The Traditional Way The Traditional method of selling a home works like this. You hire an agent to sell your property. You agree to pay that agent and their firm a fee to sell your home and complete the transaction. That agent, in agreement with their local board, agrees to share that commission with any agent that brings in a buyer and completes the transaction. Your agent markets your property by using the Multiple Listing Service (MLS). The MLS is a Board which acts as a meeting place where buyer and seller agents meet to conduct business and trade buying and selling sources. Once your property is listed in the MLS, your selling agent has agreed to share their commission with anyone who will bring a buyer to the table and complete the transaction. However, as a home buyer, it is unlikely you would ever be asked to pay any portion of a real estate commission. Since it is doubtful your Buyer’s Agent is working for free, how and by whom does this Realtor get compensated? In almost every home sale, the entire commission payable to both the Listing Agent and the Buyer’s Agent is paid by the seller. How this works, is that through the MLS, the Listing Brokerage offers a percentage, usually around half (2.5% to 3%), of the total commission to the Buyer’s Brokerage. The two agents involved share credit and commissions in the sale of the home. The majority of all home sales are transacted this way. As a home seller, therefore, you will be called upon to pay commission for both sides of the transaction. While this may not seem fair, it is fact. For this reason, it is essential to secure the best possible commission rate with your Listing Agent when selling your home. Paying a high rate of commission, such as 7% on $100,000, will not make it sell any faster. There is absolutely no correlation between the total amount of real estate fees you pay and the time it takes to sell your home or the price you get for it. Paying more simply means paying more. “Paying a high rate of commission, such as 7% / $100,000, will not make it sell any faster.” The good news is that real estate commissions seem to be falling. The monopoly that Realtors have held over the MLS system is weakening as a result of comprehensive Web Sites that enable the public to access this information. Web services are creating new competition to the industry which will ultimately lower commissions rates. More specifically, it is the listing side of the commission that is feeling the downward pressure. The role of the Listing Agent in the sale of a home is more like that of a property manager than a salesperson. Speculation suggests that one day the Listing Agent will be completely replaced by the Web in that the public will pay a flat fee to place their home on a national MLS site. The emergence of “buyers only” brokerages throughout the United States certainly lends credence to this theory. Overall, this was a good experience and I would use them again. But, there were some glitches along the way and the customer service was inconsistent

Don’t do it

The setup is extremely cumbersome and you need to provide a ton of information while remaining compliant with real estate laws.

Worst yet…

I had a huge issue where they mistakenly setup a feature to book viewings online but never told me so I missed 40+ requests to see the house the first two days. They had multiple pieces of info wrong on the listing and it was difficult to correct.

The support is virtually zero. You can send an email/message and they typically respond the next day, sometimes sooner, sometimes longer.

The real estate agent it is all done through does not help and almost impossible to get a hold of. This is FSBO so that makes sense to a point.

All in all, I could use it again now that I know what went wrong, but for the first time, I would be it will be a mess for any first time user. Just use a real estate agent is my advice. This is my 5th house and I wish I would’ve just used an agent.

Nightmare company-List with freedom.

Its September 2nd 2023. We're filing fraud, theft, bait and switch scam and more against this company and Joseph Wootan, they use one company with JW who takes your money then he says it's not him it's listwithfreedom.com , ( their listing number given to us by them Re:ListWithFreedom.com Revised Listing : MLS# 30012174), intentionally destroy your listing, remove things, change things Without your permission OR knowledge. Everything absolutely everything is a battle that takes days and weeks. They lied to us and we demanded the proof , then they said oh we'll fix it. We have weeks and weeks of documentation in email and PDF files. They cost us a sale, and they intentionally play these games, it's not incompetence it's intentional. The stress and fighting is unbelievable. We're filing formal charges against them. Starting with fraud.
I just got an email telling me to provide the listing number or trust pilot will Remove the review! After months of listwithfreedom IGNORING what they put us through. We have EVERY email from that nightmare situation. You want that farce online? That's going to happen if this review gets removed, and then we'll make sure that this site is known for what it's doing. People believe trust pilot to be honest, but threatening to remove reviews when the offending company has done NOTHING to rectify what they did!

Response to there nonsense comment. They didn't work with us they constantly lied, cost us 2 sales, misrepresented us, it was a nightmare. The owner never reached out to us, we hunted him down demanding answers and per every other employee he wasted our time, told us nothing. We threatened to get a lawyer in order to get a refund. Most unprofessional company from the owner throughout every employee we've every had the misfortune to get to know. Honesty is everything, no honesty means zero integrity, no integrity? Your customers will tell others.

Saved a lot!

I love that you provide the opportunity to FSBO as I was able to save money (3%). With that said, my only negative comment is that "Ralph" answer the phone that is provided on the property sign. Other than that, we are good!

I didn't realize that your company…

I didn't realize that your company screwed up and deleted listing from MLS for months at a time. In the meantime, I kept dropping price. After I had a purchase agreement, and realized not on MLS, I contacted you to fix it. After that I had at least 10 prospects call to view it. If you didn't screw up, I could have sold this property for a lot more.
Then someone calls me and says that you legally need the purchase agreement and closing docs. I asked a realtor and he assured me that this is not true. So, the question is, why are you lying to me ?

Not a good experience with List with Freedom

Long story short we got it sold but at what cost? The process to list our home on the mls was quite painful, confusing and not intuitive. Even though we tried many time we were never able to get a live human on the phone when time was of the essence. Everything works on que so don’t expect to get anything signed in less than 6 hours. Everything has to be done via Esign which creates a lot of extra work for buying agents. Last but not least make sure you read fine prints because List with Freedom will take 0.1 to 0.4% of the sales price on top of the listing flat fee. We will not use List with Freedom again. You may want to look for another option.

Recommend the Platinum or Platinum+ Package!

I would recommend the Platinum or Platinum+ Plan, For all the money you are saving in Real Estate commissions, the $195 & $295 is very little $ in the scope of selling your home or Condo.
I purchased the Platinum+ because it offered unlimited photos. Buyers want to see every angle of your Home and all the exterior features if offers. Another part of this package is the online Showing Desk. Great info for knowing who is showing your Home and asking for feedback.
I did have to make a few MLS description revisions which were easy to do.
I did speak to a customer service rep a few times regarding a few set up questions I had. I also used the online Chat feature and submitted an inquiry.
I usually received a response within 24 hours.
If you know what you are doing and know how to negotiate a Real Estate transaction, I highly recommend.
I am a Realtor in Illinois who was selling my Condo in Florida so, I have 18+ years of Real Estate experience. I had several offers in the first few days of the Condo being listed. They were low ball, cash offers which I declined them knowing that something better was coming, and it did.
Many Sellers may want to take the first offer or two and end up losing $$.
Patience and taking the emotion out of the transaction is important.
