As a first-time landlord
As a first-time landlord, I was initially worried, but UpperKey hasn’t disappointed. Over the past two years, I’ve carried out regular inspections myself and the property has always been well looked after. I’ve also received my guaranteed rent on time every month, and with their full property management service it’s been completely hassle-free. I’d highly recommend their services to any landlord.

customer experience
We rented a studio at 3 rue d'Ormesson Paris IV for 7 days from B&Bnova = upperkey. The boiler did not work, no warm water during 5 days. We had to book another hotel on the second day. Upperkey refuses any reimbursement referring to their policies, even tough plummers were in the appartment trying to chance the boiler on day 5. This businees attitudie is not fair at all. We are happy to provide any proof of our experience with B&Bnova Paris upperkey.
B&B nova is a semianonymous organization which communicates only by chat. The phone number on the booking confirmation belongs to upperkey, Upperkey is listed on the WiFi data sheet as a customer and upperkey gave us the email adress of the owner, so there is no question who was the agent renting out this studio under the name of B&Bnova.

Avoid Avoid Avoid. As an owner it was a major disappointment, and many sales promises, 1.5 months was enough to pull the plug. Prime season in October/November in Dubai/JBR “supposedly” booked at less than 80$/night for 4 bedroom 10pers apartment! But worst is the complete blindness and Zero transparency on what’s booked(only calendar dates) or rates or which channel, even with their statements, summary simply showing owners revenue and dates! . They promise and claim owners’ portal but nothing to speak for! I guess didn’t do my homework to find out it’s a 3-person operation in Dubai! Main focus is France/UK vacation home rentals. Lesson learned and hope others do their homework. Note, trust companies who are verified and operate as Airbnb partners as hosts, others are many!

Early bookings—especially with short notice—often come at lower rates as we work to build visibility and secure higher-value reservations for the months ahead. This is a standard reality in hospitality, particularly in competitive markets like Dubai.
When we operate on a fixed-rent model, we absorb that early underperformance ourselves. But when the agreement is commission-based, the owner’s revenue reflects the actual performance of the apartment, just as agreed. If your listing had stayed active longer, it’s likely you would have seen stronger results as market momentum built.
We are actively expanding in Dubai, and while our local team may be smaller than in France or the UK, the same level of professionalism and processes apply. All booking activity is reflected in the monthly statements, which include dates, revenue, and source of earnings. We’re continuing to improve our owner portal access across all regions.
We understand your frustration and wish you had given the partnership more time to mature. We remain available if you’d like to revisit the opportunity in the future under clearer expectations.

Owners avoid Upperkey
Owners, Upperkey is not a trustable company. They will never match the previsional incomes delivered to you. By far. As a matter of fact, apart of the 25% on your rent, they will subrent to their subsidiary CityapartStay (registered in Malta) which will also cash at least 25%. Over all, your real incomes will be 40% of your expectations. In my case the budget presented to me was 180€ / night and the reality 69€... And you will never get a statement showing their real incomes enabling you to control the deductions...
Last, be careful with 5 stars evaluation. there are more than doubtful. Their marketing is efficient...

First, all financial terms—including commissions—are clearly outlined in the contract signed by both parties. We do not apply hidden fees or deduct any additional percentages without the owner's prior agreement. Any third-party booking platforms or affiliates we use, such as CityApartmentStay, are part of our standard distribution strategy and do not change the contractual terms agreed with the property owner.
The initial budget we provide is an estimate based on market data, not a guaranteed nightly rate. Actual performance always depends on factors such as seasonality, demand, property condition, booking lead times, and competition. The first few weeks of listing a new property often reflect lower occupancy or promotional pricing as we build visibility—this is standard practice in hospitality. With more time on the market, performance typically improves.
All owners receive monthly statements outlining booking dates, revenue generated, and the final commission.
We do not delete or manipulate reviews and always welcome feedback—whether positive or critical—so long as it is accurate. We remain available to discuss this case directly and transparently if you wish to resolve any outstanding concerns.

I have been using UpperKey for more than 4 years to manage my appartment in Fitzrovia in London. They have been great, especially dealing with a leak and a lock issues while i was out of the country.
