Avoid like the plague

Avoid like the plague. Let a property through them. Major issues such as un-landscaped garden which should have been complete before move in, and pre-known (by landlord but not me) blocked drains causing bath to fill with dirty water from kitchen sink and washing machine, and toilet to vacuum and/or not flush. Also broken gate latch, unpainted front door, damaged lino and fault taps. some of the faults I've had to put right at my own cost just so they are done. The landlord keeps putting the jobs off, including the major drain fault blaming the weather. I'm sorry but sod the weather. Put on a coat or call out Dynorod. Blocked drains are not healthy or sanitary and again, it should have been done prior to move-in considering he knew about it. Getting wet pails into insignificance when you have an unhappy tenant living in an unfinished unhealthy property. I'm paying/have paid over the odds for rent when compared with similar sizes locally. The only reason I paid more than comparable is because of the benefit of a garden. However, because the garden hasn't been done, I can't use it and it isn't safe for my nieces and nephews, and I should not have to pay to do it/get it done.

Stuarts were not willing to help simply stating that 'it's managed by the landlord'. However, the deposit and 3 months advance rent were paid to them not the landlord, the contract and INACCURATE inventory were done through them, and the keys were received through them. In my view, they have some sort of responsibility, especially when the landlord isn't keeping to his word. Be warned, this is very unprofessional.

We have tried to contact you on numerous occasions to discuss the matter but without a response.

We will now address your queries/questions online:

Your tenancy commenced on the 18/06/2021.

Although you claim an inaccurate inventory, our records show that you signed an inventory complete with a passed fitness for human habitation assessment on the 18/06/2021. This inventory and human habitation assessment was carried out by an independent third party (not your Landlord or Stuarts Residential Ltd).

Stuarts Residential Ltd were only instructed by your Landlord to find a suitable tenant, complete referencing, right to rent checks, prepare the tenancy related paperwork, collect the advanced rent, and deposit and carry out the check in.

Our contract with your Landlord ended after the 21/06/2021.

This was fully explained to you prior to and at the check in.
We explained this to you again clearly and concisely on two further e-mails during your tenancy on the 12/07/2021 and the 23/08/2021.

Further to your e-mail to Stuarts Residential Ltd dated the 19/07/2021; the drainage issue was reported by you to your Landlord on the 15/07/2021 and the issue was resolved by a drainage contractor instructed by your Landlord on the 17/07/2021.

You confirmed in the same e-mail that that after you replaced the gate latch on the 02/07/2021 and that your Landlord reimbursed you directly for the cost of the replacement gate latch on the 17/07/2021.

The garden works were raised by yourself to your Landlord on the 03/07/2021 and these works were completed by your Landlord on or before the 28/07/2021.

The lino repair and tap repairs were minor works that you completed yourself and arguably would be covered under ‘tenant like manner’, which comes from the judgement of Lord Denning in the Warren v Keen case of 1953. It means that tenants have an obligation to carry out the little jobs around the property and it's part of the legal responsibilities of being a tenant.

To confirm, Stuarts Residential Ltd are not responsible for the actions and/or inactions of your Landlord after the 21/06/2021.

However, the above evidence would suggest that the issues you raised with your Landlord were dealt with in a timely manner.
