They have my house listed as being ready to move in on September 14th when the house has mold and instead of fixing the issue they are trying to push me out and not fix it. This company is the worst at repairs everyone is unprofessional and they don’t respect the rights of the disabled persons and don’t make reasonable accommodations for disabilities at all. They just want your money good luck on getting the house repaired if you have problems.
We have officially moved out. We received over $1700.00 in alleged "damages". EXACTLY like I stated before, as soon as we moved out, we would be blamed for the horrible repair jobs and we'd lose our deposit, and I was correct. We received a charge for $450.00 for carpet replacement to the living room, $450.00 for PAINT, $130.07 for "cabinet damages" in the kitchen, $73.38 for cabinet repairs in the bathroom, $50.00 for drywall repairs, $450.00 for interior cleaning, $40.00 for trash in the garage, and $40.00 for trash in the house. They caused the damages to the carpet THEMSELVES. THEY ripped up the carpet and laid thinner cushion in place, which caused our carpet to be uneven. The only paint would have been the touch up paint that ANY rental has to do because of wear and tear. I have no idea where the cabinet damage came from. The cabinets looked exactly like they did when we moved in, all functional and all hardware attached. We patched all the holes when we removed our TV mounts, pictures, etc from the walls. I am not sure what repairs they even had. We hired a professional carpet cleaning and interior cleaner before we left. We paid $400.00 out of pocket for that and left the receipts as instructed on the counter when we moved out. They are claiming we did not supply receipts and that is why we were charged $450.00. There was ZERO trash in the garage or house! A few items were left because they were there when we moved in!!! The only thing on the property was the fence boards THEY left when they FINALLY fixed out fence in July, after a storm in May. I knew this was going to happen to us. But from reading other reviews, seems Progress does this to EVERYONE when they move out. This house has foundation issues, and I reported it back in 2022. I was told it was cosmetic, but now we are being charges for issues they claimed to be cosmetic. I called to speak with someone, and Edwards blatantly told me the lady for disputes closed our case in "error" and she has 2 days to respond to us. I emailed her on August 14th and it is now August 19th. I am pretty sure that is more than 2 days. I have emailed her 3 times with no response. He also could not give me any details on what I was being charged for, specifically. Everything is in code and nothing has a description. I then spoke with Michael, a manager, and he could not give me details either. Told me I need to be patient and wait for someone to contact me. How long do I have to be patient and wait to be contacted. Everything with the disputes is done through email. This company is such cowards, they won't even make a phone call and speak with you. I was told several times there were errors or mistakes made with my case. This company is absolutely the most unprofessional company I have ever dealt with.
I had to rent from this company because they had a monopoly on the market I was moving to. I was immediately skeptical of the 38-page lease; but again, I needed that particular location for a business move. This corporation is a slum lord with a legal team that writes pre-nups for billionaires. They ride the legal line to the edge, and breach all ethical boundaries. I am a homeowner that travels for business. I have rented countless properties in my business endeavors without issue. Please beware of this company! I would sooner park my car in a truck stop and live out of it before I do business with this company again! Honestly, there has to be enough people that have complained for a class-action lawsuit. They need to be put in their place.
If I could give zero stars I would. Our relationship with Progress started out strong. They were quick to approve my application to rent a brand new townhome in Lutz, Florida. Our house that we lived in for the last year was beautiful and I would have considered living there forever had there been a fenced in yard for my dogs. Our neighbors were friendly (except for the HOA mole who thought he was some type of military general). We decided in Jan. that we would build a home and in June our build was complete. Per our contract we gave them proper notice and reviewed all of their move out literature/videos. Approximately one week prior to our move out, they required us to download an app which required us to take pics and submit them room by room (including exterior). This company also REQUIRES you to have a professional clean the house and carpet upon move out. If you do not have that done and provide receipt proof, their charge is $450.00 deducted from your security deposit. Honestly it would be cheaper to have them take out the $450 vs. hiring professional carpet cleaners and house cleaners. None the less, I did my part and had Stanley Steamer come in for the carpets. I, myself did the deep clean, and we painted it from top to bottom, re caulked around the tub and sinks, cleaned the garage floors, and even steamed out the dirt from the lip on the inside of the windows. The house was cleaner after we left than before we moved in. We submitted our move out pics on July 20 and our contract ended on July 21st. We paid for 21 days of rent, 21 days of pet rent, and 21 days of progress smart home. When it came to our final BILL, they deducted $450 for cleaning and $250 for paint touch up. When I asked for their proof on what was left dirty OR unpainted they refunded me that $700.00 and provided no evidence for their charge. I went back into the portal and then found that they deducted another day of rent because I completed their app on the 20th and not the 21st (despite me paying for 21 days). In the end, after several back and forth emails and calls, they are still deducting 122.00 from my final return deposit. I am patiently waiting for an explanation to their deduction but have had no luck in getting a response. Also, I have not seen a cent of our deposit yet and it has been over 15 days (Florida law gives 15 days). I OWE NOTHING. They are stealing my money and from what I can read, this is happening to others as well.. PLEASE DO NOT RENT FROM THIS COMPANY THEY WILL SCAM YOU OUT OF MONEY..
Still waiting on emergency repairs a week later after being told someone would be out that day.
After spending 2 years with Progress Residential, all I can say is RUN from doing business with this corporation !!!!!
Also, make sure you have a lot of extra cash on hand if you do rent from this dishonest corporation because to make billing easier for them, they will bill you for four months of future utility charges at the end of your lease. If you can't pay for 4 months all at once, they will actually charge you late fees for future bills that haven't even been created yet. Also, make sure you save absolutely EVERYTHING !!!!! Especially make sure you save every payment you make and every penny paid through their system complete with with dates and invoices and screen prints This corporation is less trustworthy than gas station sushi. They will rob you blind through double billing ... Their 3rd party utility payment company is horrible and bills you sporadically. Progress uses the confusing billing process they have created to double bill you and add duplicate charges for sewer, water, and trash. You must prove to them it was paid correctly and if you can't prove it, they will take advantage of you. They will also double bill you for the smart home feature. It is charged both to your rent and to the utility portion of your monthly billing. To keep you from getting your bill corrected, they will put you on hold and just leave you there till you hang up. My record before giving up 1 hour and 36 minutes on hold.
If you have any option other than Progress Residential, go with the other option. Progress is everything negative you can imagine about giant rental corporations and they will rob you blind. I only wish they could be given a rating in the negatives.
I would also like to add how horribly they respond to maintenance request. This home has a phenomenal back yard with lights and a kitchen and grill and electric power everywhere but nothing worked. Also the fence is severely leaning. As a condition for our move in, we were promised that the fence would be repaired and that the other back yard features would be in working order. All work orders for the back yard were canceled. For the fence, we were told that despite sending pictures and a detailed explanation of the problem, there was not enough information sent to explain what a leaning fence was. If anyone can help me better explain what leaning means and what a fence is, please let me know.
They are greedy corporate landlords make it impossible with fees to keep up then file for immediate eviction won’t accept rent assistance even though it says so on their website
We rented from Progress Residential for 5 years. Let’s start at the beginning: our home was filthy when I moved in. I had had to bleach everything before I could even use it. In the first week, we had issues with broken refrigerator (lost $300 worth of food-was promised reimbursement NEVER received it) and broken tiles in the home, they eventually replaced them. Then covid hit.
We had only 2 burners working on the stove, informed them, it took almost 9 months to get stove replaced. When my wife had her stroke in March, we went down to ONE income and we’re late several times always paid fees, had to have rental assistance approximately 2 times and they worked with us. Then this year, we called and let them know we would be late with rent due to my hours being cut at work and next thing am being served with eviction papers. Although we paid everything to them, they never informed their attorney or the court and hit us with fees that were never included in their court order and so we had to pay additional $920 which we had to borrow but we paid them.
In March paid half of my rent on the 4th and they withdrew it on the 7th. after being on hold for 45 minutes to speak to a representative, they said as long as we paid the balance by the end of the month we we ok. Two days later, someone named Erika Jones from the charlotte office decided to jump into my conversation with the corporate office in AZ and filed eviction papers AGAIN even though we were in weekly contact with the corporate office. She overruled everything the AZ office stated and we went back and forth about For 3 MONTHS about the amount of money owed. In court in April, they asked for the possession of the property NOT THE RENT, we sent ALL money owed and they kept sending our money back and then when they asked for the future month rent, which we included in the payment, the AZ office told me verbatim that they misplaced our funds for 2 weeks and when they found it they returned it to us on MAY 6th!
Although we were NEVER NOTIFIED about any eviction or writ of possession through out this WHOLE ORDEAL, Ms Jones FINALLY sent us an email on 5/6/24 stating she had filed a writ of possession and we needed to speak to her before sending her anymore money. Since we were told this, we had 72 hours to vacate our home and after 5 years we are HOMELESS WITH 3 sick kids and a wife still recovering from her stroke. At the END Of May, we received a letter from their attorney stating Progress Residential wanted possession of our home and we had to move out. They were already notified that we had left. We found out AFTER the fact that Ms. Jones NEVER FILED A WRIT OF POSSESSION against us in May.
We were informed TODAY that on JULY 28th they filed eviction papers on us.This company is CROOKED and DEVIOUS and misleading on their intentions. I tell everyone that asks about them to stay away, especially from Ms Jones who needs to remember that karma has no time frame. I have copies of ALL her messages and emails.
Now we have an 2 evictions on our credit and are unable to find a home. NEVER in my lifetime did I think that we would be homeless and having to live in our cars and hotel rooms while dealing with sick family members. I know that I once said I would not be a part of the class action lawsuit against Progress Residential, but after what Ms. Jones did to my family, I have reconsidered my position and I will also be contacting my Attorney General for NC and take action against them.
Here is a record of our experience. We are currently living in a home with no access to water, without running the risk of having raw sewage flood our living space again.
July 18th- first service request due to flooding w/pictures attached. No one was sent
July 20th-called emergency line to further stress the seriousness of the flooding. Technician was dispatched. Snaked the drain and reported no clogs or obstructions
July 29th- second service request submitted for flooding with pictures attached, soonest option was the following day
July 30th(day)- third service request, came about 5 hours later, snaked the already-cleared drain, house flooded again 3 hours later
July 30th(night)- called emergency line for substantial flooding and was told someone was being dispatched. They never showed up
July 31st(day)- called to report continued flooding and the fact nobody had come out the night before. Fourth request submitted.
July 31st(night)-After nobody came all day we called the emergency line and found that they called someone about the floors (non-emergency) rather than the plumbing. Fifth request submitted
August 1st- plumber came and snaked the twice-cleared drain, no blockage found. Plumber thinks the entire underground line in the back yard may need to be dug up and replaced. Flooding persists after plumber leaves
According to an article by Pest Stakeholders, they have recently lost a lawsuit due to over 600 under-maintained homes in Minnesota with similar or worse living conditions.
We have made requests to transfer homes and have been told by numerous people that they are doing something about this and they have not done anything. I have submitted a formal complaint with the Texas Housing Authority because our home is inhabitable.
DONT rent with them. They won't pay attention to any damaged made by its property. A tree fallen into the house 3 DIFFERENT TIMES and they didnt care about it

I was a tenant for 10 years and took excellent care of their home only to get screwed over with all kinds of fees in the end. They said dont clean the carpet its fine, then charged me 175 for it, also said i didnt fix sheetrock when i left which mind i do it for a living so i knew it was perfect another 175. Maint fee of 75 for work they never came to do which was suppose to be done after i moved. 782 insufficient notice fee because they noted i never gave them 60 days notice when i emailed and called and never got a response for. Charged me 588 dollars for 3 days !! 3 days of rent !! this is at 1808 a month and even if it were 2300 it would only be 74 dollars a day. This place is a scam and they will use and abuse you every way they can, why do you think they refuse to give a number for past resident disputes or issues. Email is all you get so they can hide behind the keyboard and continue to screw everyone over they can get into a house. Think very carefully before you decide to get involved with this company !!! BEWARE !!
This company is horrible to rent from. The require that you give them your bank log in and password to set up your payments, or charge you crazy amounts of fees to pay with credit cards and wont' accept checks from a bank's bill pay.
They are not great on maintenance either. These are cheap homes and things keep breaking with normal use. They are trying to charge me to fix things that are being used appropriately.
When RentProgress took over my lease they didn't communicate what the steps were to set up anything, they are a call center whenever you actually need to talk to someone and they don't know what they are talking about.

Trying to get Progress Residential’s attention.
We have told them that there is a leak since January 2024. They patched up an outside faucet that did not fix the problem.
Our bathroom ceiling started leaking when the snow was melting. They came out 3x for 3 seperate complaints, when they finally decided to replace the roof.
We have had standing water for a period of time in our basement. It has spread to three rooms. They came out and “fixed” the ac that was causing this. The AC wasn’t hooked up properly and caused a body of water to accumulate under the AC unit which poured into 3 rooms.
They refuse to do an air quality check because they claimed their team did all of the required measures to make sure it was in good liveable conditions. They did not dry out the floors, nor did they fix the leak at the time. The plumber they hired told me there is a significant amount of visible water damage throughout this whole house and an air qualify check is extremely important. Progress denied us from being allowed to get an air quality check. I told them I would pay for it. It is better to address this now before it gets worse. It will end up costing them more money in the future and I am willing to help in anyway that I can.
Our ceiling started leaking in the basement in an unrelated incident. They came out and found the leak for this problem. There is still a hole in our ceiling. And the lines are not fixed (we can not use this water line, so we can not water our outdoor garden that we spent time and money on)
Remember, they assured us the job was done correctly and now our ceiling is pouring water and we shouldn’t be concerned of mold. When they did nothing to dry any of these other incidents.
This is 5 seperate leaks. I’m pretty sure a simple air quality check wouldn’t be too much to ask. Why is no one listening to me?
Please kindly share this far and wide and maybe someone will take the health and safety of not only my life, but my children’s lives seriously. Mold can and will cause debilitating, permanent damage to a persons quality of life and they seem to think this isn’t a serious problem.
just tried to rent a home from them a month ago and I specifically asked a question before applying for the rental application. And I did not want to apply unless I had true facts information before applying so I would not loose my app fee . But after I applied and got approved for the rental property it turned out to me they lied to me false information after I applied and got approved and paid my app fee now it was false lied information given to me and I lost my app fee for the rental property. They took my app fee after they lied and gave me false information they just wanted my money . And then they said they would give my app fee back because of the false information now they change they mine to refund my app fee . This company is full of lies and will snatch your money in seconds please do not apply here I promise you now I’m block from emailing the company and I’m block from calling them . So sad awful
I have been living at this house for three years now and I would like to share some updates on this money-sucking company that does not give a damn about their renters. Progress has been extremely difficult when it comes to charging you. Let's start with the smart home. They charge us $19 a month to have access to it. But they have NEVER sent me an invite to use it in the past 3 years I have lived here. They tell me to call Rently and Rently tells me to call progress. They refuse to help me with it and send me the same instructions EVERYTIME. When I explain to them that the instructions do not work, I get ignored and they close the case. I'm also still being charged this and they REFUSE to refund/credit me back the money on a service I have been paying for but can not use. I also have had to open MULTIPLE cases just for this one problem and it keeps getting ignored. Another issue is I was on the phone for over 4 hours trying to communicate between Progress, Conservice (the utility company they use), my city for power/sanitation, and my county water. I am getting double charged for sewer and water because our county was late to turn in the information or Conservce. We should not have to pay double the expense because someone else was late to turn in information that is out of our control. All they have done is open a case and said that they can't do anything and have closed the case. Then in April 2024, the sanitation and electricity were in my name. I did this because Progress charges you $50 a month for not having this in your name. So I transferred it over and paid the city for each month. But for some reason, Progress is still charging me the $50, for electricity, and sanitation as of July 2024. They refuse to take off the charges. Progress never gives you a direct answer and will just open a case for you. Then they will close the case without a solution. Also, most of the time they don't give you a case number if you ask, and the case number isn't attached to any information so you have to keep note of that yourself. Their whole system in how to help people doesn't help and it's a way to ignore their renters. When they do rarely help and send someone out to take a look at your home, it takes about a week to schedule someone, then another week to get a response after calling/ emailing them asking about it, and then it's a progress residential representative and not a handyman so it will take another week or so, and then before you know it, it's been a month without your problem being solved. Oh, and the representative only can come in during the hours of 8 am-5 pm. Most normal people work during these times and can not afford to take off work just to talk to someone. Progress will charge you up and refuse to do anything about it then will try to evict you. DO NOT RENT FROM THEM PLEASE!!!!

This company will ask for bank account info so they can verify your income. They will ask for your permission to contact your bank, both savings and checking accounts could be compromised and your money stolen. They DO NOT accept internet copies of your Soc Sec Retirement.
I had an all around terrible experience they told me I was approved and denied twice and which sounds crazy because of the way I uploaded my ID I was denied went back in up loaded it correctly and was approved mind you they DO NOT CALL like most places they only email 🚩 red flag number one !! So now I’m approved and they give me a run down it’s already $300 paid holding fee and application asking $4300 all wasn’t due immediately it was 7 days before move in so I had time submitted $2550 for them to withdraw from my account being the other options the fees were ridiculous!!! I check my account days later it shows they tried to take the funds but because $4 was missing it went back so I thought being it was being drafted out whatever was suppose to be there was on me and you know like most things it’s up to you or your account will be in negatives if what I’m saying made since .. so once I saw that I immediately resubmitted another payment for it to come out immediately don’t you know these people sent me a email stating my account was closed due to NSF and I was placed on a DO NOT RENT LIST I attempted to reach out the agents hung up on me and ones who approved me originally stop writing back in email .. I still don’t get it I had one person reach out and she said when you are drafting funds whether it’s there or not it’s coming out and it’s on you to make sure your account is in good standing .. she was unsure why and what happened also but they get this rating because after I resubmitted the $2550 the funds came out but they booted me from the payment login in and shut down my access to anything so I had to call .. a agent argued me down that I forfeited my rights to the funds being it was a NSF I’m like you sound crazy !! She refused to let me speak with a supervisor that I asked for 3 times and then turns around at the end saying the money is in limbo blah blah blah you have to contact your bank to dispute luckily my bank was understanding but the hassle to rent and get explanations of anything is why they deserve this poor rating I’ll be posting on the BBB also because all I wanted to do was rent honestly I didn’t deserve the hassle
I recently moved out of a Progress Residential home and until this moment I would’ve recommended them. However, they are now trying to screw me out of more than $1700 of my security deposit refund after being in constant communication with their staff during my move out. I was moved to another state for work. Notified them as soon as I was given and accepted the job offer, the representative said to not worry that the notice was less than 60 days because I was in good standing. My lease was fulfilled, rent was never late and house was left as good as before. Now they are charging me $1755 in an “insufficient notice fee” and the house was rented within a couple weeks. I have sent a dispute of the fee so we will se what kind of company they are to their tenants who abide by their leases.
I am a current progressive tenant and I moved from one property to another . When I moved in the first property it was not cleaned or as pictured in photos . I moved to Texas from out of state and was vet disappointed in the home . I decided to stick it out until my yr lease was up . Upon move out I fad the house professionally cleaned it was in better condition upon me moving out than when I moved in . I left the cleaning receipt I mean the house gas never been that clean. I paid $250 to have house cleaned . When I got my “deposit back it was less than $300 abd all kinds of ridiculous charges were on there ! I made a complaint and it was not rectified. I sent photos , videos , everything they requested and I still didn’t get all of my deposit back after proving them wrong . They charged me a $500 cleaning fee even though the house was spotless ! It’s safe to say whenever I move out of the property I’m in now I will be doing NOTHING!!! They can keep the deposit
