Very stressful experience with Vision…

Very stressful experience with Vision Properties Leeds. Repairs for a bathroom leak took 2 months, and we had to move between hotels while pregnant. We were told to pay hotel costs upfront and are still waiting for £427 reimbursement despite repeated follow-ups. Communication and handling of the situation have been extremely disappointing.

Unprofessional no show viewing

Cancelled appointments to make a 5.15 viewing and was left waiting in the cold.

We emailed the contact we had and was told the agent was on another viewing and would call us.

After waiting another 25 minutes we decided to leave as we hadnt been contacted and no one had shown.

Now two hours later no one has been in touch .

I am suprised Citu have trusted this unprofessional company to manage such a fantastic development in Leeds.

Avoid Vision properties at all costs.

My next call will be to CITU to let them know of our dreadfull experience

No idea how to run an estate agency … money is the sole motivation, no customer care whatsoever!

I instructed Vision Properties to sell my property in Knowle in Feb 2025. From inception, the small but perfectly formed team seemed to know what they were doing. However, this was short lived when during the SSTC process it was discovered that Justin, without any prior consent included the expensive bathroom mirrors as part of the purchase price on Rightmove…. A misrepresentation in the making ! As an estate agent and particularly where you have not sought express consent, what would possess you to include a fitting into the description as part of the price!? Clearly no idea whatsoever how to run an estate agency. When queried by the buyers, I felt I had no alternative but to include the very expensive bathroom mirrors as part of the price or risk losing the sale. As a fair compromise, i asked Justin to reduce his fee by the cost of the mirrors which he flatly refused. From a customer satisfaction point of view, I thought this to be a fair compromise for his error. The whole experience has left a very bad taste in my mouth. Much to my dismay when threatened with legal action, I paid Vision Properties their full fee however I will now be taking this matter further via the Property Ombudsman and I have no intention of using this estate agent again! Utterly disgraceful and very disappointed!

Poor Coordination and Mismatched Viewing – Disappointed

Our viewing on Tuesday, 20th May was scheduled for 12:00 PM at Belgrave Village, Griffiths Close, Birmingham. The viewing was arranged after seeing the listing on Zoopla, and Shaikh from their team was the agent handling it.

We arrived about 15 minutes early, and to his credit, Shaikh was punctual and received us on time. However, he ended up showing us a different apartment than the one we had seen advertised on Zoopla. He did inform us about the change on the spot, explaining that the originally listed apartment was already under offer.

While we appreciated the advance notice, we assumed the alternative would be similar in size and layout. Unfortunately, the apartment he showed us was noticeably smaller and did not meet our expectations. Although the building had good facilities, we were disappointed with the specific unit shown.

There was no proper apology or effort to explain things in advance, and overall, it felt like there was a lack of coordination and communication from their side. We left the viewing unsatisfied.

My company just bought a property in…

My company just bought a property in LS14, and we’re all set for new tenants. I have to say, working with Vision Property, the management company handling the place, has been amazing—way better than any other property management firm I’ve dealt with.

Their financial transparency is honest, helpful staff and they kept me updated on everything, from viewings to the renting process. Even when we had a last-minute cancellation from some potential tenants, they were optimistic.

A big shoutout to Nathan, Azam, Katie (who organised the appliances and kept me in the loop), Jordan, and especially Ms. Sarah Skentzou. Sarah, you were a lifesaver! Your support really eased my worries about finding tenants—I honestly thought it might take until next year.

I definitely recommend Vision Property to any property investor looking for excellent property management services. Looking forward to my next property purchase! Thanks!

Complete waste of time.

This is the first review I have ever left on Trustpilot. It rarely seems worth it but my short time dealing with V1sion Properties has been so needlessly complex, difficult and frustrating that on this occasion it seems worth it.

I messaged vision properties through Spareroom about one of their listings.

The first red flag was when they replied telling me that the listing was for the entire property rather rather than just 1 room, despite the listing describing “the room” and only showing pictures of 1 bedroom. I queried this and they replied saying that they had been looking at the wrong listing and that it was infact just for the 1 room as previously thought.

I then had to query a second detail. The listing had been set to “Mon-Fri”, suggesting that the property had to be vacated at weekends and was only available for new prospective tenants between Monday and Friday. This seemed unlikely to be the case and worth querying, especially as I was travelling to Leeds for the viewing and on the off chance it really was only Mon-Fri, it would be no good for me and thus not worth viewing.

I had to ask 4 times to get an answer to this question.
1st time - no reply
2nd time - answered a different question I had not asked
3rd time - answered another different question I had not asked
4th time - finally received an answer to my original question.

By this point we had partially organised (albeit unconfirmed) a viewing for Friday morning. On Thursday I messaged them to confirm this. They didn’t reply. Thursday afternoon I followed up on this, but once again they did not reply. I messaged again and tried to call their office in the evening but it was to no avail. I then messaged them in the late evening once again in the hope that they may pick it up early in the morning.

Unfortunately there were no replies in the morning so I had to decide whether or not to make the early trip to Leeds to potentially view or not. I arranged transport and arrived in Leeds and had to call their office only to be told that the viewing was not going ahead as it was unconfirmed.

The issue with this, as I explained on the phone, is that if a time is loosely agreed upon as V1sion then completely stop reading and replying to messages from lunchtime the day before, it makes it very difficult to know what to do.

Unfortunately the rental market is so overcrowded and I suspect they know this so there’s little incentive for them to make sure I have a decent experience with them as I suspect they can easily find plenty more potential tenants.

As such, I’m now in Leeds with nothing to do until my next viewing in 4 hours. All it required was for someone at V1sion to reply to messages the day before to avoid this issue. It’s a real shame they didn’t bother.

I’ve never lived in a V1sion managed property so can’t confirm how the experience is, but with the above experience in mind, it’s probably a good thing im not going to end up with the room. It’s anyone’s guess what it would be like trying to coordinate solving a real problem in one of their properties.

What a waste of time. I’ll be looking elsewhere from now on.

Renters avoid at all costs

The worst experience trying to rent a property I have ever known. The entire process was so drawn out and time consuming, no compassion is shown for people trying to rent a property.
To improve Vision need to learn to take
Accountability for wrong doing and not try to use people as scape goats so they don’t damage more peoples trust in letting agencies!

EXCELLENT SERVICE THROUGHOUT

We have just sold our home with Vision properties, the service we received has been first class throughout, from the initial precise valuation from Justin, superb sales particulars brochure, which was detailed and professionally presented, right up to completion.
Julie conducted the viewings in a professional and friendly manner and helped sell our property to our prospective buyers, when the sale was agreed James assisted from the Knowle office, all of our calls, emails were dealt with quickly and efficiently.
Between them they make a great team.
Selling your home can be stressful and challenging and having had numerous bad experiences in the past we realised the importance of choosing the right Estate Agent, we are delighted we chose Vision Properties who completed our house sale in a competent and efficient manner, we would highly recommend them.

Greenville road

Staff are so helpful. Management have been nothing but kind and helpful.
Been with vision properties for 1 year now and just moved into another property they had available for rent in bangor.
Moved due to it only being for myself and somewhere closer to family.
Fast and helpful getting sorted with the keys. Appreciate all the help. And especially to Diane. Thanks you sooo much. 😁

You'll never see your deposit again.

Had to leave my tenancy early, paid all the related fees. They made up excuses to avoid returning my deposit for 5 months. After involving a solicitor, they made up a separate set of "damages" even though I had not actually moved into the property, so couldn't cause any damages. Dishonest & greedy. Toby Green and friends.

Don't rent at GREENHOUSE COMMUNITY

Whatever you do, do not rent at Greenhouse!

Vision has a contract with the Greenhouse community at LS11 6AD. It is such a convenient place and I have always wondered why people always leave...

Greenhouse Community has a contract with a bloodsucker billing provider called > My Sycous < who sends billings at prices out of this world.

Paying £300 for water and demanding full payment within a week, if you ask for any clarification they do not give you. Please I am saving you on his one.

The most ridiculous billing provider!!!

Unfortunately, I can't leave until ending my contract so I want to make sure people won't follow the same mistake.

A brilliant team!

In the past, we have approached some of the larger, more established estate agents in the area to value our home but, they always made us feel that we were just a figure and simply wanted to make money from the sale of our house. Vision were a breath of fresh air from the time they walked through the door to the day we handed over our keys.

The whole team were so lovely and approachable, yet maintained a professional manner at all times. They genuinely cared about our property and wanted to do the very best for us. We felt they maximised the value of our property without rushing the sale for their own statistics. Saying that, it was exactly 2 months from the day we accepted an offer to the completion date, thanks to them keeping track of the process and helping it to progress!

In our opinion, the best part of their service was when Julie (who was to carry out the viewings) came to look around our house the day before to see exactly what it was like and ask things like "where is the boiler?" - a basic question that we always ask estate agents when we view and they very rarely know the answer to.

We cannot recommend Vision enough and are so grateful to them for all that they did for us.

Excellent and attentive service and a satisfactory outcome
I received excellent service from Vision Properties. On first contact, they were prompt in providing an evaluation and in preparing sales information for my property. During the sales process they were attentive and kept me informed on all viewings and feedback. There was courteous and friendly service and sound advice at every stage of the process. Last but not least they achieved a sale at the asking price in what I know were difficult market conditions.
I previously had contact with a number of other estate agents in the area. On the basis of that comparison, if you are looking for an estate agent and unsure which to choose I am very happy to recommend this agency.

Can not recommend Vision enough

Can not recommend Vision enough. I previously marketed my home with one of the 'largest' agencies in the area who left me feeling very underwhelmed, from signing the contract I didn't hear much more from them again. Vision however restored my fate, the photography of my home was of a much higher standard than previously and I was updated often. Thank you guys, I will certainly be recommending you from now on.
