Really bad customer service.
Will take money but will never pay out when due.
Very rude.
Wonderful company you are dealing with, Insaf one of the employees was helpful throughout the hard process of renting the house step by step and setting it up. very kind and professional. I highly recommend it
I have been using Lawsons & Daughters as an agent. Their are lovely to deal with, always responsive, efficient and very friendly to deal with.
Our move in went on smoothly. Thanks to Rita’s protectiveness. She is the best
They are very unprofessional. If you are a seller, I would suggest do not use them. If you really want to, try using their service as a buyer first before you sign the contract with them. If you are a buyer, I guess you have to choice but to use their service if you want to buy a property they are selling. Make sure you double or triple check appointments with them before hand to avoid any disappointment. Also, always remind yourself that if you want to buy the property you will have to deal with them. Just remember do not use them to sell you property in the future.
I booked an appointment for a flat on 10am 27th Jul. The agent emailed me in the afternoon of 25th Jul and I replied their email to confirm my attendance 2 minutes after I got their email. But at 10am 27th Jul, when I arrived at the flat, there was no one. I called the agent, who then decided to drive to the flat after getting my call. The agent took 38 minutes to arrive but without a key to let me into the flat. To be honest, sometimes when you buy flats with tenants living in them, it can be tricky to schedule appointment or things can happen during the viewing. But this is the first time the agent is almost 40 minutes late and I was not notified beforehand. I had to call him 4 times from 10am to 10:39am. When the agent finally arrived, he was OK although not giving me any solution. He explained the situation, asked me to make a complain. But one thing I find very unprofessional was that, he tried to irritate me. It was both me and my husband there for the viewing, he was only talking to me, trying to irritate me so I increased my voice. Then he accused me of shouting at him, not sure if this is to give them an excuse for their extremely bad service.
Do not rent via this agency.
Personal experience, we have been renting a place in London, when I used to live there, and after 3 years with no issues and inspections carried annually by them where nothing was highlighted to us, at the moment we wanted to move out basically a ransom started.
Firstly, they run an inspection on the house after we left (this is already weird) for the inventory check WITHOUT US BEING THERE AND WITHOUT TELLING US THEY'D BE THERE DOING THIS.
Secondly, they then sent us an outrageous report with all the things that were wrong and they would be deducted from our deposit accounting basically for almost if not all the ENTIRE SUM.
Even normal wear and tear, furniture older than 10+ years, damages that were clearly done by just years of renting even before us ever being there.
The worst example of wear and tear we heard of was the "door damage to the painting when opening it and hitting the wall"... This guy called "Cash" was absolutely ridiculous about it, accusing us we "smashed the doors in the wall"... This agency even accused us of vandalism! Absurd!
BEWARE of these people if you are renting, make sure you have taken picture, videos, etc of EVERYTHING or they'll accuse you and make you pay all of it. It does not matter if they came to your house for inspection each year, they do not care... all the problems will be magically discovered only when you finally exit the house!
Do you want to know the most ridiculous part?
In the end we settled for 1/3 of the costs!!! Which means we were right to fight for our money! We managed to recover almost all our deposit and only lost a small part, but it took A LOT of fighting.
Ah, finally, when we settled our deposit took OVER A MONTH to get back and repeated emails of our latest closing bills (like other people reviewed already).
Funny how agencies are quick to grab your money but not so much when it's time to give it back?
Watch out of these people, they are the worst.
Facts on this review happened between Aug to Oct 2021.
Facts can be checked, I got all history of what I am talking about if anyone is interested.
Good luck if you're using this agency, you'll need it.
I would not recommend this company at all. I have seen countless reviews expressing the same difficulties I did. Such as not getting the deposit back until months later, after them asking for bills that had already been sent. Extremely unreliable and disorganized agents. They entered the property without our permission, thinking that no one was home. They threatened to change our locks when we had said we preferred them not having another copy. In general very unprofessional and disrespectful.
We have been waiting for the deposit back as well as the overpaid money for 3 months . They keep asking for last bill invoices despite the fact that we have send them several time. Staff is constantly changing and we never get any proper answer . Should the money not be sent soon , I will report this company for doubtful practices .
Danan - (he’s asked to be called Mr C to cover himself) the company director - is an absolute crook and steals money from his employees by bullying and blackmailing them. He should be reported to the police and they should look into his tax evasion too. He asked his employees to write fake reviews or he won’t pay their commission so be aware. Do not approach this agency! HMRC should investigate as this is very serious. They had many issue with the police but he always covers his back by blaming his employees who are mostly powerless to do anything so he takes advantage of them. This is the worst agency and trust the police will look into it. He steals deposits and charges his employees fo pay for damages in flats and changes locks or trespasses into tenants properties which is totally illegal. This is very serious and this agency should be closed down for good. BE WARNED!!!!
Having rented my property out for over 15 years and worked with many estate agent in Fulham, I can safely say I have never encountered a company with almost entirely pointless and ineffective staff and the morals of Jack the Ripper.
Just to outline a few of the issues I faced.
1. Having been told my property could fetch up to £1300 they came back with a rubbish offer of £1050.00. Surely the more I get the more they get?
2. References I was given to look over included a prospective tenant who's employer was under active proposal to be struck off ( make sure you check Companies House free information website). This was the first item that popped up in the first Google search I conducted so very easily found. Why this was not identified as an issue before it was sent to me was a concern in regards to the competence of the reference department
(finances?????) of Lawson and Daughter and frankly I should have listened to my instinct to part company.
3. I was sent these references at 6.30pm and asked to approve these immediately as the tenant wanted to move in the next day ( with no mention of gas and safety check, professional cleaning in and out, signed TC's with Lawson and Daughter, tenancy agreement, length of tenancy or break clause agreement).
4. I was sent a invoice for the images and floor plan.
5. A prospective tenant wanted a different wardrobe, fridge and to dispose of the existing bed but was only prepare to offer me 50% to replace the new bed. I have NO idea why Lawson and Daughter thought this was a 'good deal' or even an option. They did however, offer to pay the other 50% but this caused me some concern. I still can not figure out why they were so desperate for this particular tenant that they would happily pay £100 towards a new bed.
6. Upon collecting my keys to end the professional working ( cough, cough) relationship one of the staff started to make phones to try to find my keys claiming a colleague was showing the flat.
During this flurry of phone calls a customer came in looking for a studio/one bed flat so another colleague did the usual chat of 'what are you looking for' etc.
When it was identified the customer only wanted a 3 month rental the chap told him he would have to sign for a year but could 'just' get someone else to take over the tenancy or break the tenancy. On top of this he grabbed my properties keys, while the original staff member was still asking all and sundry had they seen the keys and went off to show my flat and had the gall to act innocent when he came back.
Now, either the staff here are simply idiots, or a bunch of utterly unprofessional, irresponsible conmen ( I wanted to use the work w***ers here but that seemed a tad harsh) . I am not sure which is worse to be honest, both are as bad as each other.
No one really thinks much of estate agents which is a shame as I have met some extremely professional and lovely ones, however Lawson and Daughters....the less said about how I feel about them the better.
On the plus side, they were always polite.
I have all the emails if anyone wants a good giggle.
Steer clear!
