Excellent experience with St Modwen Homes

We recently bought our new home with St Modwen Homes and the whole journey was so easy and stress free from start to finish.

The sales team were really helpful, friendly and always there to answer any questions, nothing was too much trouble. They kept us updated at every stage and made the whole process really clear and straightforward.

The quality of the home is fantastic and we felt fully supported even after moving in.

We would definitely recommend St Modwen Homes to anyone looking to buy a new home. Thank you to the whole team.

I was driving by St Modwen Shawfair site and decided to go have a look, the showhome is beautiful i love the brown detailing and how spacious it is, i spoke with June and Becca they were so helpful

St Modwen- Shawfair is absolutely beautiful and 1st one in Scotland, it definitely doesn’t disappoint.

We moved in to our St Modwen home in Consett around 6 weeks ago and I am delighted at the standard of workmanship and the over all quality for our new build.

The whole process has been enjoyable and stress free.

Joanne the sales manager was professional, friendly and guided us through every step of the way.
She was always on hand to answer any questions and regularly kept in touch via telephone and email providing information and updates.

St Modwens gave us several opportunities to view the house during the final stages of the build, we were accompanied by the site manager Steve who is extremely helpful and always on hand to answer any questions and queries.

The build quality and finish to my St Modwen home and the standard of the fittings and fixtures are amazing.

A few minor snagging issues have been identified and raised with the after sales team which are being actioned without any problems.

Overall I am delighted with my St Modwen home and the service I received from the St Modwen team. Thank you.

St Modwen wasn’t a well known builder in the North East of England I stumbled on them by chance fell in love with their fabulous unique show home and went on to purchase a plot. Everything so far has been excellent, professional and without issue. The first phase visit to my plot was informative friendly and the team couldn’t have done more to keep me updated. I look forward to moving into my new home in the coming months. Well worth a look!

Beautiful house designs and layouts. Personally choose the Houghton design for the “disguise” open kitchen plan. As a first buyer, it’s been a smooth experience going to different stages with great support from the Team, first it was Rob and now, Kyle whose best statement is “you can ask me anything whatsoever” and as a first time buyer, that’s a good thing to hear. Thank you for all the support. It’s been good so far, hopefully complete soon and I can’t wait to grab the keys to my new home.

We recently purchased our new home with St. Modwen Homes and have been extremely impressed with the experience from start to finish.

A special thank you to the sales team — Toni, Paula and Simon — who were fantastic throughout the whole process. Their communication was efficient, clear and consistent, and they always kept us informed about timescales and what to expect next. We faced some legal challenges during the purchase, but the team coordinated everything incredibly well and helped keep the process moving smoothly. Their professionalism, responsiveness and commitment really stood out.

We would also like to thank Richard, the Site Manager. During our site visits, he was welcoming, knowledgeable and thorough. He took the time to explain everything clearly, gave us confidence in the quality of our new home and made sure we knew exactly what to expect.

Finally, Josh from Customer Care has been amazing. He has continued to check in with us after completion to make sure we are settled and happy with our home. That level of aftercare has made us feel genuinely valued as customers.

Most importantly, we are delighted with the quality and finish of our new house. We moved into a beautiful home with zero snagging issues, which exceeded our expectations.

From the sales process and site visits through to completion and aftercare, the whole experience has been professional, well coordinated and reassuring. A huge thank you to Toni, Paula, Simon, Richard and Josh for making such an important milestone a positive and memorable experience.

We would happily recommend St. Modwen Homes to anyone considering buying a new-build home.

I’m very happy with the customer service from St Modwen. Any issues I’ve had with my new home have been dealt with quickly and efficiently, which has made the whole process much less stressful.
I also really appreciate that the team genuinely takes the time to check in and make sure everything is okay. It’s reassuring to know that they care about their customers and are there to help when needed.
A special thank you to Josh, who has been incredibly helpful, kind and always happy to assist. His support and friendly approach have really made a difference.
Overall, I’ve had a very positive experience with St Modwen and would happily recommend them based on the customer service I’ve received so far. 😊

Since the takeover I wouldn’t recommend.

We weren’t told about the buyout when we purchased in Dec 2024, the original site team before the takeover were pretty good.

Since the takeover, they lie, ignore you, don’t do snags, leave you with bodge jobs, no heating in winter, expect you to take time off work over and over again to keep redoing bathrooms (4 days at a time) because they don’t do it properly. Take months to replace damaged carpets due to leaks. Gaslight you that sub standard work is ok.

They’re now trying to build on car parks for schools, sneakily amended planning to shoe horn in more houses on planning accepted under st modwen.

The upkeep of the site is 1/10 sweepers come around once a month at best.

I love the house, I’m gutted at the issues we’ve faced, the disruption and upheaval. I wouldn’t ever recommend St Modwen now owned by Miller Homes.

Why should you pay a premium for a New Build when they damage ‘New items’ and send a guy round with a pen to colour in the issues (apparently a magic man) fill in missing architrave with silicone, patch up horrendous bathroom issues, then come to rip parts out and not align tiles the same, send people out to grind grout out and then damage tiles, to then have to rip it all out again. After a leak we waited 6 months for carpets to be sorted.

Low voltage issues, dodgy fire alarms that goes off at all hours… it’s just endless….

I’ve a complaint in but they’re doing the jobs now, quick to respond on a complaint…

I’d give a 0/5 if I could.

St Modwen customer service has always been good, but was brilliant this time - over and above the call of duty after I’d dropped a precious earring down the en-suite sink.

We recently viewed some houses at St. Modwen Homes and had a fantastic experience, all thanks to Kyle. He was incredibly kind and took the time to show us everything the development has to offer.
Kyle gave us a brilliant showcase of both the 3 and 4-bedroom houses, making sure we saw all the features and details of each home. He was extremely helpful, patient, and answered all of our questions.

House, location and the builders have been great, the post purchase customer care has been fantastic, with great communication. Only a few little niggles, nothing really and they have been fixed quickly.
We were due to part exchange, we had already reserved the first house but the sales team sold it from under us! We reserved a second house and all was well but for some "legal" reason, they couldn't part exchange (this was never really fully explained to us). Move with us who were selling (either on part x or separate sale) were terrible! no communication until they wanted something, then all rush rush rush. I certainly would not use them again!

We brought our St Modwens home in Branston two years ago and as with all new builds we had a couple of snags. We have had Craig the maintenance technician with us for a few days to fix all these minor issues and he was a superstar. So polite, worked clean and tidy, finished all jobs to an incredible level and even managed to work around our daughters nap times without disturbing her. A true gentleman, a credit to St Modwen and an incredible all round technician with no task however big or small being too much trouble. Thank you Craig, you are a legend.

We are on the Blythe Fields estate and all the way through Fiona kept us informed on how things were progressing. Once we moved in, the house is amazing, it feels like we are on holiday everyday. Any issues we have, have been dealt with superbly by Kirsty. Would definitely recommend.
