UNTRUSTWORTHY - DO NOT SKIP - HONEST FULL FEEDBACK

Untrustworthy / Shady / Do Not Use

Summary:

Start Offer - £560k
Final Offer - £415k (on day of exchange/completion!!!)
Costs: £4600 wasted.

Timeline:

I ensured this was accurate to avoid Upstix being able to negate the review with a slippery reply which they seem to have done to others.

2022:

Sept: engaged Upstix & accepted a provisional verbal offer of £560k (£70k under top rated agents valuation).

I knew the offer was subject to a RICS survey.

27th Oct: Uptix renegotiate after RIC’s survey to an offer of £516,200 taking the LOWER of the RICS values. Jeremy (Upstix) confirms that they know that real market value was likely higher.

Disappointed, I still accepted as speed was key.

Solicitors engaged. Paperwork completed & weeks pass with back and forth documents.

5th Dec: Issue with latent defect warranty raised & replacement cover is needed. (CRL the original provider went bust in 2018)

8th Dec: Upstix solicitor agrees an NHBC indemnity letter would suffice as cover.

£600 paid to have this sorted to ensure we could exchange prior to the end of December.

Dec 2022: I sent multiple emails, texts, calls even contacting Upstix solicitor and received nothing back.

2023:

6th Jan - another email ignored.

9th Jan - Jeremy (Upstix): “issue with the warranty has been raised by their lender”

I explain this was resolved with the NHBC indemnity letter. He ‘needs to check on this’.

This strange because a) I had no idea they were using a ‘lender’ and b) their solicitor has agreed the indemnity letter was ok.

10th Jan - I chase

11th Jan - informed the indemnity letter is no longer an acceptable solution. A WHOLE MONTH after it was put in place.

£600 wasted.

12/13th Jan - I send Upstix other cover options for review (PCC and Structural cover) and ask that they check which one will work before I spend more money.

19th Jan - delays from Upstix “no decision from the finance company”

23rd Jan - I’m chasing again.

30th Jan - Upstix confirm the structural option works BUT they want to drop the offer to £480k citing ‘delays’ (it’s evident above how these delays happened!)

Reluctantly we move forward.

28th Feb - Warranty finalised (cost £4,000) and details are sent to Upstix solicitors.

9th March - radio silence since warranty submission. I’ve been chasing Upstix & their legal team.

9 - 27th March - lots of back and forth about exchange and completion with additional documents requested and time flying by.

27th March - Upstix ON THE DAY I was expecting to exchange & complete drop their offer to £415k or they are ‘happy to walk away’

I told them to stick that offer where the sun doesn’t shine.

Jeremy then offered some ‘personal’ advice as he understood the situation I was left in telling me to use and auction site called ‘I am Sold’ …only for me to see Upstix actually partner with them! (So they just wanted to get paid another way).

Upstix based on my experience cannot be trusted to operate in good faith.

Paul Dunmore came up with ZERO sound reasoning behind the reduced offer to £480k taking ZERO responsibility for the delays and offered nothing but a hollow apology whilst passing the buck onto their finance partner.

Alex McDermott called to break the news on the ‘day of exchange/completion’ and again offered nothing more than a weak apology.

Delays in communication and response from them/their legal team are used as reasons to push offers down.

Also don’t be fooled into believing they are liquid and can seamlessly transact every purchase as in MY experience that’s a falsehood. The team repeatedly mentioned a funding partner and it seems that this restricts their ability to work autonomously.

If they reply they will focus on blaming market conditions and the warranty issue.

Warranty: we originally solved the issue in December poor comms within Upstix allowed this to drag on.
Market conditions: if the UPSTIX team hadn’t stalled nearly 2 months wouldn’t have passed and this excuse couldn’t be used.

I was originally told that the RIC’s figures were the holy grail and all pricing was based on this - this turned out to be another lie as nothing was based on those numbers by the end of our dealings.

It’s funny… Jeremy asked me for a review on Trust Pilot on November 1st 2022; I thought it was a bit weird at the time as the transaction was barely underway however now I fully understand and it makes me wonder how many other people agreed and left a review when things were looking good only for them to find themselves in the same situation. However I guess we’ll never know.

I wanted to balance this review with something positive but unfortunately it’s just not possible.

Months wasted speaking with this company.

If you still decide to use them after reading this… I don’t know what to tell you.

Thank you for taking the time to relay your experience, I have looked back over the file from 18 months ago and completely understand the frustration and disappointment you feel.

There were unforeseen delays in the conveyancing process as you know due to the insolvency of the new build warranty provider that insured your property. We did explore all possible avenues to see if there was any alternative to having to get a new warranty in place and unfortunately there was not, and this would have left the property unsaleable in the open market. Whilst I understand your disappointment with us at this time, this unfortunate situation would have arisen with selling to any buyer, not just Upstix.

The delay that this caused coincided with much upheaval in the housing market after the “mini-Budget” which saw interest rates double in a short space time which significantly changed the market conditions for your property and as a result we needed to take the highly unusual step of revising our offer for the property.

We know that a late change in offer is hugely upsetting and is something that we take extensive steps to avoid, but in this case, the unique circumstances impacting your property and the local market in late 2022 and early 2023 left us with no other choice.

Update

I can’t even get them to speak to me. They don’t answer phone, voice message says leave nam and number and they will call back. They don’t. Filled in the online form with my property details and no one has come back to me in 2 weeks.
UPDATE. They called, May have been as a result of this review. I asked for an offer on two modern tenanted properties, one valued £125,000 one £160,000. Upstix offered me £70,000 each. I would have to be seriously mentally impaired to even consider that offer.

Apologies that it did take a few days to get in touch and we weren't able to get you on our first few attempts. We are working hard to improve our service and have recently launched a ‘book a call back’ feature to help us better accommodate our customers busy schedules.

With tenanted properties there are a number of additional factors to take account of which is why we are one of the only UK companies that will buy them. Our offers take this in to account combined with how much rental income the properties would generate, and in the current high interest environment this means it doesn't always mean that the offer is right for the landlord, as in your case.

Kris was a different class on this…

Kris was a different class on this transaction and the customer service has been truly exceptional. He has worked tirelessly to get the deal done, has been available at all hours, has stuck to his commitments and made what is usually a very stressful transaction hassle free. 100% recommend him and Upstix, it’s a brilliant model.

Not for us

Pros - attentive, great service and on it. Rik very friendly and available.
Cons - final offer not even close to what was initially suggested (told to expect 12-15% below market value but received 23% below market valuation - despite the surveyor finding nothing wrong with the property)
If you’re in a tight spot and a long chain and everyone in the chain is prepared to give a little then I’m sure this is helpful.
For us the price of convenience was just too high so did not proceed.

Amazing service

Jeremy has been so helpful with our house sale. I was in tears thinking we would lose our dream home and he did everything he could to make sure it could happen for us in the quickest time possible. Can’t thank you enough

Kris was open and honest

Kris was great to work with, from our first contact he was open and honest about the process and about the business model and how things would work. Currently finalising the agreement with Upstix but at present would recommend the service. We had a buyer pull out the day before exchanging contracts, due to cash flow issues, Upstix ensured we kept the upper chain and we could secure the property we wanted.

Another sale saved thanks to Alex McDermott and his team at Upstix

As an agent I work with vendors who find themselves unable to secure their new home because they can’t sell fast enough or are at risk of losing their purchase because their sale has fallen through. Alex has personally just gone the extra mile to ensure that one of my clients can complete in time to buy their new home. Alex offered the highest price of any fast buy company and worked tirelessly to get the deal across the line in time. Thanks Alex, I know I can always rely on you to save the day!

Great customer service from Rik

Rik was a pleasure to deal with, his customer service is second to none, making you feel at ease throughout. We didn't end up accepting the offer as it was too low for what we were looking for but would have definately gone ahead if the numbers were right. Rik showed care for our situation and was a pleasure to deal with. Would reccommend this company, as their attention to detail into the property you are selling is better than the other cash buying companies we researched.

Basically all I can say about Upsticks…

Basically all I can say about Upsticks and my agent Jeremy is I am so grateful that my dealings were with them.
I had a complicated case but having Jeremy at the end of the line to reassure me that things will come to fruition in the end was really comforting and trusting.
I would recommend anyone to deal with this company as I've ended up with a good friend and a completed sale of my house with a great offer. Nothing was too much and his team should be proud of themselves for the way they helped me.
