Christopher the sales person in…

Christopher the sales person in sweetwater ridge in Conroe, TX is RACIST. My husband and I walked in the office and requested to see one of the model townhouse. Christopher told us to have a seat and that he has a few questions for us. Mind you, if someone asked to see a model home, all he had to do is take our I.D. or driver license and show us the home. He did not do that. He specifically told us, it would be a waste of time for him to show us the home because I haven’t been employed on my job long enough. Mind you my husband and I we both had a pre approval letter. Christopher didn’t show us the model homes like we requested. If you’re a person of color don’t even waste your time going to sweetwater ridge in Conroe, TX. He currently is the only sales person at that location. He literally sat there and belittle my husband and I. I have never felt so small in my entire life. I will not stop here. I’m also contacting the BBB and report Christopher.

Beware

Sorry to send an email like this but me and my wife are disappointed that the future of getting a home at the El Tesoro most likely won't happen. We went in there and spoke to a person called Leon Rendon. We told him our situation and he pulled a hard credit report ( not sure why a hard one since this will possibly hurt us ). We also had 20% to put down. My credit was what he now says on the phone needs to be a 620 and that is not what he said when he produced the 559 one. Which I see online as 606. My wife's credit and employment were fine. So, he says I can go get a job and produce 4 paychecks and come back in and we can work something out. Because I had more questions, I called him and then sent him more information in an email. Thats how I got his email address. I then went there when I had no response and he said that me and my wife had to come together and to make an appointment. So, I had gathered more documents and sent an email with a question as to what time would work for him to meet. No response. I then sent an email asking if he received my emails and nothing. So, in a phone call today he said yes, he did receive my emails and now I need to work for 6 months and get my score up to a 620. So, I was shocked to hear this as because of his comments I started a new Job on Monday 09/25. So, me and my wife are thinking we are on our way to getting a new home in the most perfect location for us, which is El Tesoro. His customer service skill lack skill. His statements to us on what he said we need were not true. So now we are disappointed and now what. The place we wanted and me getting a job was based on his recommendation. My brain says I am tired of people taking advantage of us. I want to just come and picket the place and tell everyone what happened. I want to post everywhere what happened to us. We are more than just a number for a salesperson to take advantage of. I told him I was going to write someone higher, and he said go ahead. So I am. Thanks

Worst company to go with.

If I could give a zero, I would. The same reasons we were approved for the loan conditionally are the same reasons they use to disqualify us. Which doesn't make sense. First they said they could get a hold of my employer, which that is a lie. I’m not sure what employer they were trying to reach. They wasted our time, money and energy. Moreover, they did not even have the decency to tell us why the loan did not go through and we had to call, text, and email to find out. I am not sure if we were denied because of our race ( AA). They have set us back, I wish we had seen their non-transparency from the beginning. We wouldn't have even started the process. I would not recommend this company to anyone unless they take the necessary steps to make effective changes. I would have to review on different platforms just to keeps others aware of what this messy company is all about before the customers decide to unnecessarily spent their time, money and energy.

Lennar denied me the loan and after 30 days I am still waiting for my downpayment back . The vendor never give me an accurate answer about my refund, the only answer I receive is “you have to wait and I can’t do anything else”….. this situation is abusive they are taking my money to continue working on their constructions and avoiding me about where is my money and when I am going to receive my refund ! Today I am still waiting for an answer about where is my money !!! 08.19.23

Water leak for 6 months in LGI house

My brother in law bought a house in Clagget mill Hagerstown maryland in January 2023. The first water bill was $1109. And no one was living in the house. We put in a claim to LGI . AND CALLED THE Hagerstown Maryland water authority. They said in December 2022 Lgi was told of a water leak, but the buyer was not informed by LGI. OR the water company. It is now July 2023 and it's still leaking! They are going to sell, but the leak needs to be stopped and the buyer reimbursed. Address is 18708 Ballantyne way, Hagerstown Maryland.

They did maybe 25% of our blue tape items. The contractor told our sales person that they met with us, lies. Afterwards, got ahold of the contractor he admitted he didn’t do the blue tape items & to blue tape again and someone would be in contact with us. Here we are a week later again and nothing.

How to have a good experience as a LGI home owner and not make the mistakes I made with purchase

1st mistake is on my arrival my information was taken and a hard inquiry credit checked was ran before I step foot in a home to see if I liked the floor plans or to see what LGI had to offer ( I was told it would be a soft inquiry)… I was told that has never happened before it usual is soft..(Excuses by Gary Garber) Maybe they run certain inquiries for certain people)… At the top of page it it said hard inquiry… I felt like they wanted to make sure I qualify before taking me to see properties ( houses) so I wouldn’t be wasting the agent time if I didn’t qualify…
2nd mistake the LGI Broker Bill Chalfant said “I was approved for now” that wasn’t professional at all.. I think Bill should be careful with the words he use when speaking with clients…(What could change I am a nurse that has been with the same company 27+ years with good credit) with money in the back to prove that I can pay the amount that is required of me. Not mention that on the morning of closing he ask me if I wired money to attorney when he knows he would have never scheduled a closing without that money being paid which he probably got a instant notification the money post seconds after paying $30 fee to do a wire transfer.. Very Belittling!!!
3rd problem during building process Gary would tell you things are completed and when I drive to see progress (out of excitement) and those things he mentioned was not done (So not truthful) ..
4th problem is you have to stay consistent with following up cause after reviewing home a lot of things look like a unprofessional completed it because someone with skills would never leave dents in walls, broken mirrors to master bedroom up on the wall, wood flooring not complete with holes and open spaces between wall and flooring … Damaged kitchen cabinets after rushing to get home finished for closing…
My experiences wasn’t good but I love my home… The things I mentioned most has been repaired and I writing a list for the rest that need to be done…
5th It is like they have something to hide about your property line I was told my property goes to utility road and on the map that you receive or look at is at closing with lawyer and it does not add up to what Gary told us…
So with this information to make sure you have a good experience so not let them run your credit until u see if you like the floor plans and see if you can get a map before you are in front of an attorney signing off and you have no idea that it doesn’t add up to what you was told… If I go on the map I was giving at closing my back yard is 1/2 the back yard which would look crazy to get a fence for half the yard..
I learned a lot from this
Stay on top of things if you decided to go with LGI

LGI is fantastic to work with

I am a 56 year old first time home buyer and waited my entire life to make this dream come true. I knew nothing about the process but LGI helped me from start to finish and it was seamless without bidding wars, closing costs and high interest rates. I could not have asked for a better experience.

Terrible on warranty claims

Everything went well buying the house. Excellent team work everyone did since day 1.
But everyone disappeared not returning calls. no answers about a warranty claim. No one showed to fix the problems or schedule something. Terrible on that area warranty claims

Gorgeous homes and excellent concessions

The home we purchased is beautiful and was fairly priced, and LGI paid all the closing costs which made it impossible to pass up. We love our home and are happy LGI gave us a deal that was good enough to get us out of renting for good.

LGI homes do not let

LGI homes do not last. Bought the home 3 years ago and the foundation of the house was poorly made. I tried getting contact with the builder and he seemed annoyed and angry with me. My whole floors are covered with water and mold. There was no plastic under the vinyl floors. The warranty doesn’t cover anything. The water coming from the slab.
