Take money upfront and disappear

Before you consider hiring Kibitec Ltd turnkey contractors in Malta – please read my experience.

We signed a written contract with Kibitec Ltd, directed by Greg Skawinski, for full finishing, plumbing and electrical works on our new apartment. Over five instalments we paid them more than €60,000 up-front, the final €15,000 being paid in good faith before completion. Immediately after receiving that last payment they stopped all work for about three months.

Communication was dreadful: for three months they kept promising to “start next Monday” or “in two weeks,” and then disappeared again. In October 2025 we formally terminated the contract in writing after their continued refusal to resume work. A week later I received an intimidating email from Greg Skawinski demanding another €13,000 for supposed “extras” that we had never approved and that were never done. The list even included materials we ourselves had purchased – for example, I personally ordered 650 metres of CAT6a LAN cable from Germany, yet Greg later claimed Kibitec had supplied it and that I owed €750 for it.

The parts they did finish were of extremely poor quality. They ignored most requirements, installed the wrong tiles despite us clearly explaining which were meant for each bathroom (Greg even refused to take notes until we insisted), and after their so-called “fix” the bathroom looked even worse – tiles were visibly misaligned, the shower walls were crooked with acute angles, and several floor tiles weren’t even glued down properly. I could literally lift a tile with a pocket knife. It looked as if they refused to use any measurement tools at all. We have now had to demolish the entire bathroom and rebuild it from scratch for the third time because of their mistakes.

Working with them was chaos from start to finish. Greg refused to document or accept written requirements, saying “I don’t have time to document,” and he ignored every PDF or Google Doc we tried to give him. Later he even denied receiving our printed instructions. He missed scheduled meetings without notice or apology, ignored messages for weeks, then reappeared demanding more money. It became clear that their only priority was extracting as much money as possible while delivering as little work as possible.

To make matters worse, their workers took two brand-new green chairs from our property and never returned them, despite several written requests.

Despite taking large advance payments for unfinished and defective work, Kibitec Ltd has refused to refund any money. They are now ignoring all communication from the Malta Competition and Consumer Affairs Authority (MCCAA), which is officially handling our complaint. Since they continue to ignore both us and the MCCAA, we have no choice but to sue Kibitec Ltd in the Civil Court, and that process is already underway through our attorney.

This experience has been extremely stressful and costly. I’m sharing it so others know what working with Kibitec Ltd and Greg Skawinski has been like for us. Be very cautious before trusting them with your property.
