Tenants: avoid this agency!
RentLocally is contributing to the utter exploitation of university students that is rampant in Edinburgh.
After being good tenants for 3 years, we cleaned our flat before moving out. Then, RentLocally told us they would be deducting £510 from our deposit for professional cleaning. They did not share the supposed quote they received from the cleaning company with us, or give us any explanation as to why the cost was so exorbitant.
We left the flat in far better condition than we found it. When we moved in, there was rat faeces everywhere, yet RentLocally claimed it had been "professionally cleaned".
(I saw another reviewer who had the exact same experience - seems like this is what they do!)
Then, they tried to pay us back a deposit which was less than the deposit we had paid (even without the cleaning deduction). They had logged an incorrect, lower, amount in their deposit scheme. This was not necessarily intentional or nefarious, and may have been a clerical error. However, that makes it no more acceptable. If we had not noticed, we would have been cheated out of an additional £520.
We successfully reinstated the correct amount, and negotiated the deduction down significantly, but not without a great deal of effort and wasted time on our part. Fortunately we had photo proof of the clean state we had left the flat in.
Throughout the negotiation process, RentLocally was totally incompetent and unprofessional. Why they are so intent on unfairly squeezing every last £ out of university students is beyond me.
Vile company
I attempted to rent a property in new Cumnock.
I earn £20k a month and the house was £700.
We were told due to how rural it was no one else had viewed in months.
Upon arriving we met a nice estate agent.
Upon ringing the office I spoke to someone who seemed to be very slow in guessing elderly.
She heard my age (24) and that we are self employed (6 years worth of books over a million in networth) and that because we were living with family could only supply a guarantor or financial reference, she just pulled out the card that “3 other parties were interested”
So I offered £50pcm more, the property had been reduced and she accused that of “pressuring the landlord”.
Immediately I knew this old lady had a discrimination issue.
I got my tech team to do some digging.
The night we first viewed the property (we spent £800 on a rental car and £400 on a luxury spa hotel as we were 100% certain we would get it. We even had the money laying about to pay 3-6month upfront) & wanted to experience the lovely viral local hotel we would regularly be dining at.
That very night after speaking to us they reposted the property to 4 new websites…
No other parties were interested as 6-8 weeks on the house is still available & we are going to the papers.
Blocked my huge social media’s as well.
Estate agents like this are causing the death of the UK housing market.
They are lucky we don’t sue and get compensation, probably cripple the company because by the looks of the reviews this isn’t the first issue like this.

I would happily recommend Rent Locally Edinburgh as I have found them to be professional helpful and friendly there will always be minor issues that arise with letting out a flat and I found that they were quickly resolved.

I've stayed in the flat since 2020. During this time, I put up with a water boiler that was from the 70's and extremely uneconomical, I put up with them leaving me for two weeks with no hot water due to a broken boost switch, I put up with windows, some of which were only single glazed. The property was freezing and every winter, I vowed I'd move out. In November 2023, I raised a query to have the ancient heaters (from the 80s) updated. Well, it is now January, and nothing has been done. Huge amounts of poor, miscommunication, cutting corners at all angles. Their online system for repairs is a logistical nightmare, and it's highly unlikely that you'll get a repair or maintenance within 2 months. Avoid. I know I will.
Bitter Sweet
The flat I rented was of a high quality and the application process was seemless. The flat was also in very good condition, a condition in which I kept it. Repairs were also done promptly.
However upon moving out, I was charged £110 from my deposit for cleaning costs, yet the flat had been professionally cleaned. 'Dirty' items included, crumbs on the floor, washing machine glass not wiped (?), and not having hoovered the wardrobe!
Very pernickity and a let down from an otherwise brilliant rental company. I left the flat in better condition than I received it ie I had many repairs completed which should have been done before my tenancy, such as fitting bath taps, fixing lights, the fridge and also having to live with a cracked bedside table. These things I did not mind, but it is quite ironic that these were acceptable but they ridiculously charged me for leaving behind a 'dirty' flat.
Discriminate and Unprofessional
One of the most unprofessional, discriminate and asking you personal question that are irrelevant. I ll say the lady on the phone she was purely racist. I called them for a property inquiry on Drygate Street Larkhall and she discriminate me. Not recommended. Don't trust them see the reviews. They will also rip your money off from you.

I had a viewing confirmation a week ago and confirmed the timing, however day before the viewing received an e mail from different person asking to confirm whether I am available for viewing if so to confirm , I did confirmed ,all if a sudden next day morning I received e mail saying viewing is cancelled, when I call them to ask for the reason no reason provided and no apologies either.. i traveled two hours all the way from Newcastle coz of this appointment and they cancelled at last minute which is very unprofessional

Do not rent with them if it can be avoided. We rented a house they advertised as a long term let - we uprooted our whole family including two autistic children who struggle with change, only to find out 4 months later that it was actually a short term let.
The landlords informed us through text that Liz from rent locally knew all along this was a short term let and she had lied to get us into the house.
They had small cameras on the roof that they never mentioned. this meant that the whole time we were there, up until a light come on one night and we noticed it, they had the capability of spying on us and when the camera come on, we felt that it was likely they did. we went into the attic and found it all up there, plugged in and hidden.
The house was advertised as unfurnished, however they left numerous items of furniture which we were told we could move. They have now deducted money from our deposit for moving the furniture.
it was advertised as having a two car garage - we arrived to find the majority of the owners property in the garage. no room for cars or items of our own. when we asked for it to be moved, we had months of messages saying it would be moved soon and then told they plan to sell the house so will be doing a no fault eviction to get rid of us as they want to buy a house in Devon.
Far too many issues to list, however this is the worst of them. they done the usual stuff to keep some of our deposit such as say we hadn't swept a floor properly and the old "oven wasn't cleaned to our satisfaction". but we kind of expect that from agencies such as this. However the way we were treated was shocking.

You have a property for rent in Avon Road, Edinburgh. I thought I would have a look at the flat on your web site, two of the pictures of the inside of the flat were on their side!! And there were no pictures of the living area. What are you playing at? You are not going to visit a property that you can't see a picture of the living area.
PS They obviously give a franchise to anybody with 40k, tip move the IKEA bag.

Initial phone call from Company demanded 2 months deposit as student and working part-time. very intrusive on questions regarding income, very rude and would rather be homeless than rent from this company.

After seeing a property the very same day it was listed, I contacted them straight away.
Was told over the phone that information about property (if it's pet friendly) is something they do not discuss over the phone.
Was told to wait for them to come back to me.
After 9 days of silence and me calling multiple times just to be told the same thing and ever even made it to the "Lettings manager" they telling me the property is not available anymore even tough it is still being listed.

My experience with this agency was not nice. While the apartment we rent was nearly repainted and the fresh carpet was laid, some works were left undone which we mentioned to the agency but was never attended to.
They also lied about the EPC rating of the house on their online ad and only did we get to realise it was EPC E and not D as advertised.
They added £25 to the advertised rent when were about to make payment. They claimed the landlord increased it because it was a sort after property.
When we moved out, we emptied and cleaned the house, then sent them images as proof but they claimed it requires professional cleaning and repainting for wear and tear (mentioned the white doors are dirty) and debited from our security deposit.
Also, we recently realised their negative review of us was the reason we have not been able to secure another house. They claimed we left the property in a horrible state and they had to do deep cleaning.

This is a joke of a company where the owner john covers up his employees mistakes. His maintenance staff has been physically abusive. When i reached out to the owner he was an arrogant man who backed his staff up. Absolute disgrace. Would never recommend this company. Disgusting. Maintenance man attacking a teenager.

Where do I start, this company is a complete joke. They are all nice getting you into the property but once your in they quickly lose interest. Any repairs or requirements take months to complete. The icing on the cake for us was being served the itemised list of what they are planning to deduct from your deposit. This price list is only shown to you on departure from the property as if you saw it before signing the contract you just wouldn't go near them. They are as crooked as they come. Flat was left absolutely spotless with zero damage (I lived there for 4 months) yet they still managed to find something to charge for. I would sincerely advise anyone looking to rent to stay well away from this unscrupulous band of thieves. I also would like to add that they make out we have left a little cleaning to do ( which is nonsense ) yet the property was manky when we moved in with sticky kitchen cupboards and half finished painting around sockets, dirty soap trays, toilet seat covered in thick dry pee that was like sticky honey. I honestly think they are deluded that the flat they handed to me was cleaner than the one I handed back. we have even spoken with previous tenants who we found out are people actually we know, they experienced the same issues with the sneaky charges when you move out. Avoid this company like the plague.

Terrible customer service
Terrible customer service. We were near the top of this list for a viewing given initial reply. My partner emailed and phoned them twice regarding viewing, over the course of 3 weeks on a house that was "available now" No reply whatsoever and now the house has been taken off the site, guess they have a mate who needs a house.
pathetic !! avoid !! Lucky escape.
