Josh has been a delight to work with. My partner and I are first time buyers and so found the whole landscape of buying a home, and the complexities therein, quite daunting. After explaining the different tiers of service on offer, Josh gave us clear, measured advice in-line with the tier we chose. He was proactive and always available and happy to answer our questions. It really felt like we had someone on our side throughout all of this. We chose to get help in making a sensible offer and, thanks to Josh, we had an offer accepted that was £25k below asking.

Josh's professionalism, knowledge and friendly service alleviated all the pain and managed any stress that comes with the property market.

His years of experience shone through. Whether it was knowing when to put pressure on third parties, recommending services or spotting potential leasehold issues. Added to which, his negotiations considerably reduced the asking price and comfortably covered the cost of his services many times over.

Most of us only have a layman's understanding of the property industry at best. Yet the financial decisions made can be life-changing (and sadly, some people may try to exploit that). So having Josh and Penvale's services on your side, fighting your corner, is a huge benefit.

Josh helped us negotiate and get our offer accepted on our first home. As first time buyers, there was a lot we didn't know going into the process. Having Josh on our side really helped us understand what steps to take next, what was typical and what wasn't, and how to deal with unexpected challenges that came up along the way. He spent a lot of time with us talking us through the options for making our offer and then negotiating, and was easily accessible for advice during the whole time we worked with him, which was much appreciated! I wouldn't hesitate to recommend working with Josh, we wouldn't have been able to move as quickly as we did without him!

Josh helped us buy our first flat - and we definitely couldn't have done it without him! First, he helped us secure the place by advising us on what to bid after it had gone to final and best offer. Then, throughout the process he liaised with the vendors' agent, helped us source the necessary service providers, and generally pushed things through very quickly. The unexpected end of our rental contract meant we were on a very tight deadline — coupled with having to exchange while on a pre-planned trip to Australia. Josh made what would otherwise have been a stressful experience feel easy and smooth. We wouldn't hesitate to recommend him!

I can't say enough good things about working with Josh. I truly don't believe I would be living in my flat now if it weren't for him. He was a huge support throughout every decision. I also found it incredibly helpful that he talked through each part so I understood what was happening and why. He went above and beyond to make sure every aspect was managed quickly and efficiently. It’s hard to overstate just how good Josh and Penvale are. We can honestly say we would have not got the move to our dream home down without their help. If you haven't purchased your first property yet, it's tough to explain how challenging the path can be. We have done it twice already and the first time around we didn't have Josh to hold our hand, we didn't know that such service existed, and we managed, but it was painful. I am very organised and precise, but the sheer amount of little details/ technicalities here and there, it's a full time job on top of everything else that you are doing in your life, it consumes you. The second time around, we were lucky to be supported by Josh from negotiations to completion and I don't know how we would have managed without him. We had a chain of 3 properties and he helped us reduce the price of the purchase, exchange on our desired date and through all this we had someone on our side saving us hours of phone calling, emailing, headace and stress. You would think that everyone wants to sell/buy and it shouldn't be that complicated, but trust me, it's never as straightfoward as you want it to be. My husband and I are very grateful to Josh for all his support and work on this, he is also just a very nice person and fun to work with :)

Josh is very friendly and knowledgeable about all aspects of property buying. I really don't think the purchase of our first home would have gone through if it wasn't for his knowledge, experience, and persistence in getting the sale completed. I want to start by saying that my partner and I were both skeptical about this negotiation service as we hadn’t heard of it before. However, after speaking with Josh and especially after working with them, I can confidently say I would 100% recommend their services to anyone. Josh is extremely knowledgeable and professional. He not only helped us secure our dream property at a price lower than the asking price—despite a competitive bidding market but also ensured that the sale of our current property progressed smoothly in order to give us the best chance of success in the buying market. I'm certain that without Josh, we would never have succeeded in getting an offer accepted on such a highly sought-after property, especially given that we were competing against first-time buyers with bigger budgets and cash buyers. Finally I wanted to add that despite our very tight budget, I believe the money spent on this service has been the best investment we've made in the entire buying and selling process.
