Thank you for responding, but your message actually proves the exact issue I raised.
This Trustpilot page is for Peabody New Homes — the sales team.
The problems I mentioned (missing service-charge accounts, wrong apportionment, concierge overcharging, repairs, heat-network billing, etc.) belong to Peabody’s landlord and management departments, not the sales team.
Directing me to the Peabody New Homes enquiries team (the email you mentioned in your reply) cannot resolve any management or landlord-side issues.
This separation between “sales” and “resident experience” is exactly what misleads buyers.
For context, since purchasing my home, my service charge has increased by 88.6% — from 228 to 430 — without transparent justification, proper accounts, or any of the statutory documents required under the Landlord and Tenant Act 1985.
This is not a personal “specific issue”; it is a widespread structural problem affecting many residents, as shown clearly on the resident Trustpilot page.

When we bought the apartment, we were told that the first two floors would consist of private rentals. After moving in, we discovered that this was not the case. Unfortunately, some of the tenants have caused major issues in the building, including drug use, armed police attending the premises, loud music, unsupervised children, and damage to the property. The building management has not resolved any of these problems, and overall communication with them has been very poor,The neighbourhood manager has been unprofessional.

This is not the first housing association I deal with. But it is the one I get the impression cares the most about their residents where some others are actively trying to screw them over.
The sales person Emerson did amazingly well because he's authentic - from the get-go I knew I could trust what he's saying to me and isn't trying to paint a pretty picture. He didn't try to sell a dream but just showed what is really in front of us.
They left a nice little bag with household essentials at move in, and since then they've paid extra to have repairsmen visit to fix minor scratches in the place, gave extra air filters, and made everything that needed maintenance got it so I don't have to sort it for this year.

Our experience with Peabody’s sales process was a bit of a mixed bag. There are quite a few hoops to jump through, and it’s important for anyone going through the process to be aware that additional costs can crop up along the way, so definitely budget for more than you initially expect.
That said, we were extremely fortunate to have Aleksandra Guzek as our case handler. She was absolutely fantastic throughout, knowledgeable, responsive, and genuinely committed to helping us complete our purchase, most importantly she genuinley cares. If it weren’t for her professionalism and persistence, I don’t think our sale would have gone through. Aleksandra is a real credit to Peabody and deserves full recognition for her work.
Overall, while the process itself could be smoother, Aleksandra’s support made a huge difference and turned what could have been a frustrating experience into a successful one.

As a first time buyer, I was very well guided and supported by the Peabody team through the process. Two team members dealt with my case and these were always helpful and responsive to my (numerous) queries and questions. Some minor (inevitable) delays, confusions, and hiccups aside the process from initial viewing, dealing with solicitors, mortgage brokers, lenders, to exchange of contracts was infinitely less daunting and confusing as a result! So a huge thank you to Ifrah and Deken!! Holding fast for the completion date and really looking forward to moving into a brand new home!!!

Overall, I have to say that I was very impressed with my experience working with Peabody. I have just purchased a wonderful new flat and from the very beginning, meeting Alexandria and Richard at the St Olaves development they were helpful, very detailed, and offered excellent insight, advice and information to me. I am a first time home buyer who isn’t used to the UK buying process, or the shared ownership scheme, and had lots of questions, all of which they were more than happy to answer and got back to me as well very promptly, which was not something I had expected given some other experiences I had before while looking at properties. I also really appreciated their honesty with me, didn’t give me a sales pitch, more like they guided me through different flats that were within my price range, some were not great for my needs, which Alexandra was more than happy to get to understand as well, and in the end found a flat that I honestly couldn’t be happier with and can’t wait to move into very soon. All in all, personally, it’s been a very positive experience and would recommend for others.

After living in Southmere as a tenant, I decided to check and, if possible, buy a new flat from Peabody. My first appointment was with Mr. Darran Nestel (Sales Manager). He was always kind and supportive, answering all our questions and helping us throughout the process — thanks to him, our dream came true!
From the office side, Mrs. Rosie Eldon was also incredibly helpful and responsive. Whenever I needed assistance, she was always there to support promptly.
