at a cost of £150 for the application only to find I got instantly declined because Matt hasn’t declared to them all the information that I had told him which was the whole purpose of using them. We tried a second lender £250 for another application and again they declined. In the mist of all of this I had selected a solicitor to use and paid £400 for them to commence with the promise that Matt would be able to get me a mortage-
Just to be clear I paid
£150 for a mortage application- yet to be refunded- paid on the 11/02/226
£250 to reserve the flagship house
£250 for a second mortage application that if you read the small print is non refundable- agin no refund
£400 on solicitors which is partly my own fault! Went to view the house on
The 18th December and 3 months later I still don’t have a mortgage via them. Was holding on hope but now wondering why I bothered. The last offer they came back with was for one last try- £199 application, £600 legal feeds, £375 valuation! No thanks!

Highly recommend Hope Gladwin-Murrow! I am a first time buyer and had no idea how to go about getting a mortgage. Hope was there to guide me and help even if it was not part of her service. Every question I had was always answered thoroughly. She is amazing and very kind to approach, 5 stars is definitely not enough :)

I was 4 months down the line dealing with Neil Pearman when I was about to do my Help To Buy + mortgage application. I had previously been dealing with many other issues (not relating to this broker) regarding my first flat which is why it had taken so long to get to this stage, so you could imagine how important this moment was. I had arranged a zoom meeting with Neil to do the application but he had arranged it for a Bank Holiday but he wasn’t working; so delegated it to his colleague, Samuel Simmons.
Come the appointment, Samuel had no idea why we was doing to the Zoom call and thought it was a new enquiry, and said we wouldn’t have been able to submit the application anyway being a Bank Holiday…
After this catastrophe, I spoke to Neil explaining what did not happen that day. I was very frustrated. There was little way of apology and decided he did not want to deal with me. So he passed me into Samuel.
Samuel called a few days later asking for bank statements (which I had already sent over to Neil) so he can start searching for lenders.
After numerous calls and emails following up….no response.
Absolutely disgusting service. In no industry should you get away with abandoning someone’s enquiry, especially after knowing all the issues I had dealt with to get to this stage and when it’s someone’s biggest buying decision.
My theory is the lack of commission involved or the amount of paperwork. It wasn’t a ‘easy sale’. ‘Bigger fish to fry’.
You realise how blasé and unprofessional the process was until you deal with a proper broker who gets the job done.
The 1 star is for the speed in replies from Neil - have to be honest in your review :)
