Excellent service

Hello. I was a tenant at 31 Hollingbury Road, Brighton for 2 years while studying at the University of Brighton and would like to recommend Longhouse Lettings. I would like to highlight the prompt and quality responses to all my queries, as well as the highly professional service, starting from the help with moving in and detailed advice on where I can find the shops I need, and also when moving out, when Oliver gave me detailed advice on cleaning, which allowed me to return my deposit without any problems. Also, in cases where the washing machine and fridge broke down, communication with the landlord was carried out quickly and a new washing machine and fridge were purchased. I would especially like to highlight Oliver Wilkins for his friendliness and professional help with all issues, and Michelle for her prompt communication.

Highly recommend - lovely agency!

Olly showed me around the shared house and gave a lovely explanation of the room/tenancy offer, and Michelle provided excellent service over the phone/email/video call to help answer my questions and speed up the process of my application. Gave my friend's deposit to a problem housemate now its been stolen.

Awful company has done nothing but screw over my friend by sending hundreds of her pounds in deposit to a housemate who threatened her life and now the money has been stolen.
Administration repeatedly lied to her, they can't organise themselves or return PROTECTED money correctly.
Stay well clear of this agency.

Lying employees, legal issues, never ending stress.

1. when I moved into one of their rental properties, my room was covered with dead insects and the garden was severely overgrown. It took the agency several weeks to rectify these issues and one employee, Michelle Bacolado, lied to me several times by saying that the agency would give us a vacuum cleaner which was not true as “they didn’t do that sort of thing.”
2. During tenancy, I had my life threatened by several other tenants and was forced out of the house into homelessness. The agency’s response to this was to blame me for the vandalism committed in my bedroom after I had told them other tenants were breaking in and I had been forced out. They also refused to let me drop out of the tenancy despite previously letting someone else so do, and forced my family to pay around £2k in rent knowing I could not safely live there, and knowing someone else had taken my room.
3. The landlord sent my deposit to another tenant who had threatened my life, and the agency is currently claiming they can do nothing about this as they “sent it correctly.” I have never received my deposit and have had to file a police report, the agency claims they “support me 100%,” but they will not even ask the other tenant for my money back.

Overall, I had zero good experiences with this letting agency and would strongly advise that everyone avoids them at all costs.

Terrible Service

Lettings team has poor communication, wasted my time when they had no intention of letting the property to me.

Instead of being up front from the beginning they would rather string people along. It’s okay to pick whoever you let to, but to be dishonest is another thing.

Guarantors beware

As a guarantor I found this, relatively new, company extremely pushy, sending numerous emails and texts and insisting on taking all personal details, documents and credit references BEFORE sending out the tenancy agreement which let the guarantor know the amounts and length of tenancy they are guaranteeing! This should have been the first thing sent, then if the guarantor was happy to proceed referencing should be done at that point. Made a potential move extremely traumatic for both the guarantor and the tenant.

As an independent agency run by landlords, we always aim to deliver a great experience, and we are gutted when we don’t meet expectations – we believe it is important to take feedback seriously to make us better so we can improve the experience you and others have in future.

So we will clarify a few things here and let you know what we plan to do differently as a result of your feedback.

1) On your first point about being “pushy, sending numerous emails and texts”, there are two things to consider.

Firstly – the emails and texts sent to the guarantor are actually sent out automatically by the 3rd party tenant referencing software. In fact the evidence shows we are the opposite of pushy as an agency – because when all this happened we spoke to the tenant and made it really clear she could still change her mind if she wanted – and she did! She ended up in a different property and moved in a week later.

Secondly – the system of text / email reminders from the 3rd party software is designed purely to help the tenant move in as soon as they want to, without the frustration of delays due to admin not being ready for any reason.

Our tenants usually appreciate us doing all we can to help them in this way as they often want to secure their new home and move in as soon as possible. But of course this means the guarantor gets the automated emails / texts chasing them when things are outstanding. This is of course a fine balance and we are sorry that on this occasion that communication system felt too frequent for you.

2) On your second point about “insisting on taking all personal details, documents and credit references before sending out the tenancy agreement” – I should just clarify we are absolutely happy to let anyone see a draft agreement at any time. We definitely do not insist on taking all these details without letting a guarantor see an agreement.

Our system means we ask for personal details so that we can generate the personalised documents. But we do not prevent the guarantor from seeing any draft documents if they ask us. In fact, we always sent a draft copy to the guarantor and / or tenant any time it is requested (and at any time during the process).

However so that you can see we still take responsibility for this, as a result of your feedback, here is what we will now do differently in future:

At the point of first contact, we will let the guarantor know that a draft agreement is available to view on request (even if it is not requested, like in your case) so that there is greater peace of mind for anyone who wants to see it, as they will realise they can see it at any point.

3) So in summary – we have taken your point on board and will do as you suggest (i.e. make all the information available in advance in draft form, instead of assuming the tenant has told the guarantor how much their rent is and how long their tenancy is).

We hope you can see that we are genuinely willing to adapt and make changes wherever possible, in order to provide a better service to everyone – not just those who affect our income, but also to guarantors who we consider are important third-party partners in the whole rental process.

It is always a huge disappointment for our tight-knit team when we get a bad review before being given a chance to put it right with some direct feedback. We would have gladly shared a draft agreement and draft deed of guarantee if we had been asked. We would also have been more than happy to ask the software provider about turning off the automated reminders if this has been discussed with us.

As you can see from our other reviews, we are known for taking ownership and caring deeply about our customers.

So, Wendy, please accept my sincerest apologies on behalf of everyone on the team for your experience.

Although I can’t fix the past, I hope you can see from what we plan to do differently, that you have my personal commitment to keep trying to improve the way our staff serves every person we interact with.

Excellent lettings agency

I recently moved into one of Longhouse's properties and found the process straightforward and easy. I was kept up to date by Finn and Barbara about my application and move in. As well as the application being processed very quickly. I would definitely recommend Longhouse Lettings to friends looking to move.

Amazing! Thank you Alan and Longhouse Lettings

I've been looking to move for quite some time now and thats when I discovered Alan and Longhouse Lettings. From the get go Alan was helpful, responsive and patient. He gave me the break down from start to finish as to what he needed from me in order to move forward, he was attentive and present and I didn't feel like this was just another housing agency trying to get my money or an agent trying to get their commission on a sale. I went to see the house and I liked it but it wasn't quite what i was looking for but Alan and Longhouse Lettings were patient with me and sent me emails and messages daily on alternetive options of places that were in my price range. Truly it was a breath of fresh air. Thank you Alan and Longhouse Lettings!

Great experience

One of the best Landlords I've ever had. I lived at my old place for just over a year which they were in charge of. They are on top of checking up on the house and making sure everything is working, as well as responding quickly when something does break. I would definitely recommend Longhouse Lettings as I had a great experience with them. My voice felt very heard and I never felt neglected, you can tell Longhouse Lettings really care about the tenants wellbeing as well as keeping the house in a great state.

Savvy and helpful - great service!
