Worst Renting Experience Possible

Kingstons is unbelievably, shockingly and horrifically useless and has reached complete negligence that I didn’t even know was possible. Upon moving into my apartment, my apartment was infested with mold and just generally dirty and was obviously not “professionally cleaned” as I was told it was. The garden was completely inaccessible from overgrowth, and the shed was full of garbage. Of course I did the only rational thing and went back in person (as they refuse to ever answer the phone or email and are generally impossible to contact) and Lee so kindly told me to just “wipe off the mold.” What a very professional and normal thing to tell a new tenant! I filed maintenance reports for the garden which went entirely ignored. I eventually contacted a council member to report the garden as an environmental hazard after a month of radio silence, and then suddenly Kingstons finally decided to do their job and they sent someone out to do the clearing within the same day. They can send out people if need be- they just choose not to.
It took 5 months for a leak in the bathroom ceiling to be fixed. It has been 10+ months since my water heater broke and every single time I badger them, there is conveniently an excuse. I was told the plumber was sent out multiple times, but couldn’t access the apartment. So they just repeatedly sent a plumber without a key, without checking if I’d be home, or giving him my contact details? The contractor later confirmed the plumber has a key, so I was just straight up lied to. I had rats in the walls for months, and the landlord’s contractor ended up fixing it rather than Kingston’s maintenance, who never even bothered to respond or touch base with me after reporting it. Only emails about rent and finances were responded to. It was not until I became verbally angry and threatened to withhold rent that someone began answering. Getting anything done was just such an absolute battle and a complete waste of time. The shed to date has never been cleaned of it’s garbage nor is the water heater fixed. This is the most genuinely useless, scummy and downright scammy experience I have ever had with renting a house and I HIGHLY advise you stay away from such a predatory, greedy company who don’t care about you, and will happily let you live in a moldy, unkept and filthy property that is about to fall apart just for the sake of keeping a couple pence. AVOID AT ALL COSTS.

I would not recommend Kingston…

I would not recommend Kingston Properties to anyone. We lived in one of their properties, and when we moved out, they charged us £500 without giving any proper reason or explanation. This felt completely unfair and unprofessional.
If I had the option, I would give them zero stars. The experience was very disappointing, especially at the end of our tenancy when we expected a smooth and fair process.
Please think carefully before choosing this company. I strongly advise others to avoid going through the same situation we did.

Agent refused to return deposit

This estate agent refused to pay my daughter her renter's deposit back, for made up reasons. I visited the agent with her, and the woman in charge of lettings was unbelievably obnoxious and rude. She refused to give out details of the team we needed to contact, and her PC (amazingly) wouldn't let her send the team an email, nor were we allowed to contact them. My daughter's MS contacted them and they ignored this. Eventually, the deposit was returned on the instructions of the Deposit Protection Scheme/organisation. They found that this agent neglected to carry out and follow correct procedure. They are horrendous and try to keep deposits. DO NOT EVER USE THEM.

DO NOT USE THIS RENTAL AGENCY!!

Can not explain how appalling this company is, do not use! They are not dealing with any of my daughter’s complaints e.g. water leaking through the roof of the bathroom. But worst of all they basically lied saying they couldn’t read the emails that were for the maintenance team and wouldn’t give a number so she could contact them directly. Just trying to palm them off because they are students! Would never use them again and never recommend to anyone else. Do yourself a favour and go somewhere else!!!!

avoid this company at all costs.

They do not take issues seriously. Our kitchen has poor lighting and a mouldy carpet but according to them this is adequate. The oven in the kitchen has no markings on so we do not know which function to use but they are ok with this. There are many issues picked up during the councils visit for the HMO license but let’s hope they fix this in the required time. Their emails come across as rude and we feel they are just rude and try to make it as uncomfortable as possible while living here. Do yourself a favour and avoid this company at all costs.

Basically slum lords

Basically slum lords
My house has been a nightmare all year- and I spoke to previous residents having the same issues the year before. Rising damp and mould in every room no matter how many dehumidifiers we have or windows we leave open. Not cleaned at all between tenancies despite being told it would be. Ancient broken boiler that despite 4 half arsed maintenance visits still has a broken timer and constantly dropping pressure. Rats in the loft space. Shower that had the pressure of a leaky tap, which we can’t change as it’s attached to the wall. And just to make it worse, we found that the next poor tenants are being charged another £50 a month next year! The company have no maintenance number just an email that’s unresponsive and argumentative.
We even got offered a £50 deposit discount if we have them a 5 star Google review so they are illegally buying reviews.
All in all they are a scummy company that take advantage of students. If you have any underlying health conditions do not live in any of their houses they are death traps.

Our oven has had an electrical fault resulting in no light or spark ignition. SO having to light oven and hob with a candle lighter- the maintenance company have told me their gas engineer deemed this safe and will not fix! Complaints met with indifference.

KINGSTON RESIDENTIAL CARDIFF

If I could have provided a negative experience I would have done so.
I have never had the displeasure of dealing with a business that are ruder than Kingston’s.
My daughter’s first experience of renting accommodation for uni has seen Kingston’s refuse to speak to me - even as a rent guarantor nor when we offered her permission under GDPR.

When we attempted to move in we were faced with a filthy house, non working hot water, pungent smell of cigarettes throughout, holes punched in walls and gas appliances that are unsafe and clearly never checked nor serviced. No sign of the annual gas safety certificate.

Domestic refuse sat outside in bags for some time and a hugely overgrown garden - which contractually we’re warned will be charged to us if it’s overgrown when they vacate.
The front door is hanging on one hinge and is unsafe with no sight of any fire fighting equipment.

Smoke alarm tests have never been carried out judging by the cobwebs over them and flat batteries found inside - let alone the adult material items found behind her bed. Not what a parent wants to witness when moving their child into a temporary home.

Email requests from tenants are deliberately ignored nor replied to.

Why - why would you think it’s acceptable to operate your business in this manner.
Appropriate authorities are now being contacted for further advice.

AVOID THIS BUSINESS & ALL RENTAL PROPERTIES OFFERED AT ALL COSTS.
