Navigating tenant evictions under the Renters’ Rights Act has become a legal minefield. The system is heavily skewed, and even a single minor administrative mistake on a Section 8 notice will derail your case, resetting a stressful, months-long process back to the beginning. You don't need to fight this alone, and you don't need to pay exorbitant hourly legal fees to fix it. The most significant change in the Act. From 1 May 2026, landlords will no longer be able to serve a Section 21 notice to evict a tenant without providing a reason. The ‘accelerated procedure’ — which allowed eviction without a court hearing — is also abolished. Landlords must now use the Section 8 possession procedure, citing a specific statutory ground and providing evidence. In almost all cases, a court hearing will be required. New & Updated Section 8 Grounds for Possession: Section 8 becomes the only route to possession. The grounds fall into two categories: Mandatory Grounds (Court Must Grant Possession) Selling the property: You may use a mandatory ground to sell, but not in the first 12 months of a tenancy. Four months’ notice must be given. Moving in: If you (or a close family member) wish to move into the property, the same 12-month restriction and 4-month notice period apply. Serious rent arrears: The mandatory eviction threshold rises from 2 months to 3 months’ arrears. Major renovation: Possession is available where substantial works require vacant possession. Discretionary Grounds (Court Weighs Up Circumstances) Anti-social behaviour, persistent minor rent arrears, breach of tenancy terms, and other grounds remain, but a judge will consider all evidence from both sides. What this means in practice Landlords should keep thorough records throughout every tenancy — rent payment history, maintenance requests, communications, and inspection reports. End of Fixed-Term Tenancies — All Tenancies Become Periodic From 1 May 2026, all tenancies — both new and existing — will automatically become periodic (open-ended, rolling month-to-month or week-to-week). Fixed-term tenancy agreements will no longer be permitted. Tenants can end their tenancy at any time with two months’ written notice. There is no minimum tenancy period under the Act, meaning a tenant could, in theory, give notice on day one.

A very smooth eviction process
I had to serve notice of eviction to a tenant and was worried about all the paperwork issues that had to be perfectly compliant. Irene was very reassuring as she clearly knew the process inside out. Once the fee was paid there were no add ons for the service. Very quick and clear communication throughout and very responsive. I got a truly 5 star service and would highly recommend this company.

With just two days left on a five month…
With just two days left on a five month notice period, and two weeks to go until the eviction rules changed our tenants told us they were not moving out. This was very stressful for us, but Clare assured me she would sort it out in time for us - and she did. Her responses, despite being snowed under with work from other despairing landlords, were quick and helpful, I really feel she went the extra mile for us. The icing on the top - not only was she more available than solicitors usually are, her fees were also noticeably lower!
Definitely the process experts!
Clare has proven herself to be an invaluable resource. Her knowledge, advice and guidance has made all the difference in our ability to proceed with our action. She is diligent and responsive and always willing to help, would certainly recommend her service.

She gave me the confidence and support needed, through what could have been a very scary situation. No matter how many phone calls or emails, she was always there to assist along the way and give me the encouragement I needed. Not to mention, Clare brought a human element to the entire process, which was desperately needed. When you choose to go with Clare and TPE, you should know that you're in the safest of hands. Clare will dot every i and cross every t, she will not miss a thing and if there is something missing, she will give you advice and challenge back to ensure you have the strongest case possible. I would get in touch for ALL of your landlord needs, you genuinely can't go wrong! section 21 made easy
I want to leave a heartfelt review for Clare, who supported me through what was an incredibly stressful process.
Without Clare’s support and clear guidance, I genuinely don’t think I would have been able to successfully evict the tenant. From start to finish, she explained every step in a way that made a complicated legal process feel manageable and under control.
What really stood out was how much stress she took off my shoulders. Instead of feeling overwhelmed and unsure, I felt guided, informed, and reassured throughout. She handled things with professionalism, efficiency, and a calm confidence that made a huge difference.
The service through Clare has been worth every penny as well — very fairly priced for the level of expertise and support provided.
I’m extremely grateful and would highly recommend her services to anyone dealing with a similar situation.
