GARBAGE company !!

GARBAGE company !!! Do not waste your money.
These guys will not pay their technicians, which delays the diagnosis, which delays the repair, which delays the payment, which caused endless fighting on the phone and emails.

My Washer broke in MARCH Then after months I finally won the battle, in JUNE, but it was time to renew, if I didnt I would be stuck another year. After approving my claim - the stopped the check because my account was closed.

If you have nothing to do and want to waste your life talking with incompetent people who don't care that you haven't had a washing machine in 3 months.

12 months in this contract and they wouldn't pay.

The hours of my life spent trying to get the reimbursement is worse than the money they stole from me. TOTAL JERKS

Dereliction of responsibilities

It is absolutely insane how these company is highly rated. I called in for my dryer repair on Saturday and I was informed that their office is closed on weekends. This makes it clear that emergencies only occur on weekdays. On Monday, I spoke with Select Home warranty representative and he asked me to choose a time block set on 25th and 26th August. I selected 0800-1200 plus alternate time and date. He said that he will call me back to confirm the time. I didn't hear from anyone. On the following day, I called to inquire about the repair service, and I was informed that the service was scheduled for between 0800 am and 6 pm on the following Saturday, however, the service company will call me when they have a chance. Why is it called Warranty? You have these contracts for emergency, but when there's emergency, they retract. They religiously withdraw their monthly payment from your account for a job that they are not interested in doing. Why can't they be held responsible for not keeping their own end of the bargain? These dereliction of performance should attract a class action suit. What a scam!

Speaking to all Contractors

Speaking to all Contractors. DO NOT! Work with this company. You will not get paid. I have invoices dating back to 04/26. When I call for clarification on why I haven't received any past due payment I can't get through to anyone in Contractors Relation. They pickup and hang up immediately. I try going through the dispatch department and the same results. They will not answer when they see that your company is calling. Stay away. You will end up fighting a legal battle to get paid for your work.

This is by far the worst and most…

This is by far the worst and most dishonest home warranty company I have ever dealt with. I honestly don’t understand how they are still in business.

In my experience, they find every possible excuse not to cover claims. When I tried to get my money back, I was repeatedly told that a refund check had been sent, but the check never arrived, and I have serious doubts that it was ever actually mailed.

After reading many of the positive reviews here, I noticed that a lot of them follow a very similar pattern, which makes me question how genuine they are. On the other hand, the one-star reviews describe experiences remarkably similar to mine.

Based on my experience, I would strongly recommend staying away from this company. Their business practices deserve serious scrutiny and, in my opinion, should be investigated by the appropriate consumer protection authorities.

Really 0 stars

Really 0 stars! Stay away from them! They lie, lie, lie. If you have a mfg. warranty, they will not cover anything, the labor or service call! Then when you tell them to cancel, they offer to pay 50% as a courteousy, then when they get the invoice, they deny it! Service Manager Ron told me they would cover 50% and then when sent the information flat out lied and said he would never say that. OMG! really, I hope the calls are recorded because I'm going to insist they pull the recording! You try to cancel and it is a big hassle; they continued to bill me after I told them to cancel!

The worst home warranty you can get

The worst home warranty you can get. This is the 2nd home warranty company I’ve had. The first I had was when I bought my house and they were great! claims went through no issues. However every time I had to submit a claim with SHW, there’s always a reason why it’s denied with all the hidden subsections/fine prints. I am at the breaking point to where my fridge went out. Been a week since the diagnosis was completed after back and forth saying they never got the report. I had to finally send them their invoice that they keep saying they never received which the repair company clearly keeps sending them. Now they are trying to reject it because it’s “under the manufacture warranty which it is not. My fridge is over 10 years old. If my claim doesn’t go through I think I’m just going to have to go through legal maters and file suite. We shall see what they say but DO NOT get SHW as they will try every reason not to approve your claim. Go with American Home shield as I had no issues with them and prob will switch back to them. They seem great in the beginning until you file claims.

Stay away from Select Home Warranty

Broken AC → contractor didn't show → endless phone calls → repeated documentation requests → multiple photographs → four maintenance records → repeated “48-hour” promises → 11 days without AC in 90+ degree heat → $1,100 repair, but ended up replacing the system for $11,000 → $150 reimbursement approval → no reimbursement yet → repair invoice submitted → another request for the old part number.

Update on prior review

This is more of an update to a previous review of Select Home Warranty. I'm still giving the lowest review that I can in the hopes people will really reconsider using this home warranty service.
On August 6, I once again called SHW to cancel my policies. FINALLY the service person looked at my file & confirmed that they were both cancelled. She said there should be an email confirmation coming soon. On August 10, I received an email indicating that within 7 business days I would be receiving a refund check from the USPS. It did not indicate how much of a refund I would be receiving. On August 17, I did indeed receive a refund check. I'm not comfortable disclosing the amount of the check. Let's just say that I have a new home warranty service & we'll see how this one works out. I will not improve on this review and I would not have even received a refund if it had not been for the BBB of New Jersey. They honestly helped me the most & I sincerely appreciate ALL their help!
Good luck. 🍀

READ THE FINE PRINT

I've had this plan for a year and a half. I filed one claim and then cancelled it. I live in Florida and my A/C went down in 100 degree heat. In Florida an A/C breakdown is considered urgent or emergent. There was now way to file an urgent or emergent claim. By the time they reached out to me, I had called an A/C company for repair. I called to cancel the plan today and learned they charge a $75 cancellation fee. In addition, I had to listen while the rep tried to talk me out of cancelling. I've paid them roughly $2000, never used them and charged a $75 cancellation fee. Lesson learned, read the fine print on the next company I go to.

I had a leak in my home’s water tank

I had a leak in my home’s water tank, and Select Home Warranty denied my service claim. As a result, I had to replace the water tank entirely at my own expense, including all costs associated with the replacement.

After that experience, I called Select Home Warranty to cancel my policy and was told there would be a $75 cancellation fee. At the time, I chose not to pay the fee and allowed the policy to continue into the next coverage period because I mistakenly believed the cancellation fee applied only if I canceled during the first year of the contract.

Today, I called again to cancel and learned that I was still required to pay the $75 cancellation fee. What made the experience even more frustrating was the difficulty I had simply getting the representative to honor my request to cancel. Despite repeatedly stating that I wanted to terminate the policy, the representative continued trying to persuade me to reconsider.

It was only after I became extremely frustrated, firmly insisted that I did not want to continue paying Select Home Warranty for a warranty that had proven worthless to me, and stated that I was prepared to file complaints with the Better Business Bureau and my state Attorney General’s office that the representative finally processed my cancellation.

My experience with Select Home Warranty has been extremely disappointing. I paid for a home warranty expecting assistance when a major home system failed, yet when I needed the coverage, my claim was denied and I was left paying the entire replacement cost myself. Then, when I decided the policy was no longer worth the money, canceling it became unnecessarily difficult and cost me an additional $75.

Based on my experience, I cannot recommend Select Home Warranty. Before purchasing a home warranty, I strongly encourage consumers to carefully research other companies, read the cancellation provisions, and understand exactly what is—and is not—covered. There are other home warranty providers available, and I would recommend exploring those options before purchasing a policy from Select Home Warranty.

They are the worst home warranty…

They are the worst home warranty company I ever worked with in my home ownership experience of 7 years. I worked with fidelity, American home sheild and Select Home warranty is by far, by far the worst warranty company.

Experience 1: Washer broke. They need to replace the circuit board, and I paid $75 for service fee. They took for ever to send a technician and after the diagnosis, I am told I will be paid $150 as resolution amount.
Experience 2: Dryer broke. 15 days and still waiting on resolution.

Select Home Warranty warning

If I could, I’d give below zero. Conned me into paying for a plan and said I could get a full refund if I changed my mind. Three months later after hearing every excuse possible I still hadn’t been refunded my money. My credit card company got involved and refund received. I don’t believe any of their website reviews. .. it’s just “creative writing “.

I have multiple homes under Warranty

I have multiple homes under Warranty. They are very selective on when they repair. A few hundred dollars yes. If AC breaks and requires major repair, they refuse siting contract limitations. They are inconsistent across all my properties. Not worth taking to court but I should. Zero escalation ability, Zero "scientific" reason for refusing claim. They are professional in their execution of fraud. Do not send your money to these guys!

Horrible!

I have paid over $1,200 for home warranties for 2 condos. I've been waiting for 2 days just for a call back to schedule a technician to look at my hot water heater which is not producing hot water. Every time I call they want to review everything about me, phone, email, address, and tell me how wonderful they are bc I can look them up online 24/7. This company is a disgrace

Do not purchase a home warranty from…

Do not purchase a home warranty from this company! I purchased the platinum coverage less than 3 years ago and I received a VIP top of the line plan with a free year included. Well, my first claim ended up in surprise. The process went OK until the tech came out to diagnose why my A/C had stopped working. Basically, the capacitor had failed and the system's freon was low due to a small leak. Common things that should be covered under my plan. The claim was undisputedly denied for the following reason.
1. Select told me that although the capacitor would be covered under my plan (6.6.6. (v), it was denied because the technician wrote that the fault diagnosis was a suspected power surge (fine print of exclusions in the plan 9.1.2.). Basically, there are so many exclusions in this “controlling” paragraph that most the items covered in paragraph 6. will be denied. A capacitor could fail if it is subject to a power surge. However, based on the following facts, in my case, it did not fail because of it. (a). The circuit breaker to my A/C unit was not blown. (b). The power company did not have a record of a power surge in my house or in my neighborhood on the date that my A/C failed. (c). The wiring in my A/C was not burned. (d). The capacitor was not damaged or blown apart. (e). The other A/C unit next to the one in question was working properly. Capacitors typically last about 8 years and die on their own (most are rated for 60,000 hours of use). Mine was 9.5 years old. When I questioned the tech on how he analyze/determine that the capacitor’s failure was due to a power surge, he said “I did not. I was told to write power surge so that the claim would be accepted”. Funny! I have some thoughts about it, but I will present them in my complain to the proper agencies in Georgia.
2. The freon and the small leak are not covered. Go figure why! On top of this, when I called and left more than one message with the sale rep that I purchased the policy with (Mark Johnson had told me “If you ever have any issues call me"), he never returned my calls! In the end, I had to cover all the expenses with the contractor. My feeling and the one of others (from reviews I read) that had similar experiences, is that this company uses technical fine print or narrow definitions (like labeling mechanical failures as pre-existing or secondary electrical issues) to avoid paying out repair costs. I gave it one star because there is no zero. To add to all the above, in my case, the contractor sent to my house (according to public records), is kind of shady. I have facts and they will be included in my complaint with the proper agencies. I read that there are several legal actions already pending in courts of law against Select. Again, if you want to avoid unpleasant surprises, do NOT sign up for a warranty plan with this company!

SHW is a swindle business! Please stay away

My pool suddenly started turning green and I submitted a claim on 8/8/26 . A pool man was sent a few days later by SHW and a few days thereafter I received the following denial email from SHW. We have processed your claim for policy #586783148.
After a Review of the specific issue with your Pool, it has been determined that your Pool Equipment is leaking, unfortunately Pool Equipment that is Leaking is not a covered issue under the terms of your policy.
Please see section 6.4.3. This Agreement does NOT cover portable pools, spas or hot tubs. This Agreement does NOT cover the following list of modules, components and parts relating to the pool/spa: (i) pool sweep motors; (ii) lights; (iii) liners; (iv) structural defects; (v) solar equipment; (vi) jets; (vii) control switches; (viii) computerized control boards; (ix) ornamental fountains, waterfalls and their components; (x) pool covers; (xi) fill line and fill valve; (xii) built-in or detachable cleaning equipment including, but not limited to, pool sweeps, pop up heads, turbo valves; (xiii) pool chemicals; (xiv) skimmers; (xv) chlorinators; (xvi) fuel storage tanks; (xvii) heat pumps; (xviii) ionizers; and (xix) disposable filtration components;(xx)above ground pool/spa(xxi)leaks(xxii)plumbing.

As you clearly see, SHW doesn’t really cover anything that has to do with pools so it shouldn’t honestly offer insurance policies for pools at all.

This is absolutely ridiculous

This is absolutely ridiculous! I put in a claim I think August 2 for a leaking toilet I had my own PLUMBER come out and they told me that it was a cracked tank and then I called the warranty company. They said they would send their own Plumber.
They came, looked at the picture that my PLUMBER took, and they said they would have to submit their diagnosis to the warranty company. A week went by and nothing so I called and they said the diagnosis hadn’t been received from the PLUMBER. I asked what don’t you vet your contractor before sending them out to my house If they’re not reliable why are you doing business with them. Then they said they were send another PLUMBER but nothing. I called and they said that the diagnosis was received, which didn’t make any sense because they had just told me they were going to send out a new plumber. But anyhow, they said the diagnosis was not due to wear and tear. That’s ridiculous. How can in 84 year old woman do anything to her toilet for it to just have a hairline crack and according to the forever Plumber that the warranty company sent they indicated was a wear and tear problem and now the warranty company is telling me they’re gonna give me a courtesy amount of $200 which does not cover the tank and the labor so what is insurance for? I left my other warranty company because I thought I would get better service and so far nothing. It’s the second time that the warranty company has not helped me at all I am not happy that I switched. I am going to look about switching out from them.
Unhappy Customer, Maria Carrillo

I had a miserable experience trying to get service…

I had a miserable experience trying to get a routine repair handled for my rental property through Select Home Warranty, resulting in zero work being done and a demand for cancellation fees.

Here is what happened:

No Remote Payment Option: Select does not allow you to pay the service call fee online or over the phone—it must be paid directly to the technician on-site. As an out-of-state/remote landlord, this is a massive administrative headache.

Unprofessional Vendors: The third-party contractor Select assigned was completely unreachable. I called multiple times, nobody answered, and they didn't even have a working answering machine to leave a message.

Ignored Customer Instructions: I escalated to a supervisor, explicitly informing her that I couldn't reach the vendor and that the technician must contact my tenant directly to schedule access. Instead of listening, the supervisor called the vendor and booked an appointment time on her own without ever speaking to my tenant.

When I pointed out that scheduling without tenant input wouldn't work, it became obvious they simply do not care about what customers request. I was forced to cancel the work order entirely.

To top it off, when I asked to cancel my entire policy because they failed to provide basic service, the supervisor informed me I would have to pay a $75 cancellation fee. They failed to fulfill their end of the service contract, yet expect me to pay them to walk away.

Save yourself the money and frustration. Select Home Warranty uses unvetted, unreachable contractors, offers zero flexibility for property managers, and penalizes you when their service fails."

Key Takeaways Included:
Inflexible Payment: Inability to pay fees online/phone for rental properties.

Poor Vetting: Contractors with no working phone lines or answering machines.

Mismanagement: Staff overriding explicit instructions regarding tenant access.

Unfair Fees: Being asked to pay a $75 penalty to cancel a policy after failed service delivery.

You can copy and paste this directly onto sites like Trustpilot, Google Reviews, or the Better Business Bureau (BBB).
