Stay Far Away From FVH & Bear's Den Gem

We booked an $8,800 week-long stay at Bear's Den Gem in Reunion Resort. Based on the listing details and photos, we were expecting a premium resort experience but instead, we encountered filth, safety hazards, a plumbing failure, missing or broken amenities, and total administrative neglect.

One of the guests stepped on an exposed carpet tack strip/nail in a King suite. The bathroom had water damage on the ceiling & dirty grout in the shower. The handrail leading to the third floor was structurally loose. There was a hole in the flooring of the 3rd floor deck near the hot tub. NONE of the tvs or ceiling fans on the 3rd floor deck worked & one tv had actual damage. The hot tub was cleaned on the 1st full day of our stay and later on, we were unable to get it to turn back on. 2 days later we finally got it on but then we couldn't turn it off! It ran continuously, producing heavy chemical suds and filling with dead insects rendering it unusable.

Two days into our trip, we turned on the garbage disposal for the main kitchen sink and dirty water flooded out from under the cabinets all over the floor! The next day, a maintenance technician inspected the issue and instructed us NOT to use the sink. He promised to return the following day with replacement piping. He never returned, leaving us with one small functional kitchen sink for the rest of our trip.

The floors hadn't been properly mopped in quite some time. There was visible dirt on them, in corners, and along the baseboards. All of the light fixtures were covered with dust. A distinct dog odor was present on the second floor upon arrival so the next day I purchased a 4-pack of room deodorizing spray.

The pool level patio roller shades were jammed up with no way to reach or lower them (baking the interior with extreme heat), both patio door tracks were littered with dead bugs and debris as if they hadn't been cleaned out in ages! The pool alarms were temperamental and a downright nuisance! You had to press a button before exiting and close the door within 30 seconds. You had to do the same upon entering. If you failed to do either and sometimes even if you did both, the piercing alarm would sound off! We couldn't slide open all of the doors as advertised. The pool deck retained unwashed sidewalk chalk from previous guests. The foosball table was FILTHY and had dead bees inside it. And although they advertised 8 sun loungers, there were only 5. The most disappointing part was the broken pool basketball goal. We thought the missing net was the worst of it until someone shot a ball and the rim fell off. The following shot exposed the true damage when the entire goal (which had been placed back on top) separated from the base. The living room seating was visibly stained, the primary sofa had a physical tear in the fabric, and the living room ceiling fan was non-operational.

The property was advertised as having 10 full baths, but actually only had 8 full baths and 2 half-baths. With 9 male kids/teens and 7 adults, we most certainly needed TEN showers! They advertised 2 gaming systems (X-box One and a PS5). However, when we arrived at the home, there were signs in the game room indicating there should be 2 PS5s. There was only 1. Again, with 9 male kids/teens, we needed more than 1. The home theater was entirely unusable due to non-existent Wi-Fi coverage required for streaming as well as missing or non-functional remotes and connections.

I spent an extensive amount of time researching a vacation home that ticked all of the boxes - pool w/b-ball, summer kitchen, hot tub, movie theater, arcade, and ample number of bathrooms. We splurged for a special occasion but the condition of this home nearly ruined it. The pool and summer kitchen were amazing but that's about it! What makes this so bad is Florida Vacation Homes’ blatant refusal to make this right. We documented every issue immediately with photos and videos, sent multiple follow-up emails, and attempted to meet with management in person after checkout (Scott the manager left right before our arrival). He also avoided following up until I commented on one of their FB posts. He called claiming he had been out sick and promised to discuss everything with the 'Compensation Team'. It took them more than a week to respond to our formal notice, offering a paltry $400 token refund. To top it off, a previous guest's review mentioned these exact same issues—including the exposed carpet nail, Wi-Fi failures, and dog poop (I knew I smelled dog in the home) in the yard—months before our stay. They had full knowledge of this and chose to do nothing while charging $1,200/night!

Don't fall for the polished listing photos! STAY AWAY FROM THIS HOME & especially FVH. Save your money, vacation time, & sanity. We love Reunion Resort and we will continue to visit by booking direct.

Excellent customer service

We stayed in a condo in Reunion for 11 nights. Upon arrival, there was an issue with the cleanliness of the property. We emailed some photos and then popped down to the office. We spoke with Lynn and showed her photos and she promised to solve the issues for us. She was true to her word and got the cleaners back in. We had a fabulous holiday, and I just feel that Lynn needs mentioning as she was fab and didn’t try to fob us off. She kept the communication going and we would definitely use this company again.

Construction site next door nightmare

Nobody told us the villa next door was doing construction work we had to listen to drilling banging shouting from builders from 8.30am-5.30pm for our last two days of vacation and 2 days the week before it was unbearable we couldn’t sit outside by the pool. When we reported it to reunion they said they’d tell the care team and top villas who would talk to each other!! (Not us!) and nobody got back to us. I have plenty of video footage for evidence. I asked reunion for a refund and they said that wouldn’t be possible.

We had an 8 month old baby and asked for a baby cot the cot had no matress and they said that’s the best they could do so our baby had to sleep on towels (not safe) the whole time. The aircon also stopped working the last two days.
We also couldn’t go in the pool on the last day as the pool guy poured chemicals in and said it was not swimmable in til late afternoon

I was very disappointed with my stay because the Wi-Fi did not work the entire time. I reported the issue and was told the internet company would be contacted. I eventually received a call back saying the issue had been fixed, only to find out that it still was not working. I contacted them again and was told they would reach back out to the internet company, but the issue was never resolved during my stay.

I also had children with me who depended on the Wi-Fi for their devices and entertainment, so this was a major inconvenience. No hotspot or alternative solution was offered. When you pay your money for a vacation stay, you expect the advertised amenities to be available, or at the very least, for a genuine effort to be made to resolve the problem. Unfortunately, it felt like my concerns were not taken seriously, and I’m very unhappy with how the situation was handled.

Lots of room- for improvement…

Unfortunately, our stay at this Orlando vacation rental was overshadowed by serious safety concerns, poor communication, and a lack of timely action from property management. Scott, Daisy, and Anne, site manager, disregarded the numerous issues at 7926 Sea Pearl Circle.

Shortly after our arrival, the carbon monoxide alarm activated. We immediately contacted management and informed the office that the issue was believed to be related to a faulty propane tank for the grill. A technician was sent out, however, due to the weekend the response was repeatedly delayed.

Over the course of several days:
We were told a technician would arrive, but due to staffing shortages no one came.
Multiple work orders were opened, yet the carbon monoxide alarm continued to go off.
A supervisor was supposed to follow up, but communication remained inconsistent. Never heard from Anne despite requesting a call back.
Even after a technician visited, the alarm activated again the very next day, and once again no one arrived to address the issue.
A recurring carbon monoxide alarm is not a minor inconvenience—it is a serious safety concern. Having to repeatedly contact management while on vacation and still not receive a timely resolution was both frustrating and unacceptable.
Checked in on Thursday- recycling was scheduled to be picked up on Wednesday. Never happened, despite having the bin at the curb the night prior.
To make matters worse, we also encountered roaches throughout the house, including in the Toy Story-themed children's playroom, raising additional concerns about the cleanliness and maintenance of the property. There was trash left on the pool area from the previous renters and generally not in a state that would be considered ready to rent.

Vacation rentals should provide guests with a safe, clean, and well-maintained environment. Instead, we spent a significant portion of our trip following up on unresolved maintenance issues and worrying about our family's safety.

I hope the owners take these concerns seriously and improve both their maintenance response times and quality control. Until these issues are consistently addressed, I cannot recommend this property to other families.

It was a great vacation home for our family! We loved the house and the amenities! We would have liked some small amenities when we arrived , like soap , body wash, shampoo and toilet paper enough for our arrival day ! The theater and game was great bit a larger tv would make it a better experience . The pool was awesome and the water park was great for our family.
Thank you for a fun week !

Remotes was not working upon arrival

Remotes was not working upon arrival. Kids could not enjoy tv room or game room until night 3 when someone finally came after calling multiple times. Mold in the bathroom and stains on couches definitely gave me the itch. House is beautiful but definitely need to be cleaned better

Could have been better with minor adjustments.

We loved the space of the house as it was large enough for my family. However, we had several problems. The house was filthy. There was an abundance of dust on light fixtures, especially on lights above kitchen island (also spider webs) and living room fan. I will suggest that cleaners swift over light fixtures in kitchen as that is an easy quick task. Pillow cases had stains and showers had to be cleaned before using. In addition, we only had a total of 6 washcloths in the home. I called for some but was told I couldn’t get until the next day so we had to go out and buy so everyone could bathe. Last the refrigerator kept leaking. It would stop and start again and ice/water functions did not work. I would suggest allowing guests/visitors onto the property with a visitor pass as we had family and friends who lived in the area who were not able to visit us because the property wouldn’t allow a vehicle on without being registered which was a problem as I had a house of 20 in which only three were children so we had the allowable amount of vehicles occupied for those staying in home. Outside of the above issues we enjoyed the house space and our time together in the house. We also enjoyed being able to stream on the most popular television streaming networks without having to log into our personal accounts. I truly believe that with some easily fixed tweaks this could be a 5 star stay.

Overall the home and the experience was not bad

Overall the home and the experience was great. There were a few hiccups with the brand new home that the team could have resolved if they would’ve checked it before we checked in but they were very response. While the amazing maintenance person did come on day two, lack or WiFi, luke warm water and some self resolved issues with the amenities did kind of put a damper on our trip. I’d totally book with the team again at maybe a different resort.

Lukewarm Stay

Our stay was lukewarm and I’m very disappointed. I expected just a little more. The water never got hot, always lukewarm. They sent maintenance out when our trip was over. He said stagger showers and let the hot water run to warm up. It never got hot, that was very disappointing. The. The house always got hot at night, I mean hot and sticky. The maintenance guy checked the A/C and set it and it never got cold. I’m disappointed that we paid this amount of money and those two things in the home defeat the house and purposes. Also the TV always lost connection at night. I feel that a home that size should be better equipped. I would also like to add there should be at least one room in the house set up for a handicap bathroom, pull up bars and a seat, roll in shower, etc. our grandparents who are in their 80s were on the trip and every night our grandmother needed help out the tub by her oldest grandson. I also feel like if you check out earlier than you should be credited for those days. The house did the purpose of holding a large family of ours. But the things I mentioned should really be taken into consideration.

Outdoor Area - Not as advertised

Our family stayed at this home at Reunion Resort in Kissimmee, FL (955 Jack Nicklaus Court) during the week of July 4th through July 11th, and overall we had a pleasant experience. The check-in and check-out process was easy and straightforward, and the home was very clean, which we appreciated. The house was also a great size for our family of 18, and the outdoor living space and pool area were one of the main reasons we chose it.

That said, we did experience a few issues during our stay. The indoor alarm system malfunctioned quite a bit during the first few days, and by Monday evening, July 6th, we had to call for assistance and send an urgent email because the alarm stayed on even when the doors were closed. Someone came that evening to disable it temporarily, and another gentleman came the next day, found the issue to be a bad sensor and bad wire in the wall, and corrected both. After that, the alarm worked much better for the rest of the trip.

There were also several outdoor items that were not in working condition. The two firepits near the hot tub could not be used because the gas had been shut off. We were told this lighting feature was only available to the home owners but that was never disclosed on the house posting when we were choosing a house. The side firepit was broken/rusted completely and not able to be used during our stay. The large striped umbrella was also broke and unusable and the pong table paddles were water damaged and falling apart. The pool lights were not operational during our stay. Someone did come look at the pool lights and confirmed they were not working, but that issue was not corrected during our stay. We also noticed a large wasp nest in the lantern on the outside granite countertop, which made that area less usable.

We enjoyed several aspects of our stay, but the unresolved maintenance issues did impact our experience. We share this feedback in the hope that it helps improve the property for future guests.

Cleanliness & Maintenance Fail

We were disappointed with the condition of this vacation rental upon arrival. The home did not appear to have been properly prepared between guests. The upstairs carpet was heavily soiled, the upstairs floors had not been thoroughly vacuumed, there were splatters on several walls, and multiple dining surfaces were dirty and had to be cleaned by us before use. The futon in the playroom was broken and had to be propped against the wall, making it unusable as intended.

When we arrived, a dryer repair was still being completed while housekeeping was changing linens, and we had to request that the stained sheets in the master bedroom be replaced. There were also maintenance issues, including a hole in a bathroom wall from a missing doorstop and a missing shelf in the refrigerator door.

I contacted Guest Relations immediately and was asked to take photos to document the issues. Although I understood the request, it was frustrating to spend part of our vacation documenting problems that should have been addressed before our arrival. More disappointing was that, after reporting our concerns, I never heard from a property manager during our stay. No one reached out to discuss the issues or follow up to ensure our concerns had been addressed.

We had originally booked a different property months in advance but were told it was no longer managed by this company and had to choose this home instead. After already changing our vacation plans, arriving to a home that was not clean or fully ready made the experience even more disappointing.

If cleanliness and responsive property management are important to you, I would not recommend renting this property based on our experience.

Our family of thirty fit perfectly in…

Our family of thirty fit perfectly in this house. The space was open and provided lots of space for us to be together. The pool and outdoor space was our favorite place to hang out in the evenings. The home is older and does require updates along with some overdue maintenance: the refrigerator door does not close well and sometimes just comes open, icemaker in fridge does not work, standalone ice maker in laundry room off kitchen also does not work and is in desperate need of major cleaning, toilet seats cheap and broken, bunkbeds are missing bolts and unstable and also the top bunk could use taller side rails for safety, the slide going between kid rooms is poorly fixed with exposed sharp edges on the top side, very few towel hooks and/or bars, if any, in the bathrooms, some bathroom fixtures need to be repaired, not all ceiling fans are working and some of our guests were uncomfortable for sleeping even after adjusting thermostat as instructed, the theater room projection equipment should be simplified and instructions provided on how to use, some of recliners in theater room do not work, not enough forks for the capacity of the house, need sharp knive(s), need cutting board(s). I hope this helps the new owners better understand the condition of the home.

Not as described or expected for price

Started with our granddaughters being there for the first 10 minutes & their feet were completely black. I had to wash sheets & comforters, & walls because something was splattered all over the room we were sleeping in. “Clean” towels had dried toothpaste on them. Numerous things in the rental were broken. Parking was very unclear. Was stated in the email that only 3-5 cars per house were allowed. When we first got there we were given a warning about how our vehicles were parked. We didn’t know the policy, but immediately moved to what the rules were. We were there on the 4th of July & after 3 times of calling about the 10 vehicles next door we were told they try to be lenient on holidays because of guests. We weren’t able to put our trash cans out because there wasn’t space. This was the same home that immediately after they arrived teenagers cut the screen windows and were crawling in & out of the windows. Which wouldn’t have been too bad if the homes weren’t arms length apart, so having 4 young children in our rental, that made us a little uneasy. Very sad to save up all year to come to a place that isn’t clean & you don’t feel safe. The water park was wonderful and the location was great. Unfortunately we will not be coming back and will share this with friends & family. Oh, forgot to mention we killed 3 cockroaches in the upstairs master suite that were over 2 inches long.
