DO NOT SIGN !!!

Firstly, room’s wifi was so bad that I couldn’t even watch YouTube on my TV. Because of the area the house was in, I couldn’t even buy a broadband because of the Canterbury area- I had to use my data with all my technology which was especially difficult as I worked remotely and needed a good service to earn a living.

This is what’s worse:

Also, I wanted to leave the tenancy and get a replacement to relieve me from the contract but this was rejected as I missed a “deadline” that The agency/tenants didn’t even informed about 2 weeks after finding a replacement like they requested I do!!!

Not to mention, there was a squatter in my room once I had left the property and it was only until the end of the tenancy that they put locks on each door- adding £100 arrears from me refusing to pay for someone already living in my room without my permission. Why not make the squatter pay? Why not make those who let him in pay the fees on their own transgressions ?? They could’ve simply called the police and had gotten him removed but the purposely waited so I’d owe them more money. (Iwas charged no arrears whilst he stayed in the property)

I do not recommend any students who are naive to tenancy agreements as I was to sign an agreement with regal lettings. Only sign an agreement when there is a protection plan for scenarios like mine and
landlords/agencies to support replacements.

We are sorry you feel you have had a bad experience but unfortunately contracts are in place for both the security of the Tenant and the Landlord. This protects landlords from Tenants just leaving without paying rent and upholding their obligations and vice versa. The civil issue you and you and your housemates were involved in, is a matter we will not comment on but a matter that was the causing and responsibility of the Tenants.

Ultimately the contract is between you and the Landlord for a fixed term, it is not the agents or landlords responsibility to source replacements should a Tenant wish to break contract. We were not unwilling to process a replacement however no replacement was sourced in time.

No Landlord or agent has control over the quality of broadband signal an area achieves.

Finding a property that you really like…

Finding a property that you really like can be quite tricky but that process was made much simpler with Regal Lettings. Megan Tomlinson, the lettings negotiator, was fantastic! She was very friendly and professional throughout the whole process. Booking a viewing was easy and Megan was very accessible and responsive to both emails and calls, which I really valued. Having spent a lot of time calling up different Estate agents , it was a breath of fresh air to work with Megan and Regal Lettings.

From start to finish Regal excelled

From start to finish Regal excelled. Having a “Rachel” (their sales progressor) who is dedicated, to not only keeping everything on track (even solicitors) but the clients informed was brilliant. They contacted me when they said they would, they returned calls and even read the meters for me. I dreaded selling from a distance (Hampshire) and am so thankful that I chose Regale. Thanks everyone.

I would give a negative rating if it was possible.
Absolutely awful lettings agent. DO NOT RENT THROUGH THIS COMPANY especially in Canterbury and if you are a student.
They expect tenants to live in appalling conditions. Take no responsibility for ensuring house is legally fit. Just pass back landlords legal responsibilities to tenants.DO NOT USE THEY ARE ONLY INTERESTED IN TAKING YOUR MONEY.

Dishonest and deceitful in the extreme

After months of Regal Rochester failing to manage my property, which included endangering the lives of the tenants by failing to carry out essential safety maintenance, I asked Regal how much it would cost to terminate the contract early. Regal first made up some fictitious costs they would attempt to charge me. When I asked them to justify these costs they tried to substitute a different version of the management contract to the one I signed, hoping I didn't have a copy of the original. Dishonest and deceitful in the extreme. Avoid Regal Rochester if you don't want to leave your property unmanaged and risk dead tenants and ending up in prison as a landlord.

Great Application Process experience

I just completed my application process with Hannah and she was super friendly and helpful. She answered all the questions I asked, responded promptly to her emails and in general was just great support! All the documents I sent were written clearly and I was given all the information I required. Very happy with their support!

I would absolutely recommend using…

I would absolutely recommend using Regal Estates. The process was made easy and straight forward. Megan Tomlinson was very friendly and helpful, she always responded to my emails quickly to help the process of finding a property as quick and stress free as possible.

Misleading advert - Helpful agent

Originally left a positive review as the process we had gone through to that point was positive when we were asked to review.
We had been accepted for a property that we had viewed virtually (which was beautiful!) we were so excited and went to measure up/view the property in person. We made the hour round trip and we’re unable to gain access - very disappointing! Estate agent did not have any keys and the tennant was not home. The agent that was sent on the day also had no knowledge of the property and was not very helpful.
We re-arranged and returned the following week, the property was in such a poor condition. It was obvious that the virtual viewing we had seen was taken when the property was newly renovated, it was such a false advertisement - the property we viewed was in poor condition and had clear damp and mould problem. We withdrew our application and subsequently lost our deposit, which we feel is unfair due to how different the virtual viewing of the property was.
Megan helped us throughout the process and was speedy and a good communicator, I just feel that this was an unfair service and other potential tenants should be warned that this system is in place. The footage was not up to date nor accurate.

Great customer service

Great customer service. Megan was very helpful and responded quickly to any requests we had. She had taken a video of the flat as we were unable to do a physical viewing and initiated the process immediately when we made the offer.

First-Time Renter in Kent

This is my first time renting a property in Kent, and I'm grateful to Tristan Taylor for helping me secure a very nice flat in Sandwich. He was polite, professional, and answered my deluge of questions about the property and of the tenancy application process.

I am very impressed with the standard of service thus far, and hope to enjoy this level of support during the remainder of my application and tenancy term. I hope to use their services again when it's finally time to move to a new place!

I would like to express my great gratitude and pleasure to the REGAL agency and especially to Julie Harlow.
Everyone who is onto the move feels as worried about the unknown as I did. But even after our first meeting, my worries disappeared, because I saw a professional, dedicated to her work, extremely friendly, polite, a person you can trust! Just AVOID Regal Estates in Canterbury

STUDENTS and TENANTS, just avoid them if you can. They are really terrible. If you are a tenant, they contact you with all sorts of unreasonable requests, such as vacate your house and leave the doors and windows unlocked for a viewing, or loads of viewings!! But if you need to get hold of them, you can't speak to the person you need to speak to, nor do they answer emails. They do not make necessary repairs and their demands are never-ending. save yourself the stress; choose a better agent. They replied quickly enough to this though!

Regal Estates Canterbury is the WORST…

Regal Estates Canterbury is the WORST estate agency that i have ever dealt with; rude, unprofessional, prejudiced against people of colour, and most shocking of all these are the most dishonest managers i have ever dealt with. At the end of my tenancy they tried to STEAL my deposit using inflated charges and i had to fight back through the TDS adjudicator; who embarassed them by highlighting that they were trying to end up in a better position through their charges. Avoid by all means, and if already with them, resist their attempts to steal your deposit.

I have used Regal Estates in Canterbury…

I have used Regal Estates in Canterbury for many years to manage my property. I cannot recommend them highly enough. They are professional, courteous and have always been available to both myself as a landlord and my tenants. My association with Regal has made being a landlord a pleasure. I have relied on them to deal with utility companies, trades people and liaise between myself and the many sets of tenants in the property. The house is now for sale and my relationship with Regal has ended but should I enter the rental market again this company will be my only choice. At every level the employees have been exemplary.
