Brilliant, professional, patient, quick, communicative. I had a pretty unique living situation, and not not great credit (it was ok) and self employed. I started with another company last year who wasted 2 months of my time before saying they couldn't help me. Max at Simply was really professional, did all he could to get me a mortgage. I found a place that ended up not passing survey, one lender pulled out, he then worked tirelessly to find me another suitable lender with the best offer for me. I'm now just waiting to complete. The process seems to have moved pretty quickly so can't wait to move into my place on the beach. Jackie also has been brilliant since taking over the process and they are easily contactable for any questions.

From the start we were in contact with Simon Osborne. Really professional and supported us in setting a remortgage. We were then passed on to Kerry Bates. Kerry kept us informed of all the underwriter information and congratulated on us when we secured the funds. Exceptional communication skills and courteous manner. Buying my first property was pretty daunting, there's so much information out there and can be overloaded at times. However with patience and the right mortgage broker we managed to get through it all. Simply lending were patient with me and made sure to advise me based on my requirements. What can I say - our team Simon Osborne and Abby Hunter at Simply Lending changed our lives and pulled us out of the renting trap when we’d almost given up, thinking it was not going to be possible.

After researching online we found Simply Lending who looked like a good fit for our situation so we filled in the form but kept our expectations quite low having been badly knocked back by another firm previously and knowing that our credit file was damaged from previous issues. Although we work full time in conventional employment and had a fair dual income and a fair level of commitments our deposit was on the small side and our credit was marked as well as having a gifted deposit which adds another layer of complexity.

We got a call from Simon at SL a little later the same day which was incredible. He explained everything in such detail and took care and time to thoroughly talk through our position and what our preferences were and review what we could afford with a realistic and sensible approach. Shortly after, Simon returned to us and we received our AIP and were delighted firstly that it was possible but also with how fast this was turned around.

The AIP documentation was solid and gave us confidence to view and put our offer in on a property that had been in our sights for a while and it was accepted. From that moment Simon introduced us to our case manager Abby Hunter who has also been instrumental in this journey. Available and approachable she kept us linked with the lender and was proactive and brilliant.

They worked like an absolute pair of machines to help us gather and submit our documentation and mortgage application. Our chosen house was a bit older and had a couple of small queries raised by our lender at valuation and whenever a query was raised by the lender Simon and Abby were proactive in picking up the phone and explaining clearly what they meant, answering our questions and what we needed to do, before we had time to spiral into panic, and they were always available to return our calls / emails when either of us had a silly question without making us feel silly. A massive thumbs up for accessibility and communication.

After their solid dedication to our case they worked with the lender to review our options and secured us a brilliant offer and met all of our needs as we had talked about in the welcome call.

Truthfully the home buying process is stressful and terrifying especially if it’s your first time like us and you don’t really know what to expect. If you fall in love with a house it increases that anxiety a lot - but - Simon and Abby have been an absolute blessing and a brilliant support - having people on your side with this kind of solid experience that know the lenders, know the market and don’t even slightly wobble at hurdles, but instead use their expertise to calm your shattered nerves and hold your hand when events come up is worth its weight in gold. We felt so supported and so informed all the way.

In terms of the company itself, we found the paperwork to always be transparent and explained everything upfront. We would 100% come here again and will recommend them to anyone who is buying a home with non conventional circumstances. The fees were more than reasonable worth every single penny to us and we did not come across any hidden extras we paid exactly what was quoted.

Another broker had promised so much, but after several months had to admit they were unable to help us after all. We thought the dream to own our home was gone - but Simply Lending were recommended - and were fantastic from start to finish - confident, supportive and friendly.
