My advice would be do not buy a Stewart Milne home
We have had a number of repairs issues unresolved including the vents in the loft not connected to outside- poor lazy work. I think Stewart Milne forget you have bought a house from them and paid a lot of money. The service they offer is terrible whether it’s the sales lady on site or the non existent site manager.
If they provide proper customer support and proper built homes they wouldn’t have half the bad reviews they have on here.
The sales lady lies as soon as she has your money to purchase the home. Don’t ever expect a straight answer from her because you won’t get one. Our site is on a generator and we have some people paying for electricity and at least two properties on the site have been told this would be refunded by Stewart Milne but this hadn’t been the case.

Have lived in a SM home estate for 10 years. The last 6 years they have decided to stop maintaing the land that comes around the side and back of my house. Each year they try to say the council own it. Every year I have to beg, plead and scream about this area. I can't paint my fence or trim my trees as would need to wade through thistles and brambles and 6 foot weeds to get there.
If you are buying a house with lovely green grass beside it beware!! 4 years later it won't look like that. They are an embarrassment.
Can you imagine if the shoe was on the other foot? They would be sending out letters of legal action - pulling down the look of their land.
They only seem to own this bit of land at my house now after passing over all areas.
Also if you have promise of a little play park in your development and its not yet there - you won't get one.
My kids are now 21, 18 and 11... no park was ever built.
16+ months and counting with
16+ months and counting. We moved in on 18th Feb 2022. Still no one sent to fix a hole in our fence that has been there since the day we moved in and raised at that point. We've spoken to at least 5+ different people, with 3 separate visits from site managers saying they'll get the workers around to fix it. Yet absolutely no sign of that. Offered to get someone privately, and Stewart Milne pay, but they won't do that either.
Haven't even got on to the potential issue of brickwork not being NHBC standard, but we just want one thing fixed at a time.
We had 10s of other snags when we moved in that were fixed over a number of months following pushback from the site team. Once these 2 are done, they probably won't hear from us again, but it seems impossible to get any workers around to do it.
Would happily speak to the site manager directly, but it seems to be someone different every month, and no consistent days they're on site. At least that's what we gather, you'll struggle to get direct contact details of any of the managers to be able to know.

We have been trying for two years to get Milne Homes to maintain the land they own on our estate. Customer services cannot help. If you have problems when they are onsite and cannot get sorted imagine what its like as soon as they move offsite. Very poor customer support and completley not interested once they have your money!

Purchased a Caplewood ll on Broughton Park
I have recently purchased a Caplewood ll 3 bedroom house on the Broughton Park estate near Preston. The whole sales process was seemless, Phil in the sales office is a pleasure to work with, very professional and met my expectations, even exceeded them which is hard to do! He kept me informed throughout the whole process, he even managed to get me in before I had to pay another months rent!! Which was much appreciated. I used their solicitors who were also excellent, the whole purchase experience was very straight forward and easy.
I have been in the property for a month now. I am extremely pleased with the property, the build standards are excellent and finished to a good standard too. Yes there are a few little snags to sort but that is to be expected with a new build. I was contacted by Alison from customer services who said that she would be my point of contact for the next 2 years, any issues contact her, I did my snagging list and she quickly replied with an electronic copy and a schedule of works from various companies and when they would be coming, they all contacted me within a day and arranged a convenient time to come out. Alison has also been very helpful, professional and keen to get the house right for me.
I have also had a visit from Paul the site manager, checking to see if I am ok, he gave me his mobile number and I have spoken to him on a few occasions and has also been very helpful and professional, anything I needed sorting he actioned very quickly and efficiently.
So a great experience of buying my first new build, thanks to everyone from Stuart Milne that have made me feel very comfortable in my new home.

I had a joiner come out to take a look and he said it was the worst joinery he'd seen in his entire 25 year career. Probably need to look into legal proceedings.
Exceedingly happy at Letham Views :)
Delighted to say there must have been radical improvements with Stewart Milne at the Haddington (Letham Views site). The fabulous on-site sales team (Gillian) & the build team (managed by John & Iain) has meant that our experience of buying a Stewart Milne home has been excellent - really can’t be faulted. This is our 3rd new build, & the finish & overall experience of the Stewart Milne home has far exceeded our expectations & quality of our previous new builds. We had some minor snagging which has all been resolved with no quibbles. We had a small water leak a few weeks in which the Customer Care team responded to immediately. We absolutely love our new home & would definitely recommend Stewart Milne to future buyers.
A great team -we have been impressed
We were really pleased with our purchase in haddington. I thought the site team led by John and Iain have been great throughout, John took us on a site visit before completion which very much brought things to life. In terms of snagging issues, we found a few which is expected but what impressed me was how quickly iain managed the various trades to come in and make the tweaks.
Gillian in the sales office has been great, very warm and welcoming and a great addition to the Haddington development.
Excellent support from the Stewart Milne team
We bought a Stewart Milne new build on the Broughton Park development in September. As expected with a new build, we did have a few snags but what we have been very impressed with is the support provided by Alison and Paul in the Customer Relations team in addressing the snags. We've also found the site team extremely helpful and a pleasure to deal with.
Shoddy construction, even worse “customer service”
Multiple quality issues since moving to brand new build in May 22. Heating was wired incorrectly, is leaking, and is still only partially working. Roof is leaking and has stained my ceilings, over a month ago, still no interest from SM, now mould growing on ceiling. Kerbstones and slabs sinking, nearly did my ankle. Street lights have never been on once since I moved in. Outside light has never worked. And near impossible to get hold of customer service, only an answer phone. Even when you get a call back nothing happens. I can only conclude that they don’t give a stuff about their customers. Steer well clear of the inept crew of disinterested jokers going by the name of Stewart Milne.
A great move and good support.
We’ve been in our new home for 16 months now. Yes, there were some cosmetic snags which have now nearly all been resolved. The home is well designed (large rooms and hallways) and well insulated. Support have been good and kept in contact, even throughout the COVID period (which has understandably meant a backlog for their team). The fitters completing any cosmetic reworks have been superb, workmanship and care is of the highest standards.
As with all builders, houses are built using contracted teams so skills may vary for each site.
The site is coming along really well and will look lovely when complete. Certainly in Broughton, our neighbours are all happy with their homes.
This has been a great experience when compared to the service and build quality of previous builders in the NorthWest.
Avoid Stewart Milne & Use A Professional House Builder
If I could give a lower review I would, the worst experience we have had buying a house, from the incompetence of the construction team to the lack of care from the customer care we are 2 years down the line and still have snagging issues which were reported on week one inspection, customer care refusing to deal with stuff which is clearly there responsibility. We have completed numerous visits from site managers but due to the fact they can’t keep site managers makes things even harder.

No help, support, basically leave you in the dark. Terrible drainage, central heating not wired correctly after many complaints. Couldn’t find fault until I paid a professional to fix the problem.
Most of my doors don’t shut.
Most worrying, the toilet fittings to main drains are the wrong size and have been fitted with cheap fix to install, costing me dearly after a messy flood.

Disgusting lack of customer service.
Buying the house was a very easy process but after care has been shocking. We were handed the keys to a house that had a huge number of snags including a front door that did not shut securely, plumbing that had been incorrectly installed and a garden covered in dead grass. Every complaint on the snagging list was a lengthy fight to get resolved and Customer Services were beyond rude on more than one occasion. It shouldn’t be like this. Things were installed incorrectly and we have a guarantee so why not just fix it!
Lately you cannot get an answer from customer services and if you do you are told a lot of lies. “We will get back to you, we will pass this on” etc. They are not interested in ensuring your home is up to standard.
Facilities in the estate are variable, but for a family estate the park is a joke. And don’t for a second think any children with additional needs will be able to play because any pleas to include them in the plans just falls on deaf ears. This is actually disgusting.
Until recently I would have considered buying another Stewart Milne home, despite all the snagging issues and poor customer service experience. We like the town and we get on well with our neighbours, but Stewart Milne themselves have left a very bad taste in our mouths and I could not in good faith recommend them to anyone.
Avoid buying a new build Stewart Milne…
Avoid buying a new build Stewart Milne at all costs. We've bought new builds from other builders and any snagging issues have always been resolved within 6 weeks. With Stewart Milne we're still waiting for 20-30 issues to be resolved after being in over 19 months. The customer service number just rings out all of the time and emails are ignored. When you do manage to speak to someone they promise they'll get things sorted but then you don't hear from them again. They are by far the worst builder we've ever had the misfortune of dealing with. The rest of the estate are having the same issue with some people having been in well over 30 months without their 7 day snagging lists being resolved. There's also a very high turnover of staff and you have to start afresh with each new site manager. Nothing is put in writing so each site manager disputes what you've been promised from the previous one. They are a woeful company and we'll never buy another new build from them again. I'd advise you not to either.
Update - we've now been in over 30 months and are down to the last couple of jobs from the original snagging lists. It's been a long and highly stressful experience dealing with this lot. Do yourself a favour and steer well clear from them.

I would give this company a rating of zero if I could. Their complaints management system appears to be a case of simply ignoring them. Once completion takes place they don’t have any interest or respect for you or your property. They actually trespassed onto my property causing damage just to ensure their build programme wasn’t delayed never repairing the damage and have now moved onto another site. Watch out Astbury Park you could be next.
Very poor finish of the house
Very poor finish of the house. Mastic as if someone puts the first time in his life... Leak from the toilet, visible tape, pop screw, crack and very poor decor finish etc. All work was suspended by the manager and should be resumed after 18 months but it never happened. Communicating with Stewart Milne is as gruesome as all the finishing touches to the house.
Avoid Stewart Milne they are only nice before buying a house.
Customer service is awful
Customer service is awful. Phoned and emailed for weeks without any replies. Phoned me all the time when they were trying to sell house to me but now they have my money they don’t care. Would advise everyone to steer clear.
