James and the team at Lang worked tirelessly to help resolve some tricky legal issues related to our property purchase. They could not have been more helpful, I wouldn’t hesitate to recommend them.

This was the first time that I had sold a property in over thirty years. Much has changed since then, particularly with regard to technology, but customer service still remains of paramount importance.

To judge Lang Town & Country, let me start by posing the basic question, ‘What are you looking for from an estate agent’? Personally, I was looking for:
- Competitive pricing for their services;
- Professionalism, expertise and sound advice;
- Successful marketing of the property;
- Vetted viewings to avoid time wasters ultimately leading to an acceptable offer/sale;
- All conducted with minimum inconvenience and bother to myself.

Lang Town & Country provided all of this and a lot more. They sold my property (subject to contract) within a week of releasing it on to the market and secured a price £5k above its initial valuation due to popular demand.
Throughout the sales process, all my interactions with the office were dealt with in a competent, timely and friendly manner.

After the sale had been provisionally agreed, I was kept abreast of updates and developments through the services of an online third party called ‘Complete ASAP’ using their Hoowla App. Inevitably, there was some duplication and overlap with updates coming from my solicitor, but I’d rather have too much communication than not enough.

To conclude, from my personal experiences, I wouldn’t hesitate to recommend Lang Town & Country to any prospective house seller in the locality. They certainly exceeded my expectations and, most importantly, sold the property which is the ultimate test for any agency.

From the moment I contacted Lang Town & Country (Plymstock branch), I was dealt with in a very polite and efficient manner.
The valuation was conducted by Paul at a time to suit myself and within a week, the house was on the market at an agreed price. The professional photographer arrived shortly afterwards. Within a couple of weeks it was sold for very near the asking price and within 8 weeks the keys were handed over.

We worked through Lang to buy our house. They did a great job of keeping in touch with all parties, even though things got tense and extended as legal issues kept on causing complications.
One thing was wrong though, the dimensions of the rooms in their brochure. While it says and we know not to use them to plan with, several rooms were wrong by 300mm or so, one bedroom more so as it measured into a difficult area to actually use and the lounge section was over measured in its width around 1m. The door from the house into the garage was also misplaced on the plan to the wrong end of a wall. None of this affected us as their house video and our visit told us all we needed, but their contractor who measured didn't do a good job

My experience with Lang Town & Country has been both stressful & traumatic. Considering I entered into a tenancy contract which had been advertised as a long term let, only to be told 4 months in that the Landlord was selling the property. I was given 8 weeks to move out. Understandably this is out of Langtown & Country's hands. However, they chose to make the end-of-tenancy process extremely difficult. I spent an entire weekend cleaning the property only to be told a few weeks later that they intended on deducting £390 from my deposit for various different things. I contested the charges & they agreed these were unfair (Interesting that they would have happily deducted even more money had I not disputed this). However, they still attempted to deduct £180 on a cleaning fee with the main point of contention being "dust".

After many emails back & forth, I concluded that we would not find a solution and I took my dispute to the Tenancy Deposit Scheme and won the case. Below is a direct quote from the impartial TDS officer.

"A landlord is not entitled to betterment and must allow for fair wear and tear, although the latter does not apply to cleaning. The check-out report has been completed on the 3 June 2024; The information that I have been provided with states that the tenancy ended on the 9 May 2024. As the check-out report was completed almost a month after the tenancy ended and the invoice forwarded shows a clean done a few weeks after that, I no longer find them to be a reliable report of the standard of cleanliness of the property at the end of the tenancy. Based on the evidence, I am unable to make an award to the landlord."

Be cautious if you decide to rent through Lang Town & Country. In a rental market where honest tenants, who pay their rent on time, are already burdened with high costs, it’s expected that letting agents provide fair service and support. Unfortunately, this was not my experience. Lang Town & Country attempted to unfairly charge additional fees, even after asking me to leave just four months into what was marketed as a long-term let. Instead of offering protection and transparency, they seemed more focused on extracting as much money as possible.
