Hi Jeremy, we have tried calling and emailing you about your review. We are clear in our agreements that we place a notice on all properties for two reasons: (1) the first reason is because we are an online auction, and our purchasers pay non-refundable deposits to reserve properties and hence this is their security for their deposit; and (2) unfortunate a small minority of vendors attempt to sell to our buyers without paying us a fee. Our notice protects us from this happening and ensures we get paid if this occurs. However, the notice is removed immediately once the name of the purchaser is confirmed by your solicitor, and it is not a purchaser we introduced. This is clear in our agreements, and it is not in any small print. I have tried to reach you to discuss and remove. Thanks, David (Director)

Could not be happier
The properties we were selling had tenants in place and were not an easy sell! The team at National Residential were experts who provided great advice on the best approach to sell and proactively brought buyers to the table.

Straight forward auction property purchase
I would definitely recommend this Agency. I purchased a property that was up for auction but we agreed a price and it was sold to me before the end date.
The whole team were helpful and efficient and kept me fully informed and chased up solicitors to speed up the process.

Sold 3 houses with them. Only delays were with buyers’ ‘cheap’ solicitors and on one occasion a change in offer.
Overall, good service.

Forfeited deposit not paid and misled
Had decided to pull out within 14 days was told to pay £600 per property which I agreed to.
That they have fulfilled their contractual obligation by having secured a buyer well Above the reserve price and now I’ll
have to pay £10,000 or sell with them. I agreed to sell. Then briefly they said the “buyer is gone that they wanted vacant possession and as it’s tenanted it won’t work. Finally in the end when it sold it was sold vacant. we managed to move all tenants out. But 40k less than when they had an apparent buyer. These people give false hope and wasted much of my time.
The contract clearly states if a buyer pulls out the deposit is split 50% between auctioneer and seller.
My pleas and demands seem to have no weight at all.
If the contractual terms are in their favour they kept reminding me “as you agreed yourself and is in the contract”
Any kind of request by a desperate seller like me was met very sternly and I felt was treated like a very weak and isolated individual who was taken advantage of due to the position I was in as a desperate seller.
In my opinion it’s definitely not a good place for sellers.

Hi Siraj, you have made complaints all along when we have delivered exactly what we promised to do for you. We sold your property for the price you agreed to. You gave us several properties to try and tell. We were only able to sell one: a HMO property with 3 tenants in 8 Morton Road, London. You agreed to a fixed price of £440K with us only getting paid if we sold it for a higher price and our fee being £10,000 so we needed to sell for at least £450K. You were informed the property sold at £456 and the buyer wanted vacant possession. We advised you were to receive £440K plus whatever was remaining left from the £6k after tenants were paid to leave.
The reason for paying the tenants is that they were under contract until October and we sold in February and covid eviction bans delays would prevent completion until at least December. You therefore agreed for us to negotiate to pay the tenants and help them find accommodation. We therefore paid the tenants £3,000 and helped find accommodation on Spareroom.com and you received the balance of £440K plus the £3K balance. This is £3K more than the £440K price you agreed to. We even paid the tenant in advance from our own funds to help them move.
You therefore got the price you wanted and the sale you wanted and we bent over backwards to work hard at finding solutions fo your tenants to allow your sale to complete.
Whatever your complaint is I just do not understand it and never really have. Many thanks, David (Director)

We ask for ‘reams of paperwork and photos’ so we comply with AML and rules for estate agents and also so we can do our very best to market your property to help you (and all our vendors) to sell quickly for the best price.
We listed your property for sale at a guide of £85,000 and only one buyer registered and was not interested to proceed further due to the poor condition of the property and the rear garden that was overflowing with weeds. Although we do our best to get our desktop valuations right, the number of buyers who register when we go to market is the best guide to the value of a property unfortunately it was obvious that your property was not going to sell for £85,000 and in my opinion, it might sell for £70-75,000.
You recently sent us a message to ask for us to make you a cash offer to purchase your property so I personally replied to you with the valuation feedback that in my opinion your property would sell for no more than £70-75,000 through our auction and therefore any cash offer we could make would be £50-60,000. This is because as a business we have to make a £20,000 margin when we buy and sell to cover risks and costs and to make a profit. I thought I was helping you to give you precise feedback and to give you a cash offer you requested.

They get your hopes up and then drop you on your bum from a great height.
Now I was willing to lose 20k to get out of my very difficult situation, it would have been worth it. But this isn't a deal it's a mugging.

Hi Lesley, thanks for your review but we did not sell your house and only made you two offers based on what you requested. You contacted us about 26 Cleveland, Bradville, MILTON KEYNES, MK13 7BA and informed us this is a tenanted property, and you wanted a quick sale and you also enquired about our company advancing you £150,000. We advised you that your property would sell for £230K if it was vacant and in good condition but that through our auction, investors would pay less - likely £210,000 due to the condition and the fact that it was tenanted (homeowner occupiers pay on average 10% more than investor being required to buy with tenants in situ). Therefore, after fees, you would be receiving around £200,000 from an investor sale with tenants in situ.
You also requested a cash advance of £150,000 to buy another property as you told us you could not wait for the funds from the auction sale. We provide a service to offer a cash advance (unlike all other agents) and our fees are 10-20% of the amount advanced depending on the timescale funds are required. You were therefore offered two options £170,000-185,000 with the cash advance and £210,000 without the cash advance. We are completely transparent with our offers, and we advised you could sell more through an agent if vacant versus our offers through our auction sales - you turned them down which is obviously your choice but the 1* review is completely unfair just because you did not find them high enough?
