The worst experience with a real estate

Honestly the worst experience we have ever had with a real estate. Firstly, they changed our move in date a few days before, because of a “system error” and we had to change all our arrangements. When we moved in, the fridge didn’t work and it smelled like there was a dead body inside, we were lucky we had our own; the washing machine didn’t have any buttons(unusable), we didn’t have any clothes for 2 weeks; there is a hole in one of the windows and the windows are so old(not exaggerating maybe 100 years old), they don’t even stay open and there is a constant draft coming inside(we’re lucky it’s warm outside now), mouldy disgusting windowsill; the bathroom tap is just boiling hot water, with a disgusting smell coming out of the pipes every single morning. The shower holder is broken doesn’t hold anything, we have to shower sideways. Ugly butterflies left on the walls because the landlord was not “prepared” to take them down. Bunch of letters and miscellaneous objects left in the flat. Even the front door of the building doesn’t even lock which is so dangerous, and the way they just quickly dropped it on us ON THE MOVE IN DATE “btw the front door doesn’t lock” when they gave us the key.They left a broken unusable set of drawers in our flat which meant we could not unpack for 2 weeks because we didn’t have space to put our own in place, WE had to move it on the hallway and it is heavy, cause they can’t be bothered to send anyone to take it out. It is still there after a week. Also a broken cabinet in the kitchen with so much mould inside idk how I m not in the hospital yet honestly. And the worst part is that they knew about all these issues and didn’t even let us know. The real estate Jennifer dodges our questions constantly and she sounds quite arrogant. It’s been almost a month and they still haven’t done it all…… we will move out asap. Do anything but DO NOT RENT WITH SETHS!!!!!!!!!

LANDLORDS AVOID!

LANDLORDS - BE VERY CAREFUL!

Seths fails to perform suitable tenancy checks and even to check the number of tenants in the property. There were more people in the property than what was agreed - including children.

Significant damage was done to the property by the tenants and Seths failed to submit all the evidence to the Deposit Protection Scheme

Also, Seths will deduct monies from your rental income WITHOUT YOUR CONSENT. Also, they are very slow/no response to cases when you actually need them to fix an issue.

In-fact, unless the correspondence is to do with Seths making an income, when it comes to fixing an issue, I was told to not contact Seths altogether! A company which
I am genuinely shocked and upset that a company marketed as very reputable and professional can treat their customers in this way.

I have attached a few screenshots to show the terrible service I have received and I can share more to save your time in making a wrong decision!

Avoid at all costs

Mahul is great, but unfortunately, the rest of the staff at the Loughborough office are not. The maintenance service is absolutely awful — you’ll be waiting ages for a reply, and most of the time you won’t get one at all. You end up having to chase a company that’s supposed to let, sell, and manage homes, but they seem unable to manage even basic issues.

I’ve had many problems regarding maintenance, and almost every time I’ve had to contact the manager, Mahul, just to get a job sorted. Staff regularly forget about jobs, yet they’re straight on your back if a payment is even slightly late. They’ll probably charge for that, but when it comes to rent, there are no deductions for the endless problems tenants face.

In my case, that has included:

A broken boiler

Four cheap showers in a row that failed

Damp and mould in the bathroom that took over two years of arguing before they addressed it

Rotten woodwork dismissed as "fine" until it became a bigger problem

Three full days just to get a phone call from a contractor to fix a light (and no, it wasn’t a simple bulb change — otherwise I would have done it myself to avoid the stress).

What’s even more concerning is the complete disregard for serious safety risks:

A so-called gas safety inspection was carried out by a young man who turned up in a driving instructor’s car. He walked in with his phone, stayed less than two minutes (1 minute 7 seconds to be exact), then left — yet later signed it off as “tested and safe.” Nothing was done quickly to address this either. This is not just poor service, it’s potentially putting tenants’ lives at risk. It makes you wonder how many other boilers have been signed off with dodgy certificates without ever being properly checked.

Now, bricks are falling from the roof of the building, posing a very real danger to pedestrians walking below. Yet again, there’s no urgency from Seth or the team to deal with it, despite the obvious risk of serious injury.

The whole process is beyond a joke — it’s not just stressful, it’s dangerous.Seths, whether directly or indirectly as the managing agents on behalf of the landlord, have now had scaffolding put up without a permit — as confirmed by the Licensing Officer. The scaffolding has been erected on a public footpath, which makes this not just improper but a clear breach of public safety regulations.

This, alongside everything else already mentioned — the poor maintenance, the unsafe gas safety inspection, and the general neglect — is completely unacceptable.

Scaffolding on a public path should always be licensed and signed off by the council’s Licensing department to ensure the safety of pedestrians and residents. Failing to do so is not only irresponsible but potentially dangerous.

Given the previous issue with the gas safety inspection being falsely signed off as safe, this latest incident shows a serious disregard for tenant and public safety. It’s not just poor management anymore — it’s a clear pattern of unsafe and negligent practices.
