I wouldn’t normally leave a review, but my experience as a landlord was disappointing.
From the outset, there was a lack of clear ownership of my account. I was passed between multiple departments and had to repeatedly chase for updates on rent payments, account issues and administrative matters. The various systems and teams appeared poorly connected, meaning I often found myself managing the letting agent rather than the tenant.
Communication was inconsistent, staff changes were not always communicated, and I regularly received automated correspondence that contradicted previous conversations. Even after selling the property and specifically requesting that my account be closed, I am still receiving letters about unpaid rent two months later.
On a positive note, the sales team who handled the sale of the property were excellent throughout the process and provided a much better experience.
Based on my experience, I would not use the lettings management service again.

We soldy late mothers house. We specifically told them NO HMOs. They reassured us that the gentleman that bought it was a lovely man... Guess what?? They sold it to a property developer and the neighbours have alerted us that it's being turned into a HMO. It has no planning permission. So we are all fighting and opposing this with Birmingham Planning Department . All Leaders care about is making money!! So DO NOT use them. We have had so much stress from the neighbours over this. We used Leaders Sladepool Farm Rd. B14.

We were kept informed throughout the sales journey and it was refreshing to work with an Agent who took ownership of getting things done as opposed to acting as a post box.
Sue and the team went out of their way to accomodate us, even accomodating our inflexibilities around working hours, and genuinely nothing was too much trouble.
A special mention to Dave who remained calm and patient, when a very willing buyer remained less so!
Couldn't recommend these guys enough.

I would strongly advise against renting at Avoca Court in Birmingham. While the sales team were initially pleasant and helpful, the management experience was appalling.
I viewed the property virtually, and it appeared well-presented. However, upon relocating from overseas and moving in, I was met with a nightmare — the flat was filthy, dusty, infested with silverfish, and had broken door handles and other maintenance issues. It was nothing like what had been shown or promised.
Despite making numerous requests for urgent repairs and basic cleaning, the management team failed to take any meaningful action throughout my tenancy.
To make matters worse, upon the end of my lease — after having paid all my rent upfront — I was blindsided by an excessive final bill with unexplained charges. The property manager, was consistently difficult to deal with, dismissive of my concerns, and unprofessional in her communication. Even after vacating the property, I continued to receive unexpected and unjustified messages regarding additional charges.
In summary, Avoca Court was the worst rental experience I’ve ever had. The poor condition of the property, unresponsive management, and stressful handling of my departure left me deeply disappointed. I wouldn’t recommend this place to anyone you’d be better off sleeping under a tree.
Such a trauma, now im going to habe to go to the Property Ombudsman, you can imagine the stress of using my time for such.
I initially booked a viewing appointment for 12 communication row and arrived at the property on time. To my disappointment, the agent cancelled at the last minute while I was already waiting outside. She informed me by phone that she did not have the keys — a detail that should have been confirmed well in advance. It was unacceptable to only discover this after I had made the effort to attend.
Despite this poor experience, I rebooked a second viewing. On this occasion, the agent arrived 15 minutes late without any greeting or apology. Her first words were simply, “It’s this way.” When I politely pointed out that she had previously cancelled at the last minute and was now significantly late without any acknowledgment, she abruptly stated, “I’m not doing this viewing,” and walked away to her car.
This level of unprofessionalism and disregard for clients is extremely disappointing. There was no courtesy, no accountability, and absolutely no concern for the time and effort I invested. I genuinely feel bad for landlords and property owners who entrust their valuable properties to agencies that allow this kind of conduct from their staff. It not only reflects poorly on the agent but also seriously damages the reputation of your agency.

Would not recommend these to people with needs or disabilities. I viewed a flat when I was 20 and paid the deposit for it. They told me that I didn’t fit the references and stated that the deposit was non-refundable. However on their website it says that they are. They saw I was young and very desperate for housing. They rushed me multiple times on a daily basis for me to pay this deposit. Leaving missed calls, emails and calling me everyday. They emailed me saying they are moving on to the next applicant and that was it! I got in contact with citizens advice and they told me what to say. They send me back my money rapidly. They thought because I was young with no parents, that I wouldn’t know how to deal with their corruption. Pitiful.

I cannot thank the staff at Leaders at Maypole Birmingham enough for their care and empathy. We had to sell my brother's house after his death and it was a very emotional time for the family. The staff especially Sue and Emma were amazing in helping us through the process. I would definitely use Leaders they were amazing and professional from start to finish. #Great-Team
