If you bounce a check once

If you bounce a check once, just once they do not forgive you!!! They stop communicating with you. You cannot use their portal to make payments!! They will not accept your personal check!! You are basically screwed if you have a bankruptcy.. which has nothing to do with them.. you are better off writing a letter or contacting state attorney general and file a complaint with them!!! They will look into it and do something!! I know it works because I did!! Don’t fall for their nice character!! They don’t care about you. It’s the bottom dollar they care about.. biggest slumlords in the state of Michigan!!

We have lived in the Sun Communities…

We have lived in the Sun Communities Hawaiian Gardens mobile home park since 1988(38 years). The first 20 years we lived here were very good. The park was well kept then,the residents took pride in keeping their lots clean and beautiful. The park management made sure to keep up on getting residents to keep their lots clean and clutter free. The park started significantly going downhill in the last 18 years. The park owners (SUN COMMUNITIES) do absolutely nothing to maintain the park anymore. The back part of the park gets massively flooded every time it rains. The owners have switched trash collection companies from Republic to Priority Waste Management who will only pick up one trash can unless you pay $13.00 monthly for an extra trash can. So that leaves residents with a very limited amount of garbage that they can put out on trash pickup day,so many residents have trash in their yards with no way to get it out.
Just as recently as yesterday (March 31st,2026) they had to close one end of the main road because of a large sinkhole.
Hawaiian Gardens has turned into the stereotypical trailer park. It used to be a “mobile home community” but not anymore. Now it’s stereotype.

Place is a joke

this is the highest I have ever paid to stay AT A PARK, and nothing advertised works, the Wi-Fi doesn't work, no water pressure, no quiet stay, restrooms don't work, showers don't work no hot water for showers or laundry this place is a total dive, if you get mail you have to wait for them to open to get it so good luck with that, the place is dirty unkept and nothing works, hi rates for nothing so only stay with sun communities if you like throwing your money away. The only good thing about the place is the staff Teri is nice

Sun Community throw people away!

Sun community and office liston ro a person that had been caught in lies. She is a evil person, ask her neighbors. Hard working person that keeps there head down causes no problems. Even worked for Sun community.. Since listening to the a person that is vindicated and lies. The park decions is wrong, But we have drug houses pedifiles and big dogs, Liveing with a employlee that works in the park is ok. Sun community is not consisted and no compassion. ITS ABOUT MONEY AND THROWING PE0PE

I recently work for Sun Communities-Pinebrook Village in Grand Rapids happy to be a hard worker and keeping the place in place.
I am quit the job of maintenance technician because of:
1- The manager is really awful person, he is really a nasty person because he talks crap about the residents and customers braking the rules of privacy ( he doesn’t respect the people he just criticizes everyone thinking that he is better than any one , he don’t care about no one he only care about him self he is not to courteous with the residents and me the worker.
2- One day I was talking to him about one of his trips to some place where the company pay for it mind while y are in a meeting or conference and this person told me that maybe the corporation send us together and we both can go and have fun mind while we have the conference, they have hot tub pools and drinks every hour but at the same time he was insinuating that we are going to have fun the two of us and there is pools, drinks etc every time on those trips. I don’t say anything to the corporate but I am doing that now because I just resigned today.
3- this person or manager don’t help their workers to get a decent rent in their mobile home complex ( I understand I have a few pets but they all have papers has a support animals ) but I never get the rent because he was sending text crying about he have to talk with someone from the corporate about the animals but he never did. I don’t want to rent if this person is giving me and my girlfriend a hard time.
4- I work last Friday or Saturday at night for 3 hours for an emergency and he told me he will add those hours has overtime but later he came out with a new excuse, he or they never pay me the 3 overtime hours I work that day. What he did is he just pay them has normal hours ( and this is broken the law and not respecting the workers ) they are taking yre money and yre time is not well pay. He came with an excuse of I didn’t pay them has overtime because y only did 39 hours this week so because I didn’t reach the 40 hours they don’t pay me my overtime, just excuses. 40 hours or less yre company has to pay overtime, that’s not professional to take yre money and time like that and a complete lack of respect to us the workers because overtime is outside yre normal hours and again don’t matter if y have or do 10,20,30or 40 hours they need to pay y overtime because is outside yre normal time. So with excuses they are braking our rights and using manipulation. Not Good on our rights
5- I was applying for a rent when Wesley the manager told me that i was in need of my girlfriend to sign some papers and this manager turns into a different person with some despotism when I tell him I will bring my girlfriend to sign. He didn’t listen so He print some papers for me to take home a few seconds later after i told him that she can come after work to sign, so i take them to my car and and before i went home , I talk to my girlfriend if she can take a few minutes after her work to sign a paper in the office so after that i told him about she was coming so no need to sign papers at home if we can do it at the office and I don’t know why but when she came he was mad not friendly and tell me why do I bring her, when he told me that I front of my girlfriend and a future resident, that make me feel so bad inside, I feel bad and hurt because I really work hard with this manager in making the place 100 % safe and clean.
6- One time I we was talking with this person about a web created on facebook about our Sun Communities and before he found that page he have on his Desktop a facebook page open with all kind of almost naked men’s with little clothes on, I didn’t mind because everyone has personal life but for me that wasn’t to professional because under the company regulations that is prohibited ( only work stuff ) not personal Facebook stuff.

been living in Sun communities…

I have been living in Sun communities for almost 20 years since they took over from carefree and has really changed the perspectives that were written no one on the 40 they are in violation of breaking these rules I was the last HOA president so I know what the rules are when I point out to management they single me out for any little violations like parking in the street during the day is not allowed when was that put into effect it only says overnight parking on street in my perspective I thought you needed 80% of the park to vote this in they don't like me at all because I point out all the inaccuracies that they are not doing Gates been broken for months sprinkle systems on paying for haven't been broken and not working well for 10 years or more I'd like to know what lawyer I can get to personally sue the management in the office and son at the same time if anyone can help me out there let me know during covid I was told to finish the signing of my house or get evicted I said I'm doing it myself and there's nothing wrong with my home I'm improving it well the house next door has a disabled car in the driveway holes in the skirting and they are renting which was a no no that I know of you can't rent so they are just breaking the rules to fit themselves and then when you squawk about it they come after you one girl in the office passed by at least 400 violations to come to my house put a note on my car because I was parked 2 in on the grass with my truck I'm being singled out and I wanted to stop any help would be appreciated

Management is indifferent to tenants/workers

Management is indifferent to tenants, to workers, to quality of life issues in the community. The priorities are not the community and as a result, the best people as leaving. Garbage people are being welcomed with drug dealing rampant, bad behavior, and an indifferent management. On the hottest Summer in record, the pool is closed to fix pavers-a project that could have been done at the end of the season rather than on Labor day weekend. Major pot holes go unrepaired. After the hurricanes, raw sewage was left along dozens of lots and renters were never assisted with cleanup of their flooded homes. Crime is deliberately underreported and incidents of harassment are never addressed.

Sun Communities has serious…

Sun Communities has serious infrastructure issues at one of its known properties in the Inland Empire. Sun Communities' land is improperly sloped, causing flooding and uninhabitable living conditions. There are problems with lack of maintenance schedules, rodents, standing/pooling water, mosquitoes, and potholes in the streets. Un-maintained trees and shrubs between the homesites, of which Sun will not admit is their responsibility. The homeowner pays money for trimming and drain installations to save their home from Suns' lack of maintenance. Sun ignors, ducks, bobs, evades, and will stoop to level of treating its residents as if they have Alzheimer's. A despicable, greedy, unethical, unqualified outfit.

Thee absolute worst rental experience I…

Thee absolute worst rental experience I have ever had!! Rude office staff and ridiculous fees on top of fees! Would never rent from any Sun Community ever again!! Not even if the rent were reasonable and the lot was free for these snap together Lego homes. Disgusting treatment from manager Tabitha here, she is very rude, dismissive and lacks empathy and understanding when experiencing financial hardship. My unpleasant experience was at the Highland Greens Highland MI location particularly, but I highly recommend you look elsewhere if you are considering living in a Sun (subpar) community regardless of location, read other’s experiences and talk to people who have had first hand experience before you sign on with these guys. Best of luck.

manager harassing guests, residents & caregivers of residents

there's pattern now of manager harassing guests and residents, age discrimination at pool - negatively impacting wellbeing and mental health of residents and guests calling the cops on residents and guests for no reason and telling them they are "illegal." Aggressive threats that seemed to escalate. zero compassion and empathy for caregivers of residents, essentially calling them liars and invalidating their existence. Abuse of power. Law suit incoming material.

I have lived in Shelby West Park in…

I have lived in Shelby West Park in Michigan for almost 15 years. The park was bought out by Sun about 5-6 years ago. For 9 years my lot rent was 443. per month and the park was beautiful! Mowed grass, repaired streets and driveways as needed,. repaired and edged sidewalks as needed and wonderful upkeep and upgrades of everything for the park. I was glad to live here. As of now, my lot rent is 678. and scheduled to increase by 35. per month again. THEY DO NOTHING except collect their lot rent. The sidewalks are crumbling and some spots are now even dangerous! The streets and driveways never get repaired and now they're just renting to anyone that is willing to live here. The caliber of the park has declined significantly but yet the Sun investors are making big bucks off of us. Do not move here or to any park owned by Sun communities.

Sun communities is very GREEDY

Sun communities is very GREEDY!
The lot rent when I moved in 10 years ago was $475 a month. Today, 5/13/25 I got the notice for the renewal and it is now up to $729.00. A $39.00 increase from last year and $254.00 increase from 2015. :-( They make sooooooooooo much money it isn't even funny. I think there is close to 400 homes in this park, so that is $291,600 per month they take in. There is no reason the lot rent should be that high. At this point I have no other choice but to continue paying this money grubbing place. They make enough money that the office staff people should be making BIG BUCKS, but I am sure it all goes to the top to the SUPER GREEDY CORPORATION!

Racist administration against Latinos and evictions

Racist administration against Latinos, they evict people from their own homes, taking them to court to repossess the properties. This is happening to me, and I paid the money in court, but they won't collect it to make people believe they're not paying. I have a lawyer, and I'm going to sue the company and the management of Central Park in Haines City, Florida. I bought the house, and they can't take it away from me with lies.

STAY AWAY FROM SUN COMMUNITIES LLC MOBILE HOME PARKS

Their very own CEO stepped down because of an investigation as to his work within the Sun Community LLC company. This is not a good place for your final resting place - Money Gougers! Worse place to live for your final days. In the End they will make sure that you cannot afford your home or pets to be with. Horrible management, constantly replace office staff? I wonder why that is.

Signed a 1 year lease

Signed a 1 year lease. Big Mistake. Seemed nice at first, but the bushnell site is not what it looks like. Locals use the facility as their dumping grounds. Laundry is dirty, full of dog hair, and like the rest of the facilities used by people outside of the community. Also people are not vetted properly. Had a drugged out woman across from my camper leaving garbage outside her camper, and never cleaning up after her dogs, or leashing them. Complained to the office, and 6 MONTHS later she is still there doing all the same things. Wanted to leave and break the lease, but they would not let me and I had to pay the last 4 months of rent even though I didnt live there. Also I somehow generated a water, sewer, and electric bill even though the camper was unhooked, shut off, and packed up.

After Sun Communities replaced out…

After Sun Communities replaced out water/sewer meters under our homes (which most of us own) we were told that the heat tape on our pipes would be "checked." Well, seems the heat tape was removed. We were told, via email (November 13, 2024), that the heat tape would be replaced at "20 homes per day" and they were working over the weekend to do so. It's a small park, approximately 150 homes, but we've seen little done. Next week we will have temps in the teens and single digits. As a senior on a limited income, I cannot afford to have my pipes damaged. I am NOT the only one here in this situation! We are all concerned! Wha'????

Steer clear of Sun Community for buying…

Steer clear of Sun Community for buying or renting! They seem to have a knack for ignoring their residents while hiking up lot prices annually. It's like they have a corporate office that doubles as a complaint black hole. Why not join the class action instead? It sounds like a much better use of your time!

If you care about your safety, DO NOT live here, its ghetto now.

I bought my home in the sun community called Oak Ridge in Manteno, IL. It was once a beautiful and safe community. Stacy the original manager when I moved in was fair and direct. I liked her and everyone here felt safe. Since she was replaced with this current manager, this park has become unsafe, filthy and an all-around ghetto place to live. This manager allows her friends and family to do whatever they please and she comes at those of us who are not her friends and family, she leaves violation letters threatening fines. She has violated my 1st amendment rights on several occasions. There are rules that we live by here that we actually pay to enjoy. This is SUPPOSED to be a 55 and older community but this manager allows everyone to live here, kids and the like. Her own family drives at 50 mph through the park, running me off the road, but because it's her friends and family, its ok by her. I have asked this manager for help with something that she was there to help the sr citizens with and her reply was no. She is unbearably rude and does nothing whatsoever to maintain the integrity of this park. Everyone who has had an interaction with her has said the very same thing. She does nothing for those of us who pay to live here at a growing rate of 6% EVERY YEAR and for what??? There is currently a garage sale going on in this park that is 4 days long every week for the past month. Cars are running over the landscaping that WE have to pay for and now, have to pay to repair. These nonstop cars block us in and out of our own driveways. I spoke with this manager as the city of Manteno informed us that is what we had to do, when we called. They informed us that this month-long garbage sale is a violation of many laws, and nothing is done by the manager here. No surprise, whatsoever. If it were anyone else in this park, I can say with utmost certainty, we'd be shut down. There are certain bylaws that must be agreed to when moving in to this park, one of which is that no aggressive breed dogs will be permitted. Since this manager has taken over, there are 3 pit bulls living in this park. Two were seen chasing the amazon driver back into his truck when they got out. Imagine if it happened to someone's elderly parent while walking their small dogs? This is just a snippet of the insanity that has become our new normal here in the Oak Ridge trailer park. I never used to refer to it as a trailer park but since this manager has taken over and is allowing so much to go on, its now trailer trash and I will be looking to see if I can sell to the lowest common denominator who can meet my asking price. So, if it happens to be dog fighters, prostitutes, gang bangers and the like, it won't matter to this manager. She lets kids, pit bulls, criminal activity (illegal month-long garbage sales and the like) to go on. If you try to find her, she lives in the park, so she is rarely in the office, leaving us PAYING residents to fend for ourselves. Not what we pay for. Buyer beware of the Sun Communities. They put block busters in and destroy from within. You are not safe here with this type of management.

NO reponse = Home Owners get ZERO Help

When I moved into this community lot rent was 549. Each year it goes up, currently at 633. $84 increase over 2 years, this is LUDACRIS! As a home owner we get ZERO for this lot rent. We pay not only Lot rent but also property taxes.

We have a HUGE issue with Wild Critters and we can't even get traps set to get them. We RENT the land that our home is sitting on. However, they refuse to help home owners, I have called exterminator, and they want $175 first animal and $60 each additional PLUS I have to pay for insurance to fix any damage under the home. Help make this make sense to me?

I have emailed the Corproate 4 times, called and left messages at Corporate and local office, HIGHER management and NOBODY CARES to Return calls. WHAT DO HOME OWNERS GET FOR THEIR LOT RENT MONEY????
