Do yourself a favour and NEVER use PM Property Lawyers. Among their many failings after instructing them as first time buyers:

1. We went through FOUR different solicitors on our case, the first three of which simply never replied to our emails. We were never informed of the changes. Emails and calls are simply ignored.
2. Our move was delayed by two full weeks due to their negligence.
3. They failed to provide us with the surveys until two days before the move.
4. They ignored our email to their complaints department.
5. We had to pay an extra £1000 ON THE DAY of the move due to an error they made with the paperwork.

I can't express how much extra stress we had to endure due to using this company. We are tempted to take the heaps of evidence we have for their failures (including admissions from their own staff!) to the Ombudsman, but I'm not sure I can deal with the stress of going through the nightmare they put us through.

We completed the purchase of our first home today. Donna and her team were extremely helpful throughout the whole process and did everything possible to complete the sale, in a very tight timescale of less than two months. I would highly recommend the service of the Cutts team and cannot thank them enough for helping us to complete before the Stamp Duty deadline, which has saved us thousands of pounds that we can now use on the house. A very professional team that I would use again in the future. Please pass on our thanks to the whole team, excellent job!

Jake and his team did a fab job in what ended up needing to be quite a speedy house purchase. I'm never ever going through the process of buying a house again (ever) but I'd recommend Jake and his team.

This company is a joke and definitely a scam.
Since I used them I have been getting lied to and any contact is avoided.
The last solicitor couldn't even send an email with all the correct forms and because of this delayed the sale by a month so far. Turns out this solicitor has since left.
Details were passed over to another firm and they couldn't do anything as they dont deal with shared ownership.
Why pass files over when they dont do this. Clearly shows no files are actually looked. Can't blame the other firm as they actually spoke to me and apologised.
Been sent back and it's took forever to get even the name of the new solicitor.
Iv called a few times since as all message are being ignored and I have been sent incorrect information. Promised calls back for me to call after and they have finished without calling.
Please avoid this firm at all cost.
It is too late for me as it will cost double to get another.

I am writing this in an attempt to publicly shame PM Property Lawyers into action.
My partner instructed PM Property Lawyers to undertake a flat purchase mid June 2024. Almost 40 weeks later and they still have not even exchanged contracts. Do you really want to risk instructing this inept outfit today and not exchanging by Christmas??! There is no chain and no mortgage, yet this purchase limps on without any explanation why, any apology or any care. The case has been passed through six different lawyers. He has been through their futile internal complaints’ procedure with zero effect, despite all his objections being upheld. There is currently a formal complaint with the Legal Ombudsman. The Directors of this practice should hang their heads in shame...if I was this incompetent at my job, I would have been sacked a long time ago. Tracy Harding, do your job. Buying or selling a property is stressful enough at any time…I would not recommend PM Property Lawyers if they offered to do it for free.

UPDATE 18/03/25 - Following PMPL's statement that this is not a genuine experience, I just want to clarify that their own case reference number was included in the review text which is only available for them to see, so of course they know it is genuine.

They just don’t care.

If only they were as responsive to actually doing the conveyancing as they have been to batting this complaint off, then my partner may have actually exchanged on the flat six months ago. This attitude absolutely sums them up.

We are also mid transaction, was hoping to complete the beginning of march, and have also been referred to the sister company, after calls to pmpl also called to the sister company, I am still awaiting a returned call, when I ring pmpl they tell me to goto the new number over at the sister company, then when I call them they say call pmpl as they haven't had all the files sent over, I call pmpl who say the files have been sent over, each company just tells me to ring the other one, no messages are being answered within the app despite telling you that all messages will be answered typically within 24 hrs, I messaged on 5th march which STILL hasn't had a reply!!!! We could lose our property at this rate as the sellers are pushing for a completion date, we are 1st time buyers buying a new build so there is no chain, we paid for a fast track service and communication is zero, I see that pmpl answer on here directing you to call them to discuss matters further with them, but I can't get a response so how am I meant to do that? We need answers on our case asap, I wish I had read the reviews on this before going ahead with pmpl, I have health problems and this is stressing me out and making my illness worse, pmpl when is completion date on our purchase please?

I had my offer accepted in early July. I have still not completed the purchase. I have been passed to 3 different solicitors due to restructures and PM do not reply to messages or emails, even though they say that they will reply within 24 hours. This company really are very poor indeed.

UPDATE: I was finally referred to a sister company and when I spoke with them they said as this was a new build they could not help and had sent it back to PM weeks ago.

You replied and said contact us to discuss but that is what I have been trying to do. I have also tried 3 times to discuss with Tracy Harding, the MD, but she is never available either.

We are mid property transaction and the service is worse than useless. Endless delays, lies and inefficiencies. Now having been strung along for weeks, asked to review documents they have not sent, and they have now `due to a restructure` transferred us to a sister company WB Pennine who also do not reply to emails or return calls. We need to complete by end March and we feel just completely deserted by this company which is supposed to be helping. Resorting to social media now to try to get some action. Avoid Avoid Avoid

The service i received was top notch, these things do take time to go through and they have more clients than just me so they’d be a knock on effect for delays, I thank you Donna cutts and all the team for helping me achieve my goal of owning my first property. I highly recommend this firm.

Overall happy with service. Reasonable price and good communication. Deducted one star due to time scale. Instructed in September and completed end of Feb. Chain free sale/purchase. Would use again and recommend.

Thank you so much to Kay Liddle and her team for helping me with what turned out to be a very long and complicated sale. We have been hit with legal battles and issues from every angle and Kay has took them all on and dealt with them as efficiently as possible. Not to mention it’s been like chatting to a friend… Kay is so lovely and down to earth. I recently had a very disappointing experience with PM Property Lawyers. The communication was consistently poor, and the staff seemed to lack the necessary knowledge to handle my queries. Jake Berriman, in particular, stood out for his lack of understanding, knowledge, empathy and overall appalling attitude. Simple tasks took an unreasonable amount of time to complete, and they often failed to reply to third-party companies, leaving me to constantly chase them for updates. Overall, I would not recommend their services.

I decided to use PM property for my house purchase. Had my offer accepted 30th November and i completed February 14th! Amazing work by Donna, Halimah and the team. They answered all my questions and advised me in the best possible way. I was a FTB and generally didn’t know the process but these guys made it really easy and stress free! I would 100% recommend team Cutts.

I’ve had a very disappointing experience with this firm during the sale and purchase of my property. Communication was almost non-existent unless I chased for updates, and I was never able to speak directly to my solicitor—only her team, which was often abrupt and, at times, rude (though not all staff). The lack of empathy and support throughout caused me significant stress and frustration. I expected far better service and professionalism, especially for such an important matter.

⛔️ LOST HOUSE DEEDS Wills and Probate Executive Toni Cheetham ⛔️

I see there are no good reviews about their Wills and Probate Executive Toni Cheetham (+ Amy Hobson), of which comes as no surprise at all. The family had the bad luck of having to work with her (+ Amy Hobson) & she has certainly left my Mother in a bad state. My Father has recently died & one of his last requests was to add family members to the family home in a simple transfer of equity. She was too inept to complete the transfer & told my Mother she would be in a home soon. Words cannot explain how furious the whole family is with her & we’re speaking to The Legal Ombudsman & additional legal action to question her ability & qualifications, as she simply shouldn’t be in the role. The most logical & only reason we could come to for her saying such horrific statements to my Mother is she has some hidden issues that she takes out on clients. We have since spoken to a properly qualified solicitor (stark difference) & the transfer can be done within weeks (not the 4 months Toni has taken to do nothing). Toni has also kept our TR1 signed family document, of which she has no right to keep hold of. To add to the nightmare, PM also LOST ALL THE ORIGINAL HOUSE DEEDS. My Mother continues to have sleepless nights from Toni’s actions.



They are now being investigated by the Financial Ombudsman.

We had amazing service from Pm property law with buying our house. 3 weeks in to our new home and still feeling grateful for the help with buying our house

The team led by Donna Cutts was allocated to our case.
There were very few follow-ups initially and ours was a fairly straightforward purchase. Once it took pace around 5 weeks before the completion, things automatically fell into shape, thanks to the efforts of the team. Donna has been proactive and meticulous in raising enquires with the sellers and made sure they were addressed satisfactorily. Halimah has followed-up on day-to-day progress and kept us updated on major milestones.
PMPL only made contact when it was relevant and required rather than bombarding the customer with too many updates which tend lose the relevance. All-in-all it was a good experience in working with them. Conveyancing costs were also a major factor in the selection process and there were no hidden fees or surprises when the completion statement arrived. I would definitely recommend PMPL in our circle of nears and dears. Thank You.

Well I don't even need to write this review other than my experience is the same as all the other comments, if I lose this sale heads will roll!!!!

Lawyers I don't know have sent me a payment demand for work I didn't order.
