The Survey Spain Network of Home Inspectors/Building Surveyors and Appraisers/Valuers is Regulated by RICS as Chartered Surveyors and Registered Valuers. We work on all the Costas, Inland and the Balearic and Canary Islands of Spain. We report in English on building, structural, valuation and off-plan Surveys/Home Inspections for residential and commercial buildings, and development land. Don't be dissuaded from making an offer for a property "Subject to Survey". Don't buy other peoples' problems. The lawyer will check all the paperwork, but rarely visits the building and isn't qualified to identify problems with the structure and condition. The big money is being spent on the buildings and it makes sense to have them professionally inspected so that you know what you are buying. We provide Expert Witness current market valuations (different from mortgage valuations) of property in Spain for Law Courts anywhere outside of Spain. I was interested in buying a property 33 years old which had been for sale for some time. I could see that quite a lot of work needed to be carried out and was also aware of a large tree growing very close to the property. I arranged for Survey Spain to inspect the property to help decide whether to go ahead with the purchase, and to know how much would need to be spent. I was not disappointed, all my questions have been answered in great detail, including listing essential work together with an estimate of costs, and much more information which I would not otherwise have known.

We asked Survey Spain to help us with a building survey for a house that we want to buy in Malaga. They were extremely professional throughout the entire process, replying very fast and very detailed to all our questions regarding the surveying process and everything related to it.
They provided the short report in the same day and the detailed one few days before the deadline to give us time to have an informed opinion before moving further with the steps of the acquisition process.
We were very happy with the detailed report and the entire process. They also informed us about a lot of details related to the legislation in Spain that we would not know otherwise, giving a lot of suggestions regarding what we should check together with the lawyer during the process.
Overall, we are very happy with the entire collaboration and we highly recommend Survey Spain. We consider the money spent more of an investment into our piece of mind that we are making a good choice, rather than a cost.

From the initial enquiry (to which they responded promptly, which cannot be said for other people I sent enquiries to) to the final report, the service was impeccable. They also promptly returned a payment I made to them in error. Both the interim and the final report were in plain English and provided clear advice. We decided against buying what would have turned out to be a money pit but next time we'll be going straight back to Survey Spain.

I chose Survey Spain as they seemed to offer a comprehensive, unbiased service for expats such as myself. They sold themselves as a company that surveyed Spanish properties to a British standard. However, the surveyor was at the property for less than an hour and was clearly influenced by the estate agent. I know this because they stated things like that fibre optic internet was installed at the property, which is something that the estate agent had told me but wasn't true. The surveyor hadn't checked this themselves.
They also missed a one meter diameter hole close to the perimeter of the house hidden under a single piece of loose astro turf. They also suggested that the drains functioned well because there had been a storm the day before when in fact there hadn't.
They also missed clearly evident subsidence at the front of the property, multiple doors and windows that fail to lock and damp within the property.
When I raised queries with the company I was made to feel guilty about the number of e-mails we had exchanged given that I had opted for the reduced report service, which was sold as a quicker service that I needed to meet the deposit deadline with confidence. This service was still priced at 1,145 EUR. A very expensive kick of the tyres.
EDIT: The company's response is further evidence of their dismissive and dishonest approach.
To their points:
- Of course I did not ignore the replies of a company I paid 1,145 EUR.
- It is correct that the surveyor spent less than an hour at the property. The estate agent informed us when they arrived and when they left. Regardless of the surveyor's approach of written notes vs voice memos, they missed considerable faults with the property.
- The surveyor was influenced by the estate agent. The report says "Fiber optic in construction". There was no physical evidence of this for the surveyor to check themselves. Stating this is not correct is a falsehood.
- I had specifically requested attention of the structural integrity of the surrounding concrete platform because we were planning to build a swimming pool. With this in mind, it is completely reasonable to expect a building surveyor to lift a single, loose piece of astro turf that had clearly sunk into a hole.
- The surveyor stating that it had rained in the nearest cities is not proof of a storm. All weather reports showed no rain the day before the survey.
- Fissures were considered superficial by the surveyor and they are (I've since had this verified). The evidence of subsidence they missed was loose, misaligned, cracked, sloped brickwork in the driveway and concrete clearly added recently to ramp the subsidence.
- The surveyor missed the damp.
- 56 e-mails, mostly short, a few generic and some dismissive from the company, is not excessive for a poorly conducted building survey.
- The survey was not delayed. It was planned and completed on Wednesday 2nd June. I did provide the incorrect e-mail address of the agent but the correct phone number. I'm not sure why the company would state that the survey or the report was delayed. I found that all to be in good time. Just lacking
- The fee was 900 EUR, without VAT. With VAT it was 1,145 EUR.
I have downgraded my rating to 1 star due to the company's continued dishonest approach. I can tolerate mistakes. However, mistakes need to be owned and, if possible, rectified. Not dismissed, excused or lied about.
I am happy to provide evidence of all of the above to Trustpilot or anyone thinking of using Survey Spain's services.
