The Traditional Way The Traditional method of selling a home works like this. You hire an agent to sell your property. You agree to pay that agent and their firm a fee to sell your home and complete the transaction. That agent, in agreement with their local board, agrees to share that commission with any agent that brings in a buyer and completes the transaction. Your agent markets your property by using the Multiple Listing Service (MLS). The MLS is a Board which acts as a meeting place where buyer and seller agents meet to conduct business and trade buying and selling sources. Once your property is listed in the MLS, your selling agent has agreed to share their commission with anyone who will bring a buyer to the table and complete the transaction. However, as a home buyer, it is unlikely you would ever be asked to pay any portion of a real estate commission. Since it is doubtful your Buyer’s Agent is working for free, how and by whom does this Realtor get compensated? In almost every home sale, the entire commission payable to both the Listing Agent and the Buyer’s Agent is paid by the seller. How this works, is that through the MLS, the Listing Brokerage offers a percentage, usually around half (2.5% to 3%), of the total commission to the Buyer’s Brokerage. The two agents involved share credit and commissions in the sale of the home. The majority of all home sales are transacted this way. As a home seller, therefore, you will be called upon to pay commission for both sides of the transaction. While this may not seem fair, it is fact. For this reason, it is essential to secure the best possible commission rate with your Listing Agent when selling your home. Paying a high rate of commission, such as 7% on $100,000, will not make it sell any faster. There is absolutely no correlation between the total amount of real estate fees you pay and the time it takes to sell your home or the price you get for it. The monopoly that Realtors have held over the MLS system is weakening as a result of comprehensive Web Sites that enable the public to access this information. Web services are creating new competition to the industry which will ultimately lower commissions rates. More specifically, it is the listing side of the commission that is feeling the downward pressure. The role of the Listing Agent in the sale of a home is more like that of a property manager than a salesperson. Speculation suggests that one day the Listing Agent will be completely replaced by the Web in that the public will pay a flat fee to place their home on a national MLS site. The emergence of “buyers only” brokerages throughout the United States certainly lends credence to this theory. It is not just a flat fee. You are a pain but also.

We paid a flat fee for our MLS listing, however turns out that the listing agent took a .25% fee from the 2.50% I was going to pay the buyers broker. We were under the impression that the flat fee would take care of everything and yet to my dismay, we find out that the 2.5% we wanted the buyers broker to receive was not so. next time I will just have a friend of mine who is a broker to list it and pay her the .25% for listing it rather than think I’m paying a flat fee and a one time fee yet that is not the case. Very disappointing.

Wouldn't use again

We didn't agree to use list with freedom. We paid another company, got transferred to LWF, were charged another fee ee hadn't agreed to, had to keep correcting how you misentered the property address so buyers quit visiting the wrong house. Wording on MLS confused agents and had wrong contact info so people couldn't figure out how to contact us to show the house. Agent repeatedly didn't respond during closing process. I would not use this service again. Have used other services of the same nature and never had problems like this.

Rushed listing and poor service

Rushed listing that did not include all submitted info, mistakes generating the MLS, photo upload problems, they didn't list my contact information even though the instructions for showing said to contact the owner, was not getting inquiries forwarded to me (an agent actually tracked my dad's phone number down!), and very poor customer service to get these issues remedied. We used them once before and had a better experience but they have now lost our business.

5 stars are not enough

5 stars are not enough! Ralph Harvey offers impeccable customer support. We highly recommend LWF to anyone wishing to sell their own home. Ralph and List With Freedom are the reason that real estate brokers and agents will eventually be a thing of the past. Ralph got personally involved when our transaction got a little bumpy and got things done to our satisfaction. Couldn’t have asked for more!

Home Sold

List with Freedom did the job. We listed with them and within a couple months in a tough market we sold our home. We got all of the help and advertising as noted. We saved over $25,000 in commissions. Thank you!

I dont recommend

To many emails, not good communication, horrible horrible follow up. Will never recommend or use again!

They ask for papers. I email them. They lose the papers and tell me to resend them. This happened 3 times!!!!!

OK but not perfect

This is the third property that I have sold using list with freedom. Every time they have had errors in the listing. It seems like they don't really read what I have input. They are putting in the usual answers. IE single family home versus condo etc.

It was zero services for low cost

It was zero services for low cost. All they did was put listing onto MLS, and it was a cut and paste from from customer data entry. Over $1000 net at the end is a nice business model for them. For clarification, I would use them again, they didn't do anything bad, or good, they just posted on the local MLS. So it really should be a "not applicable " star rating.

Ralph and Team at List With Freedom are helpful and available when needed. Of course, the price to list is very inexpensive compared to 3% from a traditional realtor. Today, when people are looking online themselves, it is just hard to justify the cost.
The website is easy to use and make changes as necessary. And you will always need to make changes!
