Good but needs a few coats to shift heavy black spot. Overall this product is good, the fast delivery is great, the price is high!
Beware wear throw away clothes as this stuff will destroy anything it comes into contact with. Highly recommend wearing a mask as it is an ultra strong chemical smell.
It doesn’t seem to destroy plants which is good.
Does need a few coats on heavily affected slabs which just works out silly expensive in the end however I am dealing with a patio that has been ignored for 7 years or so by the previous owner.
To summarise it’s good stuff but not as good as expected for the price and pretty brutal to work with. 3.5/5 in reality.

Disappointed .
I was disappointed with this cleaner. I followed the instructions (spraying slabs, leaving 2 hours and then jet washing) and although it worked and made the actual jet washing easier, I ran out of product before I had finished the patio, so some of it has had jet washing only, and to be honest I cannot see any difference. Yes, it made jet washing easier but with persistence the untreated slabs look just the same.

The best patio cleaner I have ever used.
Initial cleaning a few years ago was very successful and carried out in a professional and timely manner by friendly staff. The annual preventer product is equally worthy and keeps our patio in fine condition.

The Black Spot Remover and Preventer
The Black Spot Remover and Preventer do the job well in as much as black spots go, and by and large all the green algae is removed too which is great.
The only other point I wish to make is that the (black) dirt on the flagsrones is not removed so the flagstones don't appear really clean. Other than that the products are very good.

This is a good product
Patio Black spot remover works really well. Probably more cost effective for smaller drives but overall a good product. Good to use near garage doors back doors etc where you don’t want the mess a pressure washer will give you.

The product (natural stone version)…poor results
The product (natural stone version) simply did not remove black spots from sandstone. I prewashed , sprayed per instructions and power washed 3 hours later. Lichen and mould were removed, but not black spot. A second attempt, leaving the sprayed product overnight was no better. I emailed my concerns to the company but got no reply (yet)

The product will remove all the spots but re-treating is often required on older surfaces. This is why we recommend a trial slab first, before treating the rest of the area. Please send us photos so we can see the condition of the stone and advise further. Please send these to info@pbsr.co.uk

I hadn’t cleaned my natural stone patio since it was built 15 years ago. Power washed only. The Black Spot remover has made a huge difference. There are some spots to be retreated, but general overall appearance is fantastic. No hesitation in recommending. I had to find something safe for animals too, which it is.
