Terrible aftercare service - ignore they hype of the sales team
Terrible aftercare service, the customer care team do not care about residents at all, and gaslight them when issues are reported. We have had issues with drainage and various residents have called - but they made it appear that each call was a brand new issue and had never been brought to their attention. We had to get the environmental health involved twice before they did anything ! We had raw sewage flowing down the roads

I purchased a 4-bedroom detached property at the Wintringham development in St Neots in July 2025. The total property value, including upgrades, was £550,000, with a 4% deposit contribution from the builder. While other developers on the same site were offering more incentives—such as free upgrades and a 5% contribution—I chose this plot because of its location.
Unfortunately, the build quality and overall experience have been disappointing. The key issues encountered were:
- A water leak from the ensuite, which penetrated through the ceiling into the kitchen.
- Extremely poor water pressure due to flawed plumbing design, making it impossible to use multiple toilets simultaneously.
- The absence of a hot water tank, which is unsuitable for a house of this size.
- A noticeable discrepancy in brick quality: the front-facing properties use higher-quality bricks, while the rear-facing ones (including mine) have visibly poor bricks with multiple fire cracks.
- A lack of accountability and professionalism from the site team during the construction phase.
- Even with an upgraded kitchen, the brand-new NEFF washer-dryer was faulty from day one and performs very poorly—easily one of the worst dryers I’ve used.
- Poor finishing throughout the house, including outdated full-pedestal washbasins that do not align with a modern, upgraded home.
While some of these issues were addressed after we moved in, many resolutions were made with compromises rather than proper fixes. Major concerns remain unresolved—most notably the poor water flow in the upstairs toilet and persistent noise from the heating system beneath Bedroom 2 whenever it starts.
Overall, the experience has fallen well below expectations for a premium-priced new-build property.

Also, the briefing session before reservation was splendid as it took us through entire site plan and housing design amongst other important details.

Wonderful experience at Alconbury…
Wonderful experience at Alconbury Weald! We visited last Friday and were so impressed by the two ladies attending to us. They were incredibly knowledgeable and caring—it was a pleasure to feel heard and not at all pressured. They clearly prioritized helping us find the right home over just 'making a sale.' On top of the great service, the homes are extremely well-designed. Highly recommend!
Shelbourne Estates, Houghton
Shelbourne Estates, Houghton, St.Ives, Cambs I called into sales office today to discuss a few issues. The lady there was superb; she answered my questions in a delightful way. One issue, about when the nice footpath they have built, will have the fence removed so we can use the path, she was unable to answer but she immediately sent an email to the site office to enquire. Good service!

Please stop giving 5 Star reviews based upon one visit and the Sales Staff - all pre-purchase. These reviews give a biased view of the company. Read the 1 Star reviews; these reflect reality. They show exactly what you purchase, not the dream world of sales staff trained to deceive you. The show homes are exactly that, "show homes"; they do not represent what is provided.
St Mary’s Park….excellent customer service!
I recently visited the St Mary’s Park development near Preston and it’s was such a pleasurable experience. Both Vic and Carol are extremely helpful, knowledgable and friendly. They answered all my questions and explained everything very well.
I enjoyed my visit and will certainly be returning along with recommending to friends and family.
Wintringham site

It’s a shame it’s come to a 1 star…
It’s a shame it’s come to a 1 star review but unfortunately it seems our home was rushed despite being sold the quality and perfection dream. Swollen creaky floor boards upstairs, bad paint and plaster finishes, crooked fittings, scratched fittings and so far repairing them under their snagging system has been a joke. All have been repaired to a terrible finish and bodged in the cheapest way possible. We are now taking it to the next step of pursuing them legally and are going to instruct our own contractors to carry out the work and recoup costs! All the things you don’t expect on a new home costing well in excess of £400,000. There’s a lot more to add I’m just that furious and wanted to get at least something up so far to voice our opinion on Morris homes and their shoddy quality.
Rivington Park-Hannah
We have dealt with the wonderful Hannah this weekend at the Rivington Park site. The work she has done and effort she has put in was absolutely fantastic and it resulted in us buying a house this afternoon. She has bent over backwards to help and advise us about the different houses and could not have done more. I was nervous about buying a new build but because of her I now have confidence its going to be great

No Trust..Good service till Booking then Avoidance !!!!
No Customer support…No proper communication between marketing team, site team and Customer support.
Worst customer service team…Site team did inspection after snagging and confirmed that they will paint garage roof as the batch was faulty and manufacturer confirmed it. They never shared any inspection report or email. Now front part of garage roof painted and site team mentioned that they will book back roof paint later however now Customer support team now saying there is no fault in the back roof tiles. I am wondering how Morris team decide that which tiles from manufacturing batch are good and bad. If batch is faulty means all tiles are faulty.
Just they provide nonsense reply so as to avoid fixing issues.
I would suggest don’t go for Morris Homes & if you already booked anything then I would suggest keep each and every discussion in email. Don’t trust on what they say..Keep everything in writing…All the best !!!
