JOKE

If you want to be ripped off and speak to complete incompetent individuals then Sennen would win every award hands down. Their ONLY role is to chase money and hit you with late payment fees when questions cannot be answered. They send paperwork clearly stating if you dispute charges to contact them in writing to discuss. I did that and they still want to charge late payment fees. They lied telling me my Director's wrote it - On Sennen Property letterhead apparently LOL. Spoke to both Director's and they had never seen the letter before. As Director's are residents having to pay the same ridiculous costs who are you going to believe. Our Management Company cannot keep a Director for a period of time. Why? As no one wants to work with Sennen. If you own your property then you are treated as if you are held ransom as a rented tenant against an unreasonable landlord. Service from them is below 1 star. How are you still in business? Whoever runs Sennen needs to have a very good look at your staff as it is easier to get reliable accurate information from my dog.

I DID THAT AND WAS NOT PROVIDED CLEAR CLARIFICATIONS. YOU STILL APPLIED LATE PAYMENT FEES! I FOLLOWED SENNEN'S INSTRUCTION AND YOU GO AGAINST YOUR OWN ADVISE AND CHARGE ME FEES. I CAN PROVIDE THE LETTER. I DISPUET THE AMOUNT I AM BEING CHARGED AND SENNEN TELL EM I HAVE THE RIGHT TO DO SO. I HAVE ASKED NUMEROUS QUESTIONS ON NUMEROUS OCCASSIONS LIKE EVERY OTHER RESIDENT ON THE ESTATE AND DONT GET ACCURATE ANSWERS BUT YOU CHARGE ME LATE PAYMENT FEES. SO YOUR REPLY IS INCORRECT. YET AGAIN CLEAR EVIDENCE OF THE INCOMPETENCE OF SENNEN!

Justine as we've explained before, if you are late paying your Service Charges and have not responded to our free of charge reminders then we have to add late payment fees. We do this for a very important reason, its simply the fact that your development cannot function without all residents paying their Service Charges on time. Had you paid on time, or after one of our free reminders then you would not have been charged a late payment admin fee.
UPDATE: We are happy to provide details of the charges and have done so, if you wish to discuss further please email us at info@SennenPM.co.uk However this does not mean you do not need to pay your charges on time, as per your lease/TP1. Sennen is beyond useless

Sennen is beyond useless. They are unresponsive to the huge number of issues we have had lately with security and access. Recently the residents have been prevented from leaving by car due to a stuck gate. At other times the gate has been wide open for anyone to access. The only competent person is Lucy Gomez but she cannot be expected to compensate for such a hopeless management team. I sincerely hope we will terminate their contract.

Dear AML, the vehicle gate has become problematic and we've had the engineers out numerous times but the issue is not something they are finding easy to identify. It is frustrating for all, however all we can do is keep working with the engineers to find a solution. We're sorry you feel this way, but we are working as best we can to get the experts to rectify this issue.

If you enjoy paying high fees, with little work done this is the PM company for you!

I’ve been in dispute with Sennen several times due to the lack of services provided given the fees incurred biannually. This most recent occurrence I’ve waited over a month for a response to problems relating to the estate, despite being in dispute with Sennen - I have received a late payment charge due to no response from themselves until after this had been issued. I have also tried contacting the agent managing my estate twice over the phone in the last week with no phone call back yet. I can’t stress enough the importance of avoiding this company to maintain your area.

The issues raised have been responded too, quickly and in a reasonable timeframe. However late payment charges are for non-payment and are only after numerous free of charge reminders and requests. We are chasing the funds due for the estate, not ourselves, and therefore if we have to repeatedly then we eventually must make a charge but only after exhausting free reminders. Prompt payment of Service Charges is vital to the management of your estate, non-payment can result in services being paused and payment must always be made in line with your lease/TP1. Your Property Manager has been discussing these issues with you, but payments must always be made on time as they are with the great majority of your neighbours.

We are a member of an Ombudsman Scheme and any of our actual clients can also contact them anytime, however those who are not nor never have experienced our company are in a position to comment.

They just took over a small block in…

Sennen is answering people's postings by saying they are not members of the property. Well, how would people know you look after the property they are referring to, and why would they leave comments? Sennens fraud

They just took over a small block in SW11 4EP, Brynmaer House. They are charging hundreds of pounds more than what we were paying, and the last property management company was ripping us off. They won't be with us much longer. The cleaner sits in the van for nearly two hours, playing with his phone, and spends three minutes inside. The gardening contractors turn up and cut Grass that doesn't need cutting over £20,000 for managing a building that had hundreds of thousands spent on it refurbashing will look forward to seeing the breakdown of cost and receipts. The 5-star reviews are fake. It's funny how two invoices for money are both for the same amount; all they have done is change the date.

There is no fraud here, we simply do not have you detailed as an owner. We have also responded to the reason for any increase below, that is there is no increase only we have collated charges for residents ease. Please contact us as we are being open and the opposite to your insinuations.


Dear Jeff. Firstly, we cannot see you listed as an owner so our response is limited, however the budget was agreed by the directors and has only increased by hundreds as it now includes Buildings Insurance whereas the previous agent charged for this separately. Therefore, it has not actually increased it simply includes another charge that would need to be paid. Please email us at info@SennenPM.co.uk so we can identify you and explain further if necessary.

Hello Sennen
I own the property, but I need to instal an electric charger there. The wire needs to go under a 2-foot-wide common path. In June 2022, I made an information request. I have called numerous times, sent numerous emails, and am still waiting for an answer after more than seven months. Shamefully, despite paying my bills on time, I don't always receive responses.

Lucy Gomez looks after the development I live in, and she is great. She works hard to sort things for the residents as quickly as possible whilst ensuring our service charge is kept to the absolute minimum.

Cleaning services cancelled in times of Covid

Very disappointed that this company has cancelled the cleaning services for the properties they manage in New Milton.
In times of Covid, it seems irresponsible and careless to refuse to clean communal areas of properties used by old and vulnerable people.

Unfortunately this action was necessary due to non-payment of service by another leaseholder. If we are unable to pay a contractor we cannot send them to complete works knowing we cannot pay them. In such times, we have to prioritise where funds are allocated and insurance and safety measures come first. Funds have been received now and the cleaners have been reinstructed to attend so you will see them in attendance again shortly.

Totally useless and a waste of space

Totally useless and a waste of space. The owner Tony Collings is rude, impossible to contact and allows bins to overflow with dog poo when our children play on the green.

Any 5* reviews cannot be trusted and are possibly fraudulent.

Sennen Property Management - Highly recommended

I've used Sennen Property Management Ltd for many years whilst I had a flat to rent. When I went to sell the property, Sennen really proved how efficient they are. The Management Pack was sent out within days of request from an amazing Legal & Professional Service Manager, without any fuss, including answering emails very quickly to both me and my solicitor. (My solicitor and Estate Agents warned me that most Management Companies take weeks to send this out) . Other enquiries made to my Property Manager were answered quickly and she could not do enough for me. Very impressed with Sennen Property Management. Highly recommended.

Brilliant and professional service

After meeting with several PM companies to replace our current one a year ago we settled on hiring Sennen with no regrets whatsoever. There are so many management companies to choose from it’s hard to who to go with, but we are very pleased we made the decision to go with Sennen. Andy and his team have done a lot of work around the budgets, contractors and cleared up the outstanding issues from previous poor managing agents.

Value for money

Sennen have been really great to work with since they took over our small property holding. Value for money is there which is usually the biggest annoyance when it comes to management companies.

Just received an invoice for our annual…

Just received an invoice for our annual maintenance charge which has been increased by 70% with NO explanation! Unfortunately we inherited this Company as our previous one who transferred our business to them. All they are doing is managing accounts and maintenance of our limited company which is a private road consisting of 19 properties all of whom have voting rights and equal shares in our Company. They did not consult the shareholders just sent us an invoice with a 70% increase in our annual charge. Very unprofessional, we shall be ditching them as soon as we can, avoid such an unscrupulous organisation, they should be ashamed of themselves, VERY unprofessional and disgusting behaviour!

Dear Simon. The budget has increased by 28%, and a good portion of this is due to the inclusion of reserves as none where every included prior to our management. There were also areas in the budget for necessary costs which were omitted so these had to included.
The budget was then reviewed and approved by your Directors.
I'm sorry you feel you have not received a good service, however the increase is for the above reasons and not 70% as suggested and not without Director approval.

Completely unpfrofessional and useless

Completely unpfrofessional and useless. I've had multiple occaisions to get to know just how frustrating dealing with this company can be. Most recently, I sent an email to enquire about water damage to my flat and it's now three weeks later and still no response. I've tried following it up, and not even an aknowledgement. I am at my wits end. DO NOT engage the services of this firm. They get paid to do absolutely nothing.

Kathryn, the issue you refer to (water damage) related to an issue which you said occurred over 2 years prior to you contacting us. As mentioned in our response, we referred this to insurers as its unusual for someone to wait so long before reporting it damage caused by a leak. This took a couple of weeks however there was no ongoing leak after such a long period of course.
I am sorry you felt the need to give a bad review, however if the issue had been reported at the time the possible issue would have been dealt with promptly.

Elaine Crawford-Eaton has recently taken over the management of the Grosvenor Court flats and she has been fantastic. Already in a short period under her management improvements are being made. She provides professional support and rapid solutions to any issues raised.
