Pathological liar, con artist, fraudster

More fool me for not doing my research before asking this charlatan to do work for me. Claimed he needed money to buy materials to secure the best stock for the year, invented numerous stories as to why the work hadn't started to the agreed timeline (holidays, funerals, training), asked for further money to bring extra people in to do the job. In the end we lost faith in him and asked for a refund (£5.5k), at which point he had done no work and had clearly bought no materials. It was only at that point that I decided to look him up and came across this website.

I wonder how he keeps track of all of his fantastical excuses, because he lives in a world of utter deceit. How he lives with himself is beyond me.

Con man

Con man. Takes advance payment and disappears. Just google “Ben Woodman cowboy builder” and you’ll see. Stay away from this guy ! As per other reviews below, he has scammed loads of people with shocking results.

Stay clear…

What can I say about Ben woodman of max& Mitchell and previously loft365 what an absolute toss pot fraudster. He is a top con artist who has scammed people out of 10s of thousands just Google is name and you will see. He supposedly built me a garden room and failed to complete it owing approx 2.5k to finish off started in march 2023 and still not finished full of promises and bull.His accountants gmb have removed him from the books. Stay well clear of him unless you want to visit him as I have his full address if you require it for a visit or refund. Update I have given him till Friday then my work will be handed over. update still full of empty promises. Just want my final materials sent then be done. Update I have given him till this Friday as a final and if the remaining material have not been delivered I welcome anyone to join me.. quick update thank you to the people who have been in contact with me regarding Ben. Very useful

AVOID LIKE THE PLAQUE

Ben Woodman is a manipulative con artist who has no scruples about telling people false stories and letting them down after taking their money. We paid him £2000 for work that was never started due to his constant excuses as to why he could not start the work. When he did give us a date it was just one day, the job warranted at least 4 days work, as I have since discovered from other builders. HOW CAN THIS PERSON BE ALLOWED TO KEEP TRADING AND CONNING PEOPLE LIKE THIS?? I wish you nothing but the worst Ben Goodman, Karma is a powerful tool, you will be punished for your crimes at some point, I only wish that I had a front row seat to watch the action !!!!!!!!!!!!!!!!!!

Con man and thief. Avoid!

Ben Woodman is a con artist. Do not use him for anything! He has stolen £650 of my money for a replacement roof of our shed, for which no work has been done. Initially he presents as responsive and friendly, but then has a string of excuses for delays in work starting. After taking a £500 initial deposit he then requested an additional £150 for material costs which I stupidly paid. Requests for a refund have been met with more delays and excuses. His bright and breezy manner is part of the con, please don't fall for it.

Avoid.

For some reason these reviews didn't come up for me on a Google search until now. We have lost out around £150 to this guy, but seems like we got lucky as most of our job was actually finished. Wants cash up front, his dog will get COVID or he will have multitude of illnesses. Just avoid and pay a bit more elsewhere.

Update. After posting the above review I sent this guy another text telling him that we had discovered other peoples misery and reviews on this site and that he was clearly ripping people off. He came back straight away and paid the £150 he owed us. Hope this works for others.

Avoid this con-man like the plague

Echoing what all the other reviews say below. Avoid Ben Woodman / Max & Mitchell like the plague.

This man is a con-man. He straight up stole money from us that was meant to be for glazing. Left us with a half finished structure (luckily we found a really excellent local builder who finished it off beautifully, however we were considerably out of pocket).

An overall miserable and frustrating 6 months dealing with his ongoing lies (I think he had Covid 3 times over the period and claimed his dad was seriously ill). Not turning up, leaving rubbish, multiple broken promises about getting work done, and then failure to refund us the money stolen.

Avoid avoid avoid. It’s sad to see he still has profiles on third party sites - he will continue to steal off people and leave terrible work.

Be Warned!

This person Ben Woodman has been in the national press (The Sun) in 2019 accused of conning homeowners out of money by requesting large payments during the job, then not completing the work. The article stated that he owes homeowners over £180,000 and had 14 CCJs against his last company. He liquidated that company and created Max and Mitchell. He is now doing the same thing under M&M. He owes me £1,250 for unfinished work. I obtained a CCJ, but, unfortunately, as you can only file the CCJ against his Ltd. Company, I am unlikely to receive any money, as the company will not have any assets. He has also been reported to Trading Standards. Regardless of all this he is still allowed to trade and is active on ‘trusted trader’ like websites. Police are not interested, as it’s a civil matter.

Crook! Avoid please

I wish I had read the reviews about this company.
Mr Ben has taken all the money promised to complete the job which was ment to be a 2 days and now 3 months in just full of lies and excuses. Rubbish left, roof left incomplete
I’m taking legal action as this was for my mums house who’s 84 years old. Anyone have any information on this guy please help me. Any one have his address or knows his wear abouts please email me mehmood42 at hotmail.com

Avoid at all cost

Avoid at all cost - my shed needed some TLC and I used this company only to find that they used cheap materials and work done was shoddy. Been trying to reach Ben but he doesn't respond to emails/texts/voicemails.

Entirely avoid

**Update as of 15/01/2025**

I felt it was worth providing an update on the current situation. We entered into a repayment plan direct with Ben back in late-2024. I'm pleased to say that Ben has made all payments to date and is on his way to paying back money owed.

Entirely avoid.

Engaged this company (person) in May 2022 with an expected completion timeline of 4 weeks. Foolishly we paid nearly the entire quote over a period of payments (15k). We were left with a poorly constructed, half-finished structure with key components missing (e.g., windows). After numerous delays and lies we eventually relented and paid for a professional to complete the job in early 2023. It was agreed with M&M that they would foot the cost for the completion of works. Upon the agreement of a payment plan, M&M failed to meet any of the agreed payment terms.

We are now forced to procure legal advice to get our funds returned.

It was been over a year of broken promises, radio silence and straight up lies.

Avoid at all costs to save yourself financial loss and endless frustration.

Avoid Avoid Avoid, this company (company director) will take the deposit upfront, do a little bit of work and take the remainder of the quote or very close to it before disappearing and not returning. I have paid 90% of an £8k quote and have been left with a frame, no doors or windows, now cladding, no finishes and this has been going on 12 weeks.
I have now had to legal.
You will find maxandmitchellgardenrooms have no comments on any of their social media as they delete as soon as anyone does as the comments are generally bad. you will also see my half built studio on his Tiktok but no completion.

Be aware, you will be conned out of your money.
