Fraud by False Representation
Utterly appalling management service, coupled with the fraudulent use of my house to generate bookings and fake reviews without my authority.
Samuel Hickling is woefully incompetent at his job, with virtually non-existent communication after the agreement is signed. He ignored more than 70 of my phone calls and repeatedly failed to respond to my texts.
His cleaning charges are extortionate; he would turn up himself around an hour before guests were due to arrive and charge £140 for the changeover... then he'd add 17% commission on top!!
His refusal to provide financial reports required by the contract should ring the loudest of alarm bells for anyone thinking of using his services. Nothing was accounted for. I have no idea how much of my money he kept for himself. Court proceedings will be initiated.
Furthermore, he repeatedly altered nightly rates without my consent and showed a complete disregard for proper guest screening.
Based on my experience, I would strongly advise property owners to look elsewhere.
