Highly recommend services and approach of Ian Clark and his team, who managed to get our leasehold property in London completed just in time before new additional stamp duty came into effect.

Having decided to purchase leasehold property in London in mid-February 2016, to get it completed by March end before stamp duty rise was a challenge, in particular with leasehold structure with Ballymore and conveyancing work around this. Ian and his team right from start negotiated price of purchase with the seller for me, continuously worked with seller and his solicitors on daily basis to get this through by time. I found Ian's team very pro active in answering phone calls and any concerns and getting back very quickly which is seen as challenge with some other agents. Even after completion Ian was able to deliver after service by liasing with seller on rental and his other teams to get existing tenants rental agreement sorted.

I am pleased with our purchase and thank Ian and his team for there help in making purchase possible in time and saving us £12,000 in additional stamp duties.

Urpad did not protect my tenants deposit...I have been left in a difficult situation and now have to get legal help to sort the mess out!

i have dealt with a few letting agents in my time but i have to say none of them came close to urpad. The service they gave me was exceptional, they delivered the service they promised me when i approached them and they were professional to the end. Highly recommend them.

Finally tracked Tim down to his new company after a lot of hunting!!
Had to involve a solicitor to get my deposit back!!!

We rented a property through his old outfit "Lets Direct" and Tim secured our deposit in a custodial scheme with DPS.

We moved out as my wife and I are starting a family. When we came to move out we actually left the property in a better state than we found it. Quite difficult considering the landlord never even carried out a boiler inspection, let alone any decoration.

On the move out day the landlord turned up without our contract or inventory. He grumbled that the bathroom tap was not clean, was very rude to my pregnant wife and then left.

After waiting weeks, calling and emailing the landlord and lets direct several times we realised that Tim had shut up shop and vanished....

Eventually tracked him down to URPAD because they were advertising our flat to rent. Same guy, same office address, different company. Very Dodgy.

Spoke to Tim and asked him to release our deposit as he was the only one with the power to do this.

Unfortunately he refused as he happened to be chums with our landlord. He had no legal /moral grounds to withhold our money. He was abusive over the phone and we got nowhere.

We eventually had to pay out for a solicitor to get involved and take the matter directly to DPS and we have finally got our money back. About (5 months later!)

URPAD belong on watchdog.
AVOID!!!!!!!!!

* Were you the only person who could instruct DPS to release our deposit? - Yes
* Was there any reason not to do so? - No, if there was you would have applied to DPS for any funds owed to the landlord.
* Did you refuse to release our deposit? - Yes
* Did my pregnant wife and I have go to a solicitor just to get back the money you withheld? - Yes
* Is this a way an estate agent should behave?...

Maybe you should take responsibility and apologise instead of squirming.

* Did URPAD re-let that property even though the landlord has had no boiler service in over 4 years? - Yes
* Is that legal? - No

I found a great rental through Tim and the deal was done in a jiffy.
His negotiating skills are second to none and he really went out of his way to make it happen, and fast. Thanks Tim.

Came across this company through Rightmove and the 24 hour service is second to none. The agent (Angela) went above and beyond our expectations and secured us our tenancy the same day. Would highly recommend this company.

I had my property on the market for over six months after listing it with Urpad it sold in 2 weeks the 10 Top Tips for showing the property were invaluable and there customer service was excellent they arranged the viewings and answered all my questions.
