OpenProp is an independent AI analyst built for anyone trying to understand the London residential property market. Whether you're a first-time buyer researching neighbourhoods, a landlord tracking rental yields, or a property professional needing quick verified figures, OpenProp gives you direct answers — in plain English, backed by real data. Every figure OpenProp quotes comes from HM Land Registry Price Paid Data, the official record of every residential property sold in England and Wales. The data covers all 33 London boroughs from 2010 to the present, giving you over 1.7 million transactions to query. There are no estimates, no guesses, and no black boxes — our full calculation methodology is published openly on Kaggle so any result can be independently verified. Ask anything: median prices by borough or postcode, year-on-year growth, new build vs resale comparisons, leasehold vs freehold breakdowns, affordability trends, transaction volumes, and more. You get a written answer, a chart, and the data behind it — in seconds. Access costs £1.99 for 10 queries over 7 days during launch. No account is needed, no subscription, and no personal data is stored beyond what Stripe needs to process your payment. The £1.99 covers server and inference costs only — the developer takes nothing. OpenProp is not a financial adviser and does not provide investment advice. It is an analytical tool to help you ask better questions and make more informed decisions.

I was trying to figure out whether…

I was trying to figure out whether Wandsworth was still good value compared to Lambeth before putting in an offer. Asked OpenProp directly — got a clear answer with a chart showing median flat prices across both boroughs going back to 2015. Took about 30 seconds.

The figures matched what my estate agent told me, which gave me confidence they were right. £1.99 is genuinely nothing for that kind of clarity.

Hi Johen,

Thank you so much for taking the time to write this — it genuinely made my day!

I'm really glad OpenProp delivered exactly what you needed: a clear, instant comparison between Wandsworth and Lambeth with the full historical chart going back to 2015. 30 seconds is the kind of speed we aim for, so it’s awesome to hear it actually happened in real life.

Even better that the numbers matched what your estate agent told you. That extra confidence right before putting in an offer is priceless.

Thanks again for the kind words and for trusting OpenProp with such an important decision.

Best regards,
Lorentz
