Left without drinking water for days.
Since last Friday (5 days), we haven't had any drinking water as the tank got contaminated.
Notting Hill Geneses couldn't care less and didn't even send anyone down for 4 days. They left it up to Thames Water.
We now have no water to shower, bath, flush toilet, etc. and, as per usual, NHG couldn't give a toss.
Absolute bunch of morons.

I’ve been with NHG for 13 years and sadly, there’s nothing positive I can say about them. The systemic negligence consistently puts residents’ wellbeing at risk. Charges keep increasing year after year, yet there is no transparency around costs and absolutely no accountability. After more than a decade of dealing with them, my experience has only been disappointment and frustration.

Today have received a letter from Notting Hill Genesis entitled 'Notice of Intention for Qualifying Works for Cyclical Works' concerning the Donnington Court NW 10 blocks of flats.
Further to an approx UKP 2,500 retroactive bill for 2022/2023 they have now sent estimated costs of, wait for it, UKP 536, 507.96 for 'Cyclical Works'.
This organization is out of control. Any comments welcome from Donnington Court Residents Association.
DO NOT PURCHASE A PROPERTY FROM NHG & AVOID WORKING FOR THEM - in particular the Home Ownership Team. Purchasing a property with them will take longer than usual and God forbid you try and sell it. Some leaseholders had their property for sale for years to no avail. Communication is abysmal. They are massively understaffed and have a high turnover of staff due to extremely poor management and bad treatment of staff. Staff were brought to tears on a regular basis and blamed for the complaints that roll in on a daily basis. Staff here are NOT supported. Emails go unanswered and phone calls missed due to pressure being piled on members of staff and it’s impossible to work through the load.
Management are on a power trip, sarcastic, miserable, condescending and do not pay you on time. AVOID AT ALL COSTS, especially the managers on the Home Ownership Team.

I would strongly advise anyone considering Notting Hill Genesis to stay far away from this housing association. My experience with them has been nothing short of a nightmare and continues to cause severe emotional and financial stress.
I have been stuck in an ongoing battle with them since last year trying to sell my property now having ongoing problem regarding EWS1 certificate which has dragged on for months with no resolution. Promises are repeatedly made, then broken. Deadlines come and go without any accountability. Despite raising a formal complaint back in March 2025, it was ignored, my formal complaint was dismissed without even considering what im going through.The level of mismanagement, lack of communication, and dishonesty is truly shocking.
Trying to move on with my life has become impossible. I feel trapped, powerless, and completely disregarded. The way NHG treats its residents is appalling—they deflect blame, change policies when it suits them, and refuse to take responsibility for the damage they cause. I have reached out even to the CEO with no action taken at present
What they are doing is not only unethical but feels deeply unlawful. No one should have to go through what I have. This organisation shows zero compassion and even less competence.
I would never recommend Notting Hill Genesis to anyone. Their complete failure to act with integrity, transparency, or urgency has made my life unbearable, and I wouldn’t wish this experience on anyone.

i have been in this flat since 2011 and i been trying to get out since 2012 i am in the rong place and it is a supported housing that i donit wont i been messed about buy diffent people in gennses and they got me in deat and i been prommised to move but they are refusing me to move and i have living there and i dont call it a home i call it a shit hole 15 years years i been trying to move out and diffent staff each year has prommised me a new place not supported or genreal needs housing give some one ho needs supported housing i am fit and hethey NHG dont care about there customers all there care is about them selfs
Pretty sure it’s my THIRD complaint on here rating this awful housing association. Similarly to all the other reviews- if I could give this ZERO stars, then I would.
As the title clearly states…absolute no urgency whatsoever for this repair, I was even told that we have “NATURAL LIGHTING” so somehow that will magically solve the issue. What natural lighting has been so bright over the past few weeks please? Am I living in a different city to my Housing Officer? Had to wait 10 days for an electrician to repair this, I said it was an urgent issue and was told it wasn’t…then was told ON THE DAY that the electrician cannot come out today. I now have to wait another 5 days for this to be sorted….this association is not serious! It is unsafe to be preparing food in low lighting, and I have a partially blind Mother living here. But, once again, it’s not an “urgent issue”.
Following my initial review, I received a public response from someone called “John” at Notting Hill Genesis claiming to be “extremely concerned and disappointed” about my situation and stating he’d requested my details to investigate.
Let me be clear: I responded and provided all the information he asked for and he never got back to me.
No apology. No update. No resolution. Nothing.
This is exactly what tenants like me have endured for years: fake concern, empty platitudes, and zero action. John’s reply was clearly just for show, a damage control tactic to make it seem like they care. They don’t.
This is why I’m writing again. Not because I expect anything from NHG as they’ve clearly proven themselves incapable of empathy or accountability. I am writing this, so the public knows what really happens behind their polished responses.
I would also love if any members of the public reading this could advise me on what to do next. I am a fed-up mother of four children, living in a one-bedroom flat that’s not even fit to house animals. My autistic son has no sense of danger, and my other child suffers from severe asthma and allergies to cats, rats, and grass, yet we live with rats that come and go freely through large holes in the walls that we cannot seal. The mould in the property is constant and makes his breathing worse.
I’m exhausted. I’m scared. And I’m stuck.
If anyone out there has real knowledge or advice on how to deal with this situation legally or publicly, I would be genuinely grateful. This is no longer just about housing — it’s about our health, our safety, and our right to live with dignity.
This housing provider is negligent, dishonest, and utterly unfit to manage homes, especially for vulnerable families. Do not trust their PR. Trust the lived experience of their tenants.

had a leak in my property from 2023 and only got resolved in 2025. I had to call the Fire brigade before NHG moved me out they was not listening to me I felt like I have no voice and my heater stopped working in June 2023 in my bedroom up until now still waiting for my heater. went through the winter last year without heating in my room and NHG did not even provide a blow heater. The communication is very poor between NHG and Landlord, and with all departments. Housing officer is hard to get hold off and when you call in to complain they tell you it will escalate to management. no call from manager so how are you supposed to trust them again. on 2 occasions this has happened. had mould and damp ongoing battle still not fully satisfied.
After waiting two years for the property we were initially planning on purchasing that kept being delayed we decided to move on and purchase elsewhere.
Now all i would like is the refund on my reservation fee but nobody is answering my calls. I went to the show room of the apartment as spoke to someone who told me they would pass my information over and did receive a call letting me know i would get my refund but this was a month ago and my calls and emails are still going unanswered.
All i would like is my money back.

I have been a tenant with NHG since 2020. I’ve always paid my rent on time, looked after my home, and even helped my property manager where I could. Unfortunately, this has not been met with the same level of respect or care when it comes to resolving issues.
After experiencing 94 days without heating or hot water, I raised a compensation claim based on NHG’s own published Compensation and Goodwill Procedure. Despite following the correct process, providing extensive evidence, and making a fair, policy-aligned counteroffer, NHG has chosen to ignore both the guidelines they wrote and the tenants they serve.
When I tried to resolve this directly with the Stage 2 complaints team, I was initially led to believe my case would be handled fairly. However, important parts of my claim were dismissed or ignored, including:
Ignoring their own policy (Section 3.8) on discretionary payments for distress and inconvenience
Refusing to honour a written promise from my property manager about compensation levels
Failing to account for three missed/failed appointments—despite confirming this in writing
Choosing not to respond at all to my most recent emails, leaving me in limbo
I’ve tried everything to avoid escalation, but NHG’s approach seems to be to delay, dismiss, and exhaust tenants into giving up.
This review is not just about my case—it's about how NHG treats tenants who follow the rules, support their landlords, and expect a basic level of service in return. If you’re thinking of becoming an NHG resident, be prepared for a complete lack of accountability when things go wrong.

I’ve now been living at Royal Albert Wharf for six years, and every summer the same unacceptable issues return: sex workers, professional drug dealers, and unsupervised children screaming and running wild in the courtyard at all hours.
When I bought my property, I was assured that the neighbouring flats were intended for professionals and would be privately rented. That promise was completely false. Many of these apartments are now filled through the council waiting list, and some are occupied by individuals involved in criminal behaviour. This is not the safe, professional environment I was sold.
I have raised countless complaints over the years, and yet absolutely nothing has been done. It has become abundantly clear that Notting Hill Genesis is not interested in resolving these issues — the only thing they seem to care about is collecting monthly payments.
This ongoing situation has caused me severe stress and anxiety. It is genuinely affecting my mental health and has left me sinking into depression. No one should have to live like this, especially after investing in what was meant to be a peaceful and secure home.
I will be seeking compensation from Notting Hill Genesis for the emotional toll and the ongoing breach of the assurances I was given when I purchased this property.
If you’re thinking of buying a home here, or with Notting Hill Genesis anywhere — I strongly urge you to reconsider.

I have never lived in a place as despicable as a Royal Albert Woolf. The biggest problem is Notting Hill Genesis thinking people can behave a certain way and they do no action with video sounds recording of how children are out screaming constantly also with all the drug dealing that is happening in our development Notting Hill Genesis said to me to report it to the police we had the police in our development I spoke to them and they have all the reports. They truly don’t care how decent residents that have paid their life savings to live here they just cater for one type of person. Not in no circumstances purchase a property in this development it is despicable.
We have individuals moving into one-bedroom apartments with one to three children to secure social housing, leaving their children unattended and making excessive noise from the balcony. This situation warrants urgent action.

NHG are fraudulently charging me for rent that has been paid by the previous tenant during my mutual exchange. Housing officer will not respond to any calls or emails. The complaints department are ignoring me. I have been advised to take legal action. They don’t want to help!!!!!

I have been awarded Band A urgent move and they have not offered me anything , me and my family are suffering .
The only time they send an email is if your rent is due. My rent is over 1000 a month and I get treated like just one of their numbers .

I have had the experience of "working" with NHG for 5 years, as a tenant, in one of their managed properties.
To be clear, I always thought their service was basic but nothing to complain about until I wanted to move out and sell my property.
NHG at this point were appalling. All levels of management and communication were shocking bad and in most cases no existing.
I am at the point now that I can't complete the sale of my property because they are not releasing documentation which I paid for and own.
There's been no excuses as to why not other than extreme lack of service. It's been months and no progress.
I would seriously warm against anyone considering purchasing a property that they
manage.
Avoid them like the plague.
Without a shadow of a doubt.. the WORST housing association. Purchasing a property from NHG?.. be prepared for..
- Ignored emails, calls & voicemails
- New PMO's every few weeks
- Service charge increase every year despite no work ever taking place
- Gardening none existent
- Constant breakdowns of services eg. car park gates
- 6 weeks plus to delivery a new fob that has been paid for
- Non fire regulated walls/doors installed in communal area
- Drains blocked and sewage leaking into building considered not a priority.
These are just a few minor things over the last 4 years of being a resident in a shared ownership block.
