NHB has withdrawn from the transaction.

My low rating is based on couple of points :

1. The time it took NHB to make a final decision – I have spoken to a decision maker with authority, only once, and at the very end. All along the process, there has been a lack of adequate & honest communication regarding how the sale processing and when the sale will complete. Numerous excuses and conflicting messages from their rep regarding where we are in process. We have constantly been the party trying to engage with NHB on a daily basis to get an answer and how can we help to process this further or what NHB needs from us to make a final decision either way. NHB string us along more than nine months to make a final decision. This is not the quick and easy process promoted on your initial posted letter and on your website. NHB and your solicitors repeatedly delayed the process, taking weeks to complete the most simple conveyancing tasks or read/respond to documents, without any explanation and despite me/my solicitor chasing countless times. Appreciate my management team (R&R) also took their time initially but that was probably delayed things couple of weeks rather than months on end.
2. Process took same or even longer than selling to a punter paying full market price without you willing to take any risk at all which is baked into your offer - Whilst I appreciate the sales process is a difficult one at present for apartments affected by the Building Safety Act and remediation works happening across the country, you must have known the risks from the beginning (and baked into your offer) or know at least a month or two into the process where my apartment is in the journey of remediation works. I have received an unsolicited letter in March 2024 and I have put my trust in you based on promises on your letter and website but since then and really felt like I have been let down. Accepted your offer in March 2024 and took the property off the open market. I agreed to this offer for a rapid, guaranteed cash sale which is what NHB promises (your website states that completion can take as little as 7 days). More than 28 weeks later you were trying to lower the offer. To date this has cost me a substantial amount of time and money as well as losing my nephew (as a roommate) who was helping me with bills . I was seeking quick sale as I was leaving London and also my low mortgage rate was coming to an end. From the start I was aware that the proposed offer would be below market price and agreed to proceed because I was assured that the sale would be completed quickly by the end of May when my mortgage expires.
3. You are trying to reduce the offer last minute after more than 28 weeks into the process. I have spoken to my management company and other third parties a letter of comfort from the Developer which is usually enough to aid in the sale of a property. It is surprising that a national home buying company wouldn't be aware of this or find the developer's assurances sufficient. This has been sufficient for any mortgage purposes in many people’s case. There is no dangerous cladding and a new fire alarm system installed (as per new regulation hence we have insurance on building) and some of the balconies have a bit of timber which will be rectified in 2025 without you paying any penny. I would have thought , a cash buyer (?), you would be willing to take this much risk. I don't believe NHB is a genuine cash buyer. I should have asked the company to send me some form of proof they have the cash funds available to buy the property

Your complaint procedure is not robust and reasons given had lots of factual errors. I think you as a firm should know that your solicitor was not actively working on your case, as you think she was. She never chased my solicitor… my solicitor had to chase her so many times.

Just be honest on your website and throughout the process. Your website publishes false information. This might be a money making game to you but it's people's lives you're messing with. Get yourselves regulated at least by Ombudsman. I work in financial services and no way we would get away with this kind of behaviour and opaqueness by conduct authority. You have due care (if you cared) to people you buying from. You must avoid misrepresenting your service or omitting any features that could potentially discourage a client from making the decision.
This industry is not regulated (I don't know how ) and there is a huge need for legislation. I hope this gets the attention of law makers.
