Awful experience. Don’t care about customers. Was forced to move from childhood home because mother passed away. Made to live living underneath noisy as hell neighbours and they don’t do anything about it. Customer for over 30 years and that’s how you get treated. I have been requesting repairs since February. Still not done. These criminals have cost me numerous health issues and couldn’t care less as long as they get paid. They don’t care about customers and I have plenty of proof for that. Incompetent staff to match the lack of caring showing by the company as a whole.

We have a communal boiler house on the estate which supplies heating and hot water. We are all electric and all other electricity is supplied by the various electricity companies such as eon, and we are billed separately for this.My heat and hot water bill had doubled this month for the same usage.I rang up Watkins Energy who manage the payments for heat and hot water and they told me that PFP had doubled the tariff per kW.I have had no communication from either Watkins or PFP in advance of the price hike and I won't be able to afford to put my heating on in the cold months now.
Trying to get answers to queries concerning how this company has spent the service charge monies they collect is proving impossible. Emails requesting information are not answered so a chaser email is sent. Then get an answer along the lines of the request is being dealt with. Then repeat the circle. Incorrect charges have been identified but the request for these to be refunded have not been actioned.
Emails have been sent to Gregg Reed, the Chief Executive but have just had replies of 'sorry you have had a reason to complain'. Also includes comments that the staff dealing with the queries have been asked to deal with them. This has happened 3 times in 2025.
As the leaseholders of this development are retired, with many in their late 80s and early 90s their treatment by Places for People is appalling. They should not have to fight for information on how there money is spent and should not be deprived of refunds when the money is spent in error.
The Company needs to improve their administration procedures to answer queries within a reasonable time.
So much for Awabbs law, had no heating for 2 half weeks and they told me 24 hours and now the boiler is broken again straight after with no heating and hot water they still will not attend in an emergyncy
After reporting the same repair 9 times online and 3 appointments since august 2025, three different maintainance operatives have been to rectify a simple replacement that is needed for my boiler(programer].Replacement was ordered by a gas fitter to repairs dept on 13th oct, and an electrician came on the 24th, oct, , didnt know about what he had come for and then stated ,its a gas fitters job, given it up as a waste of time repairs office dont know what they are doing
Places for People has repeatedly cancelled our appointments for important repairs. There’s been no response for a month to my initial complaint beyond the one email a month ago telling me how busy they are. The housing officer who I also emailed just makes excuses for the repairs team and ignores my concerns about the situation. The online portal isn’t fit for purpose as the cancelled repairs are not visible to me when it is clear that they should be. Legal steps around notice for repairs isn’t being followed properly causing further confusion. This whole experience is frustrating. Both repairs were first reported in 2024 and both impact health and safety in the home. Both repairs should have been resolved when the house was a void property before we even moved in. I wonder if Places for People will pay attention when the failure to engage with us to get these repairs sorted leads to injury and/or damage to the property itself. Probably not. We have more repairs we need to report but how does a person build up the mental strength to deal with this lack of organisation again and again?

I am disgusted by the service from Places for People. I’ve had no heating or hot water for nearly two weeks, and despite endless calls, broken promises, and several engineer visits, nothing has been resolved.
My boiler has been a problem for years, constantly breaking down, especially during winter. Every time I’m told parts are being ordered yet nothing ever gets properly fixed. This time, I was told parts were ordered almost two weeks ago, but I’m still sitting here in freezing conditions with young children and no temporary heaters.
To make it worse, I was told an engineer would come out nobody turned up. When I chased it up, I was told the boiler won’t be fixed but to call on Monday to find out if the parts are available but no engineer will come and see what's wrong with this boiler until 6th November because the parts still haven’t arrived. Meanwhile, my next-door neighbour had the exact same issue, but her boiler was replaced completely. Why is my family being left to suffer?
The lack of care, communication, and urgency from Places for People is appalling. It’s freezing cold, and yet I’ve been told to “wait another 24 hours” again and again. After more than 10 years as a loyal tenant, this is how we’re treated ignored and left without the most basic living conditions.
This is disgraceful and completely unacceptable. No family should have to live like this, and I hope this review makes Places for People finally take responsibility and treat tenants with the respect and urgency they deserve. I’ve always been patient and cooperative. But this level of neglect and lack of compassion is shocking. The communication is poor, promises are broken, and no urgency is shown to help tenants living in unacceptable conditions.
2 weeks of anti-social behaviour and now they say they can't do anything .... They have a duty of care but don't use it ... Basically they say it is my problem
I'm disable person I'm finding so hard to pull my bins out each week, because step are so dangerous I can fall and break my leg. But Places for People done care as long they getting rent each week. I been waiting since 2022 over 3 years for same repairs to be completed. The scaffolding goes up, and stay up for 3 weeks but no one turnup. If the worker turnup they look at the repair without doing any work they go and sit in the van for 30 minutes after that they gone. No repair been touch but they say we have done it. I got CCTV as Proff no work been done.
I'm waiting for all this repair to done.

Every week they take rent money out from my account, but when it come to do repair, they turn blind eye. When I telephone customer service I been put on hold for20-45 minutes after that no one answer my calls.
I'm in my 3rd stage of Cancer plus I'm disable but they don't care. They say we got tight budget but they can afford to buy more property to give out on rent. I'm stuck who do I go and ask for help?

My gutters have been causing mould in the living room from constant dripping. I had a DAY OFF WORK today to wait for these idiots to look at the gutters, I called and they said "someone will be with you by 4.30" fair enough...
A few hours later, someone from PFP went to my neighbours property to look at the same issue (gutters dripping) yet didn't come here. Half an hour later I get a text to say they were coming to see me in JANUARY for the issue I waited in for TODAY... Surely the guy who came to look at my neighbours gutters would have looked at mine too? No? No, that would be too EASY. I am fuming and down a days wages.. brilliant.

Without a doubt places for people are the worse landlord I’ve ever had.They lack communication, organisation and diversity in their workplace. They constantly ignore complaints do not follow up on their own procedures.. Have a complete lack of respect for their tenants..
I’m disappointed with the lack of communication from Places for People. I moved out and was told my credit could be refunded back to my direct debit, which I agreed to. Since then, I’ve had no updates or replies. Really poor follow-up after initially good contact.
Would give no stars if I could, ive had no hot water or heating in my property, since the 5th of October. 3 times they've sent someone out to fix the issue, the first time. The company representative removed a pressure release valve from my water tank , that is not only dangerous. But totally illegal, of course it didn't sort the problem. They offered me compensation for this, but im yet to receive it. And the boiler has stopped working again, supposed to be coming out on an emergency repair 2 days ago. So took time of work at my own costs, never arrived so taking legal action. And withholding the rent until its sorted. Let them take me to court

September 2024, reported dangerous fencing, unable to let grandkids play in the garden. Appointment made to attend on the 1st of November 2024. 1st of November 2024, waited all day, nobody arrived, no communication. I rang and was told i lt would now be the 8th of November 2024. 8th of November 2024, waited all day, nobody arrived, no communication. I rang and was told it would now be the 20th of December 2024. 20th of December 2024, worker came out to estimate, said it would be done just after Christmas. Later i was told it would now be the 3rd of March 2025. 3rd of March 2025, waited all day, nobody arrived, no communication. I rang and was told it had been rescheduled for the 30th of May 2025 without being told beforehand. 30th of May 2025, waited all day, nobody arrived, no communication. I rang the day before this and was told it was still going ahead. I rang on the day at 1pm and was told it was still going ahead even though they have the job down as an 8 hour job. All emails from myself were then being ignored. Got in touch with the CEO who's assistant replied to say the job is now on for the 20th of October 2025. They also did an investigation into the complaints and admitted that they had failed on several accounts including communication. 20th of October 2025, waited all day, nobody arrived, no communication. This job has been raised to Stage 1 twice and now Stage 2 and is now being investigated by the Housing Ombudsman which I am sure will affect their current high rating for customer service, the "Gold Award” for exceptional Customer Service. I am really struggling to understand why this one job has caused so much confusion and stress in how it has been dealt with. My 2 Grandchildren have high spectrum autism and are non verbal and cannot understand when told not to go near the fence as they will try to climb it so therefore have been unable to go in the garden for 2 summers now. Having been in customer service for 35 years I have to say that this is the worst service I have ever received.
Update: As well as the Housing Ombudsman the local councillors are now getting involved.
I signed a tenancy agreement 3 months ago and still haven’t been able to move in due to a major gas leak that was brought to there attention 2 months before me signing, I’m trying to get a refund on the rent I have paid due to them renting me an un rentable property.I can finally move but need this money back due to having to pay for rent and other accommodation I’ve had to live in plus I set up bills thinking I was moving in so plunged myself into further financial difficulties do to this.
Every time I contact I get ignored or shrugged off with the same excuses as the person you need to talk to has had meetings all day every day.
This has brought me family arguments,debt and a massive amount of stress and anxiety.
All I need is the refund so I can actually move in but it’s like talking to a brick wall.
Also I have a boiler issue which they keep canceling and rescheduling and nobody turns up.
Hi, I'm severely disabled, and rely on a mobility scooter or I would be completely housebound, I live in a places for people ground floor flat no complaint about the property, my complaint is I have no were to keep my mobility scooter and have to keep it in my hallway, this is a fire hazard as you have to squeeze past the scooter, I have tried my hardest to get a bungalow but to no avail, they seem to go to able bodied people, I'm at my wits end as I have fallen over my scooter on numerous occasions causing some bad injuries to myself, what do you have to do to even be considered I feel like there not even bothered about there tenants, just take there rent and forget about us

PFP are an irresponsible company just like the utilities with our rivers being constanly being polluted.Again and again im having to pick up litter around the estate that tenants are too lazy to take home there kids are just as bad, its just so tired looking no maintainance of fencing walls the list goes on. There is a wooded area on the perimeter of the estate It is now evident that bed matresses,tree branches, grass cuttings is being dumped and is accumalating rapidly as these people will not pay for a brown bin or it is coming from even people who own there house from another area.Profit is the main thing there is shortage of manpower which is in plenty of supply if you can get them off welfare.There should be inspections but that is too much they sure do know how to run an estate down it was not like this some years ago.It is time for local polaticians to be involved in how these housing association are managed and pressure them to maintain them as the people who rent these places are not listened to. We only have one enviroment whether you live in a private house or housing association if it gets toxic we all suffer.
