The worst rental experience of my…

The worst rental experience of my life!!!
Do not rent from these reprehensible people under ANY CIRCUMSTANCES!

I suffered without air conditioning for 4 weeks during the summer of 2022, then 7 weeks in the summer of 2023, then 16 weeks in 2024 from April through July...(IN FLORIDA!!)...while this company was bickering over the cost of the repairs. I finally escaped when I purchased a home later in 2024. I BEG EVERYONE WHO READS THIS...RUN AS FAST AS YOU CAN FROM THIS AWFUL COMPANY!!! If I could give them ZERO stars, I would!!!

Worst Experience Ever. Do not rent with them!!

I rented a house with them for 3 years. I could write 1000 lines about how things went wrong but I do not want to waste my time with these scammers. The first thing is that the AC did not work multiple times, obviously it was 3000 years old, we were two days without AC at 80 degrees inside the house, because it was not a priority for them due to their policies. When they sent us the technician, he told us the AC worked fine, the problem was that it was too sunny. That was their answer! We had to tell them to leave and not come back!!. Finally We decided not to renew and they said that the house was damaged and we did not give them a 6 month notice for that reason we owe them 3 months!!! They are the worst experience ever, I hope they go bankrupt as they are professional scammers. They live scamming people and stealing from them.

This company does not even deserve a rating of 1.

If I could I would rate them under one star. They took advantage of my elderly and sickly husband. A lady by the name of Sherry K. coaxed him into paying.some type of deposit over $300. After I spoke to a realtor friend, this company told my elderly husband that the property he had been promised had already been rented. They kept the deposit and other amounts of money that they scammed him into paying and tried to say that it was going towards another home nearby. We really don’t have the money for a lawyer and my hope is that someone stops this company/person OK thank you I from taking advantage of vulnerable unsuspecting people.

To make a long story short

To make a long story short, I haven't had AC in over three weeks. They sent a third party vendor eventually, but the vendor said they needed a part to complete the job. That was over two weeks ago. Whenever I contact them for an update, they tell me to contact the vendor (why is this my responsibility?). When I contact the vendor, they tell me they're still waiting on the part...RIgggghhhhttt...I think I've been more than patient in regards to this issue, and this is a clear violation of tenant laws in the state of GA.

My shower has been down since…

My shower has been down since 06/03/2025 and Progress Residential still has not fixed the issues. I am writing to urgently escalate a series of unresolved issues at my residence. You can pull up my contact information via my service number J006612499.

Progress Residential has sent out three different plumbers from different companies, seemingly in search of the cheapest repair option. Meanwhile, the shower still has not been replaced and ceiling is still wide open in downstairs guest bathroom and laundry room. Water has leaked behind the shower tile, affecting the downstairs ceiling, and there is mold behind the tile in the bathroom.

Progress Residential has sent out three different plumbers, and still has not approved any work orders for the work to be completed, while putting my health at risk.

High Priority Plumbing Services dated on 06/06/2025 and 06/11/2025
1-800 Plumber of Marietta dated on 06/13/2025
GA ProServices dated 06/20/2025

All three companies informed Progress Residential they can replace shower and submitted their estimates. Progress Residential has refused to approve any estimates after all three companies have evaluated the issue, submitted picture along with video footage, and clearly informed Progress that:
The shower must be replaced
Water is leaking between walls from upstairs shower to downstairs guest bathroom and laundry room.
The sheetrock behind the tile is compromised and needs to be replaced
There is toxic mold that needs to be remediated immediately
The drywall in the guest bathroom and laundry room remains wide open, leaving us exposed to bugs and creating additional health risks.
All three companies have stated they are fully equipped to complete job, but Progress Residential has not approved work order. Which is unacceptable. I am requesting:
Removal of mold/tile
Shower and door replacement
Drywall repairs in the guest bathroom and laundry room
Please address this matter without further delay and bring the property up to standard health and safety codes.

I agree that they are a scam regarding…

I agree that they are a scam regarding the conserve requirement. There is zero reason for the service. I requested a change in trash service due to the extremely high rate they choose for me. I have contacted them 4 times over the past 2 months. They are still charging me for the previous service I no longer use.

Application Cancelled Due to Unconfirmed Availability

Our application process was completed, and we signed a holding fee agreement. However, just a week later, we were informed that our application was cancelled because the current residents decided not to move. This indicates that houses were being listed and applications accepted without confirming their actual vacancy and availability. This was a frustrating and misleading experience.

Where should I start.Lets start with the customer service .. the reps hang up in your face and have the nerve to send you to the survey . Being that cocky shows there is zero leadership in this company . Three applications and 3 application fees later . My mother who is 71 yrs old with a section 8 voucher was denied all three times with two strong guarantors attached to the application . If this company accepts Housing , why would they want an 800 credit score from a 71 yr old woman who hasn’t used credit in 20 yrs. This is why she had a guaranteed housing payment set up . The reps had one lie after another . From the app got cancelled due to no response , to the guarantors were not strong enough (who are Superintendent's ) by the way . Yet they rent to scammers . A house next to me belongs to Progress . The ppl moved in and out within 7 months . I asked the girl why she said eviction but proceeded to show me another PROGRESS house that she was relocating to . WOW !!….. so u can’t be legit with them . U have to be a scammer or something in order to qualify .If anyone reading this doesn’t believe me . Call them and see what kind of service you get .

DO NOT RENT WITH THIS COMPANY

If you’re considering renting from Progress Residential, please read this first.
I currently live at Charlotte, NC 28269, in a property managed by them. The entry stairs to my home are broken — with one step completely missing — creating a serious safety hazard. I reported this issue on May 27, 2025, and despite multiple follow-ups, it has remained unrepaired for days.
This isn’t just poor service; it’s neglect. I’ve had to begin contacting housing authorities just to get a dangerous issue addressed. I’ve also discovered many others have experienced similar delays and unsafe conditions under Progress Residential’s management.
If you value safety, timely maintenance, or professional property management, I strongly urge you to reconsider. Document everything if you're already a tenant — and be prepared to advocate for yourself.

worst scammers

These scammers force you to use utilities and trash service through them and charge you 3 times the amount that it would cost if you signed up for service directly with the utility providers. Regular trash pickup costs $50/mo when I called Republic. These scammers forced us to go through their contract and charged us $158/mo. Same with electricity. They charged and extra $50 administrative fee on top of what the electric company charged.

Age Discrimination

We fell in love with several homes and were ready to apply, but one of the people on the lease is 88 years old and has an infected eye. Because of this the AI verification system was not working for him. I called the next day to see if he could come in and verify a different way, and they told me no, if we can't use the system, then that's it, we can't rent from them. No work arounds for the elderly, nothing. This is age discrimination, and they are losing good tenants by being so uncompromising.

Progress only cares about getting their monthly check!

I have Progress renters on the back side of my home & on the right side of my home.

The trees on these rental properties are not maintained by Progress. Some of these trees are massive & invade my property which is destroying my gutters, pool screen, master gutter, my grass & landscape.

It's completely UNFAIR that I should have to pay a professional to remove limbs of this massive tree that is in MY AIRSPACE over my fence.

Additionally, this tree is blocking the view of the pond which is violating the HOA for our neighborhood. The address of this rental property is 304 Carolina Jasmine Ln, Saint Johns, FL, The Vinings subdivision.

We have had nothing but problems from this rental company with the trees not being pruned & maintained.

The law in St Johns County, FL, is that any tree or shrub that violates a neighbor's airspace due to massive, unkept growth can be cut /pruned as needed to protect the neighboring property.

I agree that Progress has NO IDEA of how to responsibly maintain Florida homes.

Unfortunately, Progress is running down our neighborhood & many others because they just don't care how the properties are maintained PRIOR to a new tenant moving in & while they are renting.

One of the worst rental experiences – avoid Progress Residential!

I've been renting the same house from Progress Residential for the past 3 years, and it’s been a constant headache. The appliances are cheap and outdated. One day, the freezer handle literally broke off just from me opening it. I didn’t yank it or misuse it—it just snapped. And instead of taking responsibility, they told me I had to pay for the repair. I have no idea how old the fridge is, but something that breaks from normal use shouldn’t be on the tenant.

Maintenance is a joke. I’ve made so many requests over the years, and either the maintenance guy shows up late or the work is poorly done. They patched a wall and left it a totally different color from the original paint. When I asked them to repaint it properly, they said it was “cosmetic” and refused to fix it—so now I’m stuck with a big, ugly patch on the wall.

The dishwasher they installed doesn’t even fit right. It’s loose and wiggles around every time I use it. Some of the doors inside the house have started shifting too, so they’re hard to close. The quality and upkeep of this property are seriously disappointing.

And if that’s not enough, they raise the rent every single year—despite all the ongoing issues! Honestly, if my kids didn’t have to change schools, I would have moved out already.

Save yourself the stress and look elsewhere. Progress Residential is only interested in collecting your rent. They don’t take care of their tenants, and they definitely don’t care about quality or service.

I may have dodged another bullet

I have not spoken wit an agent in iver a week now, but I am glad I checked your reviews, as I am currently ending a lease with anotheer large rental company, whom Iam sure will use my early departure for their financial gain. I wish we could avoid dealing with shady realty companies, but then again, they have never had a tenant like my husband. It.
I won't continue reaching out anymore.

DO NOT RENT FROM THEM!!!! THEY ARE TERRIBLE

I was away on military orders overseas for 9 months and my wife lived in the property from these A*******! I told them in advance my situation, and when I returned they had an issue with her moving out and they refused to work with me. The military DOES NOT give orders for returning from overseas deployment. They only give orders GOING TO the deployment. So they took that out of my deposit. Then they proceeded to take EVERYTHING out of my deposit to pay for bogus costs (Painting door black, cleaning vent, adding mulch in yard, cleaning fee, etc) then when i told them I HAD A PROFESSIONAL CLEAN THE HOUSE AND THE RECIEPT WAS LEFT ON COUNTER LIKE THEY ASKED US TO DO, they still didnt take the cleaning fee off. they refused to work with me on the fees, they refused to work with me about my orders, and they refused to let me speak with anyone over the phone. THE WORST LANDLORD COMPANY I HAVE EVER HAD THE DISPLEASURE OF WORKING WITH!!!! DO NOT RENT FROM THEM!!!

Horrible

I reported drainage issues for my property for 4 months. and each time a technician came out they looked and said there was nothing wrong despite me informing them of the kitchen sink not draining, toilets over glowing and water coming out the sink when the dish washer was running. so I began taking videos and pictures in hopes of eventually getting a technician that would remedy the situation. when the last technician came out, they tried to say they see nothing wrong again, so I showed him all of the pictures and videos. he stated he would snake the pipes in the kitchen. after doing so he stated there was a rag in the pipe causing the concern. but I have a filtered drain to accommodate the house not having a garbage disposal so there is literally no way possible to place a rag in there. the technician stated he noticed that and he did not know how it got there and left. next thing I know there's a $300 charge on my account for plumbing. I have called progress residential so many times and opened up so many cases to get the charge removed and they've given me 3 excuses so far as to why they can't remove the charge. none of the reasons acknowledgIing that there literally isn't a possible way to get that rag in the pipe. one representative stated to pay it and they'll look into reimbursing it. that's crazy!!! this feels like retaliation for being consistent in my work orders to ensure the situation got remedied. property management does not care about managing their properties they care about you not being a hassle. I'm so disappointed in this company.

We have lived in of the properties in for two years …

We have lived in one the properties in Ga and the experience with this company has been horrible. We continue to have air conditioning problems for the past two years. The do not work on the weekend or nights for emergencies, however their policy states that they do.

Not a fan of the misleading listings

Five stars for the customer service. 1 star for the company policies. Do not pay the $500 holding fee for a house that’s not available now. My experience is that I paid the holding fee for a coming soon house with an availability of 4/21. Then, as the date approached, the date kept getting pushed out. This was not okay in my circumstance of having to give a 60 day notice to the current place I live. The previous tenants moved out several weeks ago and I never see anyone doing work at the house. No sense of urgency regardless of how many times I communicated that I was about to be homeless. I ended up having to secure a place to live through another route and lost the $500 holding fee. If you go with the company, get a ready now house.
