P/c Spalding - avoid

P/c Spalding
So,I,m a cash buyer ready to go but,...
P/c insist on seeing who I,m selling my current home with!!!! Why.????
It seems to me that they don't trust me.
So,I cannot buy a home through them because they don't have some irrelevant info.
Rules is rules, so, unfortunately the vendor has lost a prospective sale,and good old p/ c have missed out on their commission.
Still,we must stick to the rules mustn't we.
I have not encountered this with other estate agents.
Go elsewhere is my advice.

BOSTON BRANCH .
One star as that's all they will drop to it should be -stars .
Unprofessional isn't a strong enough word .
Was called a lier over the phone ,was shouted at over the phone you will never sell the property and im the seller .
They also undervalued the property by £100k.
Saying its not worth any more than that the price given to us.
I hope you spent the commission that you didn't get with me then withdrawing the sale after your treatment .
WOULD NOT RECOMENT TO MY ENEMIES.
Have since been informed a of another place was valued at £150 k by these so called estate agents the true vale £450k.
Dont get sacked in by them .
You withdraw you still pay £300 for pictures and sticking it on the Internet.

Super Friendly Lincoln team

I bought from P&C. They were more helpful and more friendly than my own agent I was selling with.
I originally spoke with Ollie back in September 25 when I first purchased the property, he explained more to me of the process than my own conveyer and what documents were needed. This was my first time going through this process of selling & buying.
The gent who showed me around the property was super too.
Whenever I called it was answered, spoke with Alisha, George and others. Their professionalism, knowledge and friendly service really stood out from all the other companies I was dealing with at the time. I couldn’t fault the team or the company at all. If I were to sell a property again I’d choose P&C going forward.

On the market for 2 years, 8 viewings

On the market for 2 years, 8 viewings, little feedback or thoughts about what might be preventing more interest. We asked for new details, we suggested dropping the price, we drove all the thought on how to get things moving.
Viewings were often at short notice, unqualified leads either not looking in the area or hadnt an interest in our property but had been convinced to view it. Rarely anyone available to do the viewings so we had to - not ideal. When someone was available, they knew nothing of the area, property etc. Useless.
When we finally left them, all they were interested in was the £300 to cover the photo/energy costs.
You'll be hard pushed to find an estate agent less interested in finding the right buyer, openly saying beyond putting it on the Internet, there's little influence they can have.
They need to refresh their understanding of what sales is. They act more like a checkout assistant than an estate agent.
Seller beware dont even bother.....

Binac Van Tonder

I dealt with Binac, mortgage advisor.
Great communication and nothing was too much trouble. Gave sound advice, very informative about all areas and made me aware of things I wasn’t.
Very helpfully through the whole process, not just with the mortgage, and genuinely lovely lady and highly recommend.

Poor estate agent

We have experienced extremely long delays and very poor communication throughout this process. We have been waiting since 6 October to complete on our house, with little to no meaningful progress. We were told that the case had been escalated to a senior case worker, but nothing changed and no improvements were made. Updates were minimal and often required chasing, which added unnecessary stress to an already difficult situation. Based on our experience, I would not recommend this company to anyone.

Pygott and crone

We used the Grimsby branch to purchase our new home. They are a great team. Explained each step of the way. Kept us updated during the process. I kept apologising for emailing them or phoning but they always said “don’t apologise “. We couldn’t have been treated any better. We would definitely recommend Pygott and Crone.

I wasn't going to write a review but…

I wasn't going to write a review but seeing as how they asked me to here goes: I am writing as a seller so this applies to their estate agency business which is separate from their letting business. I have moved a few times this has been the most stressful move of the lot, partly down to P&C and partly down to Stonebow Law, the conveyancers they pushed us towards - probably because they get a pretty big kick back via their legal arm - Pygott and Crone Legal services. Despite paying them over 6 grand they did not attend one single viewing, they only arranged 3. We negotiated with our buyer and got 5k more than P&C had suggested, it was no thanks to them. They charge extra for the media pack - another 300 quid, the guys that did that were exceptional but having paid P&C over 6 grand for virtually nothing you would expect that to be included. A couple of times simple enquiries turned in to shouting matches, it was very unprofessional at times. the only time there was any sense of urgency is when they sent us the final bill within about 5 minutes of exchange of contracts. Another thing that really wound me up was when they found out after the fact that our buyers had visited the property after their initial visit. P&C phoned to ask when it was so they could retrospectively put it in the diary. I got more angry about that than perhaps I should but it was clearly so that in the event of a dispute they could claim that they had done more than they actually had. So at the end of the day they got paid over 6 grand for what totalled no more than a few hours work, we did everything. A truly horrible experience that has left a very bitter taste in the mouth. Things took far too long, I felt every time I contacted them they considered me to be a nuisance. Yes, I am very demanding when I have to work so long to pay them to do so little but I just expect to be treated like a customer - I never really felt that.

Avoid



The communication from this agency is absolutely shocking. Expect to wait at least 24–48 hours for a reply to even the simplest of queries, which makes the whole process unnecessarily stressful.

On top of this, I was told I would have to keep broken furniture in the property, which says a lot about how little care they put into the homes they manage.

Overall, very poor experience — slow communication, rude service, no empathy, and no willingness to support applicants. I would strongly recommend avoiding them

Photo shopped

I viewed a house via Pygott and Crone that looked good on the brochure, but looked terrible in reality.
I know estate agents enhance photos but to photo shop them is not right.
The front bedroom window looked good on the photo, just a little too white on the left hand side. It was actually rotten.
The shower cubicle also looked good, but that too was full of mold.

Just had confirmation that our second offer for a home in Lincoln as been accepted.
All aspects of the transaction have been handled by Charlotte who has been very professional throughout the process.
Very pleased with outcome and 5 Stars for Charlotte.
As a retired Sales Manager I was very impressed.

Very happy customer

Cannot recommend this company enough. They sold our property within 10 days of it being on the market, fantastic promotions and incredible photographs.
From the start of the journey meeting Aiden who took a real interest in our journey and respected the fact that we were selling our long time home, through to liaising with Fiona and Lauren who are full of information and most of all support. Jonathan guided us through some stressful moments But he was always very reassuring and very supportive.
The thought of selling our home was a nervous one, but if we had to do it again in the future, I would not hesitate to use this company again. Thank you so much to all of those involved.

The worst experience ever

The worst experience ever. Went for viewing, after viewing went home to apply for property and its shows let agreed, literally 2hours after viewing.
Applied for other property no answers on emails, when call agent who dealing with applications was on holiday. At the end calling them someone else got property without letting me know that property is gone.
Applied for 1 more property, had to wait for some time. Call them , again agent on holiday, wait some more, no calls, no email , managed to reach them to find out property is gone again. Wasted almost a month waiting.

Fantastic Support Through My House Sale

I recently sold my house through Pygott & Crone Boston (Lincs) branch, and was very pleased with the sale process. I felt very much assured by Davis from the start. The team was professional and approachable throughout the process. They always responded to my enquiries and offered genuine support, making a potentially stressful experience feel much smoother. Their friendly and knowledgeable approach gave me confidence every step of the way. I highly recommend them to anyone looking to sell with confidence and trust. Big thanks to the whole team—especially Joe and Sam—for all their help.

Tenant - Horrible Experience

As a tenant, I would not recommend Pygott & Crone to ANYONE that is looking to rent a property.

Pygott & Crone, specifically Gabrielle who works for their rental team, represent atrocious landlords that treat their tenants as if they are a cash cow. I am a single occupant, under 30 years old, and I have lived in 5 different rental properties, this is the first one in my life that has claimed my security deposit; for something as silly as a missing light bulb.

I have stayed at the property for over 4 years, which when I moved in, still required work. The carpets were not cleaned, parts of the stairwell needed repainting after damage was caused by the previous tenant, there were no curtains on the windows (which I left behind after my tenancy) and the boiler was already on it's way out, but never replaced in the 4 years I stayed there, despite the fact I needed to let pressure into it practically every other day to maintain working order.

Pygott & Crone's post-tenancy report stated, and I quote, "Based on the duration of the tenancy, it would be unreasonable to make deductions to the tenant's deposit." and yet they allowed the landlord to do so for 3 light bulbs, an oven tray (which was cleaned before I left by a professional cleaner), gardening fees (despite having been moved out for 4 weeks in the height of summer), and costs for removal of an LED light strip that I left behind in the office simply because I thought the new tenant might appreciate them.

I was charged a total of £240 from my security deposit for cutting back a hedge, taking down an LED strip and repainting a single wall; despite the tenancy being over 4 years long. Pygott & Crone emphasizes an already terrible power imbalance between landlord and tenants, then claims they are impartial when they have the potential to protect young tenants that are already struggling in the current housing market; and as such I wouldn't recommend them to anyone. As guilty as the landlords they support.

Stay clear and do not use them.

Poor Service

Contacted Pygot Crone Holbeach to arrange a viewing of a property we were interested in. Told someone would call back. No call back. Called again and again told someone needs to call back. Again no call back. Called again and was told the property was not on the market the owners were ill and taken off the market. Checked a week later and still on their website and on Rightmove. Called and was told the property was sold. A few days later when my partner called was told the owners were poorly and had been taken off the market for a few months. Also sent 2 emails enquiring about this and another property no response.
Terrible service and appear to tell lies or make things up.
Shame as we are cash buyers
I wonder if the vendors of properties with them realise why they aren't selling
