Excellent overall, but check the Terms and Conditions
SJB Sash Windows recently completed a double glazing project at our 5 bedroom terraced house in South-East London. The work was done in four phases, and apart from a few small windows, the house is now completely double glazed. With one exception, the whole project has been excellent. It was clear from the first sales visit that this is a company that knows about double glazing. Each of the four installations was very professional. There was a minimum of disruption and we are very happy with our new Accoya windows. The quality is very high.
The one exception I mentioned above occurred at the very start. When I read the Terms and Conditions, they said that if we paid late SJB would "... charge you interest ... at the rate of 5% accruing on a daily basis...". This seemed unclear so I questioned it. I was told, in writing, that this meant "5% daily on any outstanding sum until payment is made". In other words, any debt would double after twenty days (more if it's compound interest). That seemed to me to be draconian.
I discussed this at length with SJB, who seemed adamant. The question for me was not about the risk that we might end up paying excessive interest. We always pay on time. The question was whether a company that charges interest at this rate could be trusted. I decided to persist and wrote to SJB saying "We seem to have arrived at an impasse. It would be great if you could suggest a way through."
The next day a new set of Terms and Conditions arrived which said "[interest at an annual rate of] 8% above the Bank of England base rate".
That is perfectly sensible. Apart from a couple of minor glitches everything after that went very smoothly.
Overall Summary: Excellent, but make sure you are happy with the Terms and Conditions

I have used SJB Windows before and each time they attend the initial meetings promptly to take measurements and then provide a timetable and quote for the work which they keep to. Their fitters are polite and keep the disruption to a minimum and start and finish on time. The after service is also good. They provide a totally professional service and I highly recommend them.

Fantastic service from SJB and the team from start to finish. Big thanks to Paul, Glen, Kevin and the Milani brothers for their help to achieve an incredibly smooth process. The Milani brothers did such a great job fitting the windows. They were super efficient and tidy and the finish is incredible. Both the timber and uPVC windows look stunning and high end. Would definitely recommend SJB for anyone looking for new windows!

A great experience from start to finish.
I invited SJB Specialists to quote for three new sash windows in my lounge after my neighbour booked them for a job. I had already gained quotes from other companies but they were definitely the best: expert knowledge, professional, competitive on price and quick to respond to any questions.
They were also one of the few companies that bothered to visit my home before supplying a quote!
The installation went smoothly and the fitters left everything tidy, offering clear instructions on how to open and close my new accoya sash windows.
The room is noticeably warmer and the windows are of a high quality. Even a visiting plumber remarked on the good craftsmanship!

Timber Sash Windows
I recently invited three timber sash window specialists to quote to install 8 new windows in my Victorian property. SJB stood out as being very knowledgeable, pleasant to deal with and their pricing was also very competitive. Terry (project manager) was always on hand and helpful throughout. The fitters were very friendly and pleasant to have around. They've done a great job and my wife and I are very happy with the windows so I wouldn't hesitate to use them again or recommend them to friends.

Unable to complete my installation
One of our window panes was scratched during re-installation in November 2024. The initial installation was undertaken in December 2023 but such was the poor quality of the work and following a report being undertaken by RISA (the surveying division of FENSA, SJB Windows eventually agreed to reinstall all 8 windows at my property. They initially agreed to replace the sealed unit that was scratched by their own contractors and site manager Terry, but its coming up to 3 months and they have made no attempt to complete the replacement and Stephen Boylan (MD?) is now denying all responsibility. I have had to put the shutters I ordered in to storage. Disappointing as my living room had no window coverings all over Christmas.
The window they re-installed to our rear dormer has leaked since SJB Installed it. They have tried to blame the condition of the roof but this has since been over-hauled and the leak continues from the window they have now installed twice. The lead work to the window from which there has never been an issue was patched up by SJB with mastic. They were sent a video of rainwater running directly through the leadwork where they had used mastic and completely denied responsibility. The decor in the room below has been ruined and they have refused to make good the damage and or cover the cost of redecoration. This is now being handled as a complaint by FENSA because SJB windows continue to deny liability. They are not the ones with water pouring into our bedroom every time it rains. Stephen Boylan way of dealing with a legitimate dispute is to post negative reviews about the company I work for. Search EPC Choice on Google to see this for yourself.
I have now been provided the results of the FENSA complaint which confirms that the works to the window to the rear dormer do not comply with Building Regulations. The scratched window does not comply with GGF Quality of Vision standards. SJB windows returned to site on the 8th April and refitted the rear dormer window for the third time. Their contractor was not instructed to replace the scratched window and I received an email from Stephen Boylan later that day stating that the window would only be replaced if I agreed to remove this review. He also very kindly offered not to take legal action against me. Its difficult to comprehend what legal action could be taken against me having paid in full £35,000 for windows that are still unsatisfactory 16 months after the original install.
I have been contact twice by Trust Pilot and provided them with detailed evidence of the issues I have had with SJB Windows.

We would like to clarify several points raised in your review, as they do not accurately reflect the work carried out by SJB Sash Windows Specialist or the circumstances involved.
Firstly, the scratch to the outer pane of the bay window was reported to us 11 months after installation. At the time of installation in December 2023, there was no mention or record of any damage. Our warranty does not cover damage arising from external factors that occur post-installation — such as those caused by window cleaners, contractors, or general wear and tear. It is therefore not reasonable to hold SJB responsible for damage that occurred long after completion, and for which no evidence links it to our work. If we had been responsible, the presence of shutters would not prevent us from addressing the issue. We operate in an accordance with the glass & glazing federations quality of vision standards for all units.
Regarding the rear dormer window, this was not removed and reinstalled, as suggested. As a gesture of goodwill, we also removed and re-fitted the exterior timber liners after applying lead behind them to improve weatherproofing. No further works were carried out to this window.
We also hold photographic evidence from before the installation, clearly showing that the roof beneath the dormer and above the area of water ingress was in poor condition. While on-site, and again as a gesture of goodwill, our team replaced any visibly broken or displaced tiles they could safely access from the scaffolding — even though roof repair does not fall under our scope of work.
We do not accept liability for any subsequent water ingress, which is directly linked to the pre-existing and deteriorated lead work, as independently confirmed by both FENSA and RISA. Their inspection highlighted that the lead work needed to be replaced for the installation to be compliant with Building Regulations. They also confirmed that this situation presents a grey area in the industry: installations should pause when faulty lead is discovered, but it is not always safe or practical to leave a large opening in a property.
Upon identifying the issue, we removed the window to allow your own building contractor to carry out the necessary remedial works to lead. We then reinstalled the window on the same day. To be absolutely clear: the window itself was not the cause of the leak — the issue stemmed from the defective, pre-existing lead work around the dormer and faulty roof which has all been completely replaced by the client. Again, we have a photographic and video evidence.
At SJB Sash Windows Specialist, we are committed to following all industry regulations and welcome constructive, fair feedback. If any installation were to fall short of compliance, we take full responsibility to ensure corrective action is taken.
We also believe transparency is important for prospective clients reading this review. We encourage readers to look through this reviewer’s history of public feedback across other businesses, where a consistent pattern of one-star reviews and aggressive language is apparent. Unfortunately, we feel this review reflects ongoing frustration over unreasonable expectations rather than any failure on our part.
