Avoid at all costs.

I have never encountered such incompetence in my life. My buyer chose to use PMPL Property Lawyers, and what should have been a straightforward, no-chain sale has turned into a six-month nightmare. Their complete lack of urgency and disregard for the people they affect is astounding. It takes them a minimum of three weeks to respond to any query, making progress impossible.

Despite issuing an ultimatum to respond within five days or risk losing the sale, they took two weeks to reply—and added more queries instead of resolving the issue. The constant delays are now jeopardising the entire transaction, wasting months of effort and causing unnecessary stress.

The handling of the case has been equally chaotic, with three different people assigned to it so far. Communication is abysmal—you’re left on hold for hours, and when someone finally picks up, they have no idea what’s going on. Customer service is non-existent, and their complete lack of professionalism is shocking.

If I could give them 0 stars, I would. Avoid PMPL Property Lawyers at all costs—they are an absolute disaster, and frankly, this firm should not be in business.

If anyone wants to DESTROY their…

If anyone wants to DESTROY their transaction then look no more, you will find the MOST PATHETIC, UNRESPONSIVE, DESTRUCTIVE solicitors ever to be experienced. AVOID, AVOID, AVOID...otherwise you will lose 1000s of pounds, like I did. Please don't get trapped with their slightly low fees, as you will lose much more in the long run. I wish there were a 1000s MINUS STARS that I could have given to them. Though, i will escalate my matter to the SRA, better avoid not to be in the situation that I am in right now :( :( :( :( :(

PLEASE LISTEN TO THE THOUSANDS OF BAD REVIEWS AND STAY AWAY!
How this firm is allowed to continue operating is beyond me. If you think all conveyancers are bad, think again—these set a bar you didn’t think existed. PLEASE listen and stay away!

UPDATE:

"Please contact us further if you wish for us to investigate this." 16 hours, that is the amount of hours I have spent on hold trying to contact you only to be cut off after 1.5 hours each time. Then when you do get to speak to someone they LIE and don't do what they say. What a horrible company!

Despicable company

Despicable company. Avoid at all costs. They will harass you with emails and demands for payment even when told told they have not been engaged. Doing this to an 87 yr old pensioner is unforgivable.

Some processes took longer than expected e.g. Validation of our source of funds and source of wealth and receiving answers to our questions. However our requested completion date was met so a satisfactory result

Unable to contact. AVOID,

Been trying to get through to this outfit for ten days with zero response.
Never answers phone calls or responds to emails or their own online chats through app.
Was halfway through a sale but will now have to engage another solicitor and start again. Will be reporting to necessary authorities and will try and get my costs back.
The department that deals with new enquiries do answer and send internal emails and promise to contact the actual solicitors office but still no response. Currently clocked up over five hours on phone in queues.

Avoid at all costs!

Absolutely abysmal.

My mortgage offer expired and all they managed to do was make searches between June and October. Absolutely no communication or responses to the few messages I sent. Got a local solicitor and they did everything in four weeks. No chain.

I'm very lucky the seller didn't pull out.

This is a follow-up to my initial review published 17 Oct 2024 on my experience with the conveyancing of a new home purchase by PM property Lawyers. I feel the need to write this follow up because the process came to an eventual successful completion. Hence the reason for the two additional stars (an upgrade of the previously scored 1-star!). While the process eventually reached a successful conclusion, my experience was mixed, and I feel it's important to provide a fair account.

The positives:

The transaction was completed successfully, which I appreciate. PMPL’s app is user-friendly for initial setup, and the integration with Armalytix for verification of funds was seamless.

The challenges:

Unfortunately, the journey to completion was far from smooth. Communication was the most significant issue. I often had to chase for updates, and there was a lack of proactive engagement. My assigned solicitor was largely unresponsive during key stages, and I often felt left in the dark regarding progress on my file. This caused unnecessary stress, particularly as I was managing tight timelines and family considerations.

Additionally, the PMPL app, while useful, did not consistently reflect real-time updates on the case, which added to my frustration. Advertised timelines were not met, and the clarity around services like “fast track” was lacking.

Overall impression:

While I’m grateful for the eventual completion of my purchase, the journey with PMPL left much to be desired. Improved communication and adherence to timelines would significantly enhance their service. I hope this feedback helps PMPL refine their approach for future clients.

Lack of contact

We appointed PMPL in June and were told a 12-16 week turnaround for the sale of a leasehold and purchase of a freehold. The purchase is currently progressing fine and waiting for the sale and took around 16 weeks.
However, the sale has been an absolute joke. Our initial solicitor went on long term sick leave (I assume mental health reasons due to the amount of stress the solicitors seem to be under) so no work was done on our case. The next solicitor was extremely hard to get hold of and every time we did speak to her, she would give excuses like she was working on more urgent cases and working until 11/12 at night to get things done. She sat on the enquires from our buyers solicitor for 6 weeks before forwarding them to me to answer, and then just forwarded my responses to the buyers solicitor without checking the rest! This set us back even further. We complained and were transferred to a new solicitor after a week, who at first seemed to be getting things done! Documents were requested, some queries were answered, and then radio silence.
We were expecting to exchange and complete in October, and it’s now December and have not had contact with anyone apart from the pointless admin team in over a week. If we don’t exchange in the next week, our buyers will pull out and I will be suing PMPL for costing me interest on our variable mortgage while we wait for them to do any work at all.

Working for our seller

PMPL represent my seller and have been awful to deal with.
We're in a no-chain purchase that should have completed/exchanged weeks ago. The only thing delaying this process now is their refusal to respond to anything in a reasonable timeframe.

It's been one mess about after another.
First we get sent forms with the wrong buyers name on, flag it up, then receive the same forms back again in response.

We get given outdated documents that nobody has bothered to check before sending us.

We get sent unsigned documents that obviously should have been signed, that nobody has bothered to check before sending.

Another example of many frustrations so far.
We first requested a simple rx4 form early October. After asking several times over 8 weeks!, they finally acknowledge the question, ask why we want it, then send over a different form instead.

Your team appear to have now stopped responding to both the seller and my solicitor, who I'm sure are both equally keen to get this resolved and not have to deal with you any further.

As you respond to negative reviews faster than our requests, I would appreciate it if you could could look into this on your end.

Update 16th Dec:
Told their client on Wed,11th Dec "We'll contact the buyers solicitor "immediately" with the required docs, I don't see why can't exchange/complete Friday".

Instead, they waited until Friday afternoon (13th) to contact anyone, didn't supply what was needed, and now we're going around the same circle yet again.

As expected, they were continually useless right up until the finish line.

We had two completely different…

We had two completely different experiences with this company. We sold our house, the buyer pulled out 4 weeks before completion, we then sold again within 4 weeks. With the first sale we had regular updates and the sale process moved quickly- I was impressed. The low rating is for the second sale which was an absolutely awful and hugely stressful experience. It’s a long story, but in short it took 17 weeks to sell our home bearing in mind it had already sold once , and both us and the buyers were not in a chain. It was a different team and we had to make a complaint, which I was reluctant to do, but we were desperate and they did respond and take action ( we contacted them a second time as were concerned that that the sale process wasn’t going to be completed!) The solicitor was a really lovely chap actually and we have no complaints about him. So, I guess it depends on which team ( and legal assistant) you are allocated as to what experience you may have.

PM Property Lawyers = I suggest not to use!

I contacted PM Property Lawyers by email to ask them to do the conveyancing of my property. I sent them an email to an email address with the domain 'proddowmackay-group.com' with my telephone number and asked them to give me a call one afternoon to clear up a few things which was a bit unclear. They replied saying 'No problem at all. I will give you a call then', however then they emailed me to say that they are not able to call outside of the UK so I called them using my telephone credit. (I am currently outside the UK).
So anyway, I then received an email address from the domain 'pmpl.co.uk' with a case reference number and a link to complete some online forms (can be risky).
I was then sent another email with yet another link asking me to pay £50 as a deposit by using my debit card entering all the numbers, CVV number and expiry date (VERY risky). But I checked the email and the IP address was linked to Amazon. I did not particularly want my debit card details being taken by anyone. It was not a problem for me to pay £50 but I preferred to transfer the money by direct bank transfer but apparently this is not permitted by PM Property Lawyers with them saying 'We are unable to send bank details via email as it puts our company at risk' and also 'We cannot give details over the phone or by email. The only way you will be able to pay is via the link.' I told them there is no risk whatsoever and even company websites and invoices contain bank details and IBAN numbers. I looked up PM Property Lawyers on the government company check website (Company number 05455986) and found and wrote an email to a director on yet another different domain 'pm-law.co.uk'. I then received a return email from a woman who claims to be the managing director but her name does not appear as an officer on the company check website!
I wrote a long email to this woman raising my concerns and told her that I did not want continue doing business with them because I did not want to risk sharing my debit card details with anyone, I asked her to delete all the information that I had send to them, she confirmed and said 'I will arrange closure of your file and deletion of your details'.
She said that 'we process thousands of payments each week' but I very doubt this to be true as it seems that looking at the PM Property Lawyers accounts they are not particularly large with <100 employees and a small balance sheet and maybe only <20 payments and receipts each week.
Anyway, 2 days later I was away from home but I received a telephone call from the woman's assistant claiming that the woman had inadvertently sent me an email intended for another person and could I not read and delete it to which I did. I was just shocked that a 'managing director' could make this kind of mistake and thought maybe some of my personal information could have been inadvertently sent to someone or many people in their contacts. DO NOT USE THIS COMPANY - THEY MAKE MISTAKES
They must learn - There is absolutely no risk whatsoever for companies showing their bank details and IBAN numbers on their websites, invoices and in emails.

They are working for our buyer

They are working for our buyer. Terrible to get hold off. Our solicitors, the estate agents and the buyer can't get through to them. Deadline been and gone. Complete lack or urgency. We are 24 hours away from pulling the sale as we can't keep waiting for them to sort.

Lack of communication and speed

There was a complete lack of communication and any sort of urgency throughout the whole process. My buyer pulled out because of the time taken and the difficulty for their solicitors to get any sort of prompt reply from them. They are either really short staffed and have taken on too much work or have no pride, care or ability in the tasks that they are undertaking.

Absolutely awful solicitors and I would…

Absolutely awful solicitors and I would highly not recommend them as conveyancing solicitors! Got the draft contract wrong and failed to submit Q&A to buyers solicitors! They should be reported to the Legal Ombudsman for incompetence! I’ve complained over and over again but it doesn’t work! Do not hire these people to do your conveyancing as they are incompetent!

Is it a scam?

I wish this website would allow me to rate zero stars.
I applied to this firm because the star rate in Oct is 4.7.
In the beginning, everything was fast and smooth while all necessary documents were uploaded to them. They assigned one of the team to follow up and SMS to me.
Then the estate agent's lawyer sent a draft contract pack through Email to this team and on the same day, this firm SMS me the change to another team. I suppose this team will pass it to another team.
Two weeks later, the estate agent called me, they could not contact this team and asked for the status, I called this firm for two days and nobody responded to the phone even though I sent the Email.
One thing scaring me cause I searched this firm on their website and tried to find the team that was assigned to me, it is not available. What should I do now???? Are they already closed business??? I have paid 4xx pounds to them. Do I need to report to the police???
This is my first time to buy a new house. OMG.

PMPL are totally incompetent

I almost can’t begin to describe how atrocious this firm is. How they are in business is mystifying to me. They were the solicitors acting for my purchaser, appointed by his lender. To be fair we did get to completion 14 weeks after they were appointed, but PMPL made the whole experience beyond stressful. As others have said, they don’t answer calls or reply to emails. They make constant promises that then aren’t delivered. Some specific examples of their incompetence is this case: they requested searches but on the wrong address, they more than once raised enquiries that had either already been answered in documents provided weeks earlier or had even already been asked. And the biggest blunder/cherry on the top? Completion day rolled around 7 days after exchange, but they didn’t have the money because an email from the lender hadn’t been replied to. Stress stress stress. We managed to complete the following day, but they still didn’t get the money to my solicitor until 2.30pm. I cannot begin to explain the amount of added stress that this shambolic firm added to an otherwise straightforward transaction. Never again.

Avoid at any cost!!

Avoid at any cost!!! They are liars and don’t care about the customer at all. Gave house completion day mid of August, never happened and they put the blame on selling side solicitors. Next completion day they promised was mid October or beginning of November. Never happened again. Because of all delays we have tried to pass the case to another solicitor as it was a joke so they refused to give paperwork needed for completion claiming they have no time to send it and caused even longer delay. Selling side decided to back off with the sale because it’s been going for half a year so they gave a completion day 20th November. After receiving deposit etc turned up the bank can’t release the funds as no one gave them any notice. So they have caused another few weeks delay. If you want to buy/sell the house I would strongly advise not to use them or you will end up waiting whole year. And I think the worst case here is they have been lying to their own customer who’s paying for the service, if you can’t trust people you hired to do the job it’s badly wrong.

Not worth the minimal savings

My experience was extremely disappointing. After 10 days, the only progress made was setting up our file. The online portal includes a progress map, which indicates that once the file is set up, a solicitor will be allocated. However, despite this, my messages (since phone contact was nearly impossible) were met with responses claiming that a solicitor would only be assigned after receiving the draft contract. Only after I followed up did they escalate the matter—leaving me to wonder how much longer it would have taken otherwise.

After 10 days, absolutely no meaningful progress had been made. Frustrated, I dismissed them and instructed new solicitors. Within just three days, the new firm had allocated a solicitor, received the draft contract, and initiated the necessary searches. While PM might be slightly cheaper, the minimal savings are not worth the frustration and lack of progress. If I could give zero stars, I would.

Awful Firm Avoid

Like countless people on here I have the misfortune to have this firm as my buyers solicitors. The same story
we are now into our 5th month and onto the third team in their company daily attempts throughout these months to contact with no response. What I thought would be a simple transaction on a house sale with no upward or downward chain yet they deny recieving documents more than once and continue to ignore phone calls and emails from my solicitor.
