Today I have been working with Alexandria R on our tenancy offer for a perfect property for us. There were some complications our side that I thought would put our application at risk, but for a large company with corporate policies, Alex was extremely understanding, helpful and applied a very human and empathetic approach to helping us move forward. Couldn't recommend her more, she's helped us land our dream home and we can't wait to move in!
I would really like to thank Parham for his excellent support during our move-in process. He was very helpful and responsive, especially in resolving the issue we had with missing communal access, which was initially overlooked. Wall near shower area has water leakage on the wall. George Burkett(Property Manager) was responsive. He treated the matter seriously and arranged contractor to fix the issue. Dave (contractor) nicely sorted out the problem on sheduled period. I am happy with the provided services.
I don’t understand how this business is still operating. I rented a brand new flat in October 2024. They had used a local estate agent that knew absolutely nothing about the place BUT the onboarding, offer contract and set up was actually very good at the time. Over the course of the tenancy, I didn’t have too many major issues and they were resolved fairly quickly through a portal. Communication was very poor, especially for contractors as everyone I had come across told me of their frustration communicating with Lomond. I had one guy randomly turn up whilst my family were over, on the 27th December and started checking all my doors. He said Lomond had sent him to say there were fire door problems but no one had told him what the problem was or which flats were impacted and of course, there was no one for him to check with. I also had my fire and smoke alarms tested about 5 times over the course of my 18 months there… very strange.
My main issue has been communication, there is none. You have to email, then call (and wait) to get any response - more often than not, it’s unhelpful. They create 3/4 times more work for themselves by not responding. I swear there is just one people looking after their phones for all their properties - none of employees communicate with each other and no one checks anything… upon checking out, trying to get any money back has been almost impossible. Without going into all the detail, they still owe me the full deposit (which they haven’t disputed) and my ‘overpaid rent’ for the last month that I’ve not been living in the property. Based on their own agreement, they are now 8 days late paying my overpaid rent back to me and 5 days late paying back my deposit- thankfully, I told them about the overpaid rent, because I wouldn’t have got that otherwise, as no one had checked - they also had my checkout date a week later than it actually was (they arranged it?!). I’m still owed about £2100. If this was the other way round, I’d have had letters, calls and emails chasing my money. They would have added interest and fees as well. But, as it’s my money, they’re not really interested. You have to find contacts in the company to resolve. There is a chap called James C who has been very good at trying to resolve my issues, had I not had his contact details, I’d have just had to deal with the grumpy woman on the phone who can’t tell you anything or resolve anything, her job is pretty much to tell you to ‘f off’ in a more professional way, blame someone else or make it your fault. That is if you make it through the 30 - 45 minute wait time! Please avoid this business at all costs, its like having another full time job trying to get anything resolved.

So far so good.
Alexandria has been the highlight. Called promptly to let both myself and my partner know we had got the (ideal) property for our family. I missed the call so she followed up with an email and while I was emailing back she called me again and got through.
My only complaint is the goodlord AI thing they use.
But so far so good and we can't wait to get into our new home
Here’s another review because the company still won’t leave me alone after a year of not even living in the property!
Today I have received yet another message asking to inspect the property I have with them. I had to again explain I do not rent with them, will never again in future and to remove my details. The person contracted to do inspections even agreed with me that their management is a sh*t show. Do not believe these 5* reviews, the company is and always will be hell to deal with.
I am very grateful to Alexandria for her support throughout the process. She informed me very quickly with the wonderful news that we had been selected as tenants, which meant so much to me and my family.
Everything has been progressing very smoothly and efficiently. Alexandria has been kind, professional, and very helpful at every step.

Rubbish. All these fake 5 star reviews trying to trick people. You can’t get hold of anyone. When you call the claim they will call you back which they never do. They leave you 13 weeks without repair, no regard for mould issues, add random charges when you move out. Don’t listen to these fake 5 start reviews. You can see these reviews have been faked as the influx of reviews 4-5 have come from fake account, accounts win limited reviews and some don’t even make sense also strange tha they only reply to the good reviews and not the bad reviews.
I’ve recently gone through the process of renting a new home with Lomond Property Services, and I have to say the team and overall experience have been first class.
Renting isn’t always straightforward — there are plenty of hoops to jump through and it can feel frustrating at times — but throughout the process I felt well supported. Ben, Lisa and Isobelle have all been incredibly helpful along the way, as has the estate agent.
I’m really looking forward to moving into my new home, and I genuinely appreciate the support I’ve had to get there.
I also want to highlight the RentProfile app — it’s clear, easy to use, and removes the need for paperwork by letting you do everything on your phone. It made the whole process much more convenient.
I can 100% recommend Lomond Property Services to anyone looking to rent.
We moved last month to the property in great colmore street, the experience with Lomond initially was bit hard to get through on phones, later they assigned property manager details via email, after that every thing is really smooth, we have couple of maintenance issues, we reported to property manager George B, he done the job really quick and he assisted with issue in swift manner.

They never answer the phone,
Trying to get through to them is a task that takes weeks, they will always tell you your property manager is busy.
We have had 5 different property managers since moving in to the property making everything so difficult as there is no clear communication between us and the company.
It’s like they purposefully avoid you and make it as difficult as possible.
They lie about what they are going to fix, and promise help they will never give.
We had no hot water and heating for 3 months which is illegal, Mould so bad I had to be treated by a doctor and I got blamed by Lomond saying we were not heating the property correctly. (we had no heating)
They have continuously let us down in this property, and I am adamant that if you value your mental and physical health never rent with this company.
Issues:
- Moved in with a broken bed ( they never fixed this )
- Never reimbursed me for the 5 sets of keys I had to buy for the property as they did not provide keys for the tenants
- no hot water for 3 months in winter
- no heating for 3 months in winter
- Never answer the phone
- 40+ minute phone wait times
- ambiguous language on the phone and false promises
- they treat you like you’re bothering them !
- broken washing machine for nearly 2 weeks
- broken shower
- broken tap
- Flooded garden
Since moving out from one of their properties over a year ago then have on multiple occasions emailed demanding money threatening debt collectors even though I have paid up to date on everything I needed to, they just make up random numbers to try scam me every now and then for no apparent reason!
Unless the whole Lettings department and property management department has been fired and replaced, I doubt very much that within the past month, there has been that much of an influx of 5 star reviews after the abundance of negative and awful 1 star reviews that have been left prior to this. These are also all coming from accounts that have never left any other reviews. Suspicious to say the least, our experience with Lomond is the worst we have ever dealt with and I have worked within the property industry. Do not rent from, work for or employ this company. AVOID AVOID AVOID!!
