Be honest on your appraisal, or hire a better appraiser

Pros: They will make you feel they are good people, but actually they are not.

Cons: This company has the worse customer service. During the loan process, their appraisal came to my house to check the the market value. After taking a few rounds, I was surprised that they had value my house too low yet I can guarantee that my house has no significant problems. So I decided to hire a new one and appraised my house way higher and better than what they did. So before you hire this company, make sure you do your homework so your money won't be wasted.

They Miss Things

When valuing your home, they often miss things "they didn't notice" to ensure that they keep beneath the market value and earn a tidy profit. Don't trust them!
