Just completed my first home with open house Bolton. They have helped me all the way and provided everything i needed. Great people and very helpful team.

Open house has gone above and beyond what is usually expected from an estate agent. I have already recommended people to use The Estate Agency company and they too have seen the same results in almost the same timescale.

We came across Open House Property Estate Agency through TikTok, where one of their presenters, Zia Ul Haq, was sharing information about available rental properties for tenants.

We found a property in the Bolton BL3 area that suited our requirements perfectly. I must say that around 90% of the information shared in their TikTok videos was accurate, and the overall service from the office staff was very helpful and professional.

Mr. Yunus and Mr. Ammaar were extremely supportive throughout the entire process. Everything was handled smoothly, and we were able to move into the property without any issues.

A special thanks to Mr. Yunus as well, who kindly spoke with the landlord and arranged the remaining handy work to be completed without any fuss. His support and professionalism were greatly appreciated.

These Agents are extremely unprofessional and fraud. I gave them my property to manage. Their conduct was subject to suspicion from the very outset.

The tenant was due to start from 1 Jan 2026, however, without my knowledge and consent they handed over the keys om 23 Dec 2025 and tge tenant accessed the property. This matter came into my attention when the tenant could not call off the door alarm(as it requires) code. The neighbour called me saying there are people in your property and thats how I came to know.

Then they arranged reduced rent for the first 3 months verbally but in contract it was not clearly mentioned stated. Later on when the time came to bring the rent to market rate, they plainly started denying the fact of any such arrangements and started emphasising on the fact that now I am tied to contracted rent for 12 months.

Out of despair, I tried to cancel their management agreement to which they are now referring me to clause 5.8 where they are seeking possession of 1 months rent as a fee to cancel their PM agreement with in tenancy.

They are absolutely fraud. They will do their best to get you on board and once you are under their agreement they will misuse their position and contract to take benefit of your situation. I would recommend pay 10% PM fee else where than falling in the trap of paying them 8%. 2% discount on the fee is not worth the headach.

VERDICT: STAY AWAY FROM THIS FRAUDSTER AGENT IN BOLTON.

From start to finish the service we received from Muhammad and his team was superb. Great service at a great value price. Got two offers the same day it was listed. So couldn't have asked for better really. Will be using them again next year for the next sale of another of our rental properties.
