Just moved in kingsley manor absolutely thrilled with the move start to finish. Ashley, Danny,Ian & rest of the team have been excellent we couldnt fault them. We are made up with the house & would 💯 % recommend them.

We purchased a new property at Wain Homes Waterside Meadows Hambleton in January 2025. We have had problems with blocked drains on several occasions since moving in, initially Wain Homes Customer Care were responsive in getting the blockages cleared. The drains are now blocked again and Wain Homes are saying we have to prove there is a defect with the drains at our own expense. There is obviously something wrong with them as they keep blocking. Maybe their reluctance to sort the problem on this occasion is because they have now sold all the properties on the site and Customer Care will now be less responsive to problems?
UPDATE:
Wain Homes passing my review onto regional customer care department, but it is them who are refusing to help. Also several neighbours now have the same problem and customer care are also refusing to help them.

Wain Homes customer care still refusing to rectify the issue despite raising a formal complaint procedure. Escalated to New Homes Ombudsman Service.

This was our first home and it has been an amazing experience. I truly believe made so much simpler and more straight forward for us by the team. We mostly dealt with Thea and she is exceptional. Everyone we have dealt with has been amazing though. Some very minor snags. All sorted this week. Can't fault the service and they went above and beyond to get us in on time as well. Thankyou

I have recently completed on a property on the Rectory Woods estate. From our initial visit to Claire in the sales office when we were considering reserving our first new build, through to completing on our home 6 months later, she has been exceptional in her support. Claire has been able to answer any of our questions and has always been on hand supporting us through the process. She provided us with a really personalised service and made us feel confident in Wain Homes. Claire is an asset to rectory woods and I feel that she has had a real impact on our smooth sale.
Following this, Sean and Alex have supported us since moving into the property. They have both been extremely knowledgeable and supportive with any issues we have had, no matter how small.
Alex has regularly checked in with us and given updates. Sean is very responsive to any issues and prompt in getting a snags sorted. They are both friendly around the site and will give a wave as we drive past.
Overall, a very good service from the whole team at Rectory Woods.

Went to the wrong house build site, so glad we did, as bought a Horizon Wain Hawthorne home 6 months ago.
We have previously bought 3 new builds, in our view this home is of a far better quality, loved the design, style, fixtures and fittings, makes use of all the space.

The build site is very respectful of the occupants, with little or no disruption, while the build is progressing.

Darren the sales manager is very helpful, friendly, professional, if there was anything he wasn't sure of he didn't hesitate to help.

Have to give a shout out to Andy the site manager, BRILLIANT any snagging issues, Andy was on top of it, nothing to much trouble, always available, have a problem he is there sorting it.

If moving again would definitely consider buying another wain Home

The team over at Waterside Meadows have been fantastic. Michael who works in the office has kept us up to date with the process and Jason who runs the site has helped answer any build related questions. I would strongly recommend and both individuals have been key to the success of our purchase.

From the beginning Michael has been an absolute star. He kept me informed from day one while I was looking for a property on this development. He has been professional, knowledgeable and willing to help me from start to finish. He’s a credit to the company and a pleasure to deal with.

Paul was absolutely brilliant! We’d just discovered a leak which needed sorting as soon as possible. He came out within 5 minutes and fixed our problem for us first time. Extremely happy with his service for us.

From our first visit to the sales office we knew this was were we wanted to live. Ashley is fantastic and made the whole process seamless, he didn’t mind chasing for updates to get the purchase through on time and kept us informed all the way. Ashley has continued to check in and make sure everything is going well, he really is a credit to Wain Homes.

We have had a couple of snags, nothing major, but the team respond instantly, nobody knows what is going to happen in a new build house until someone actually lives in it!

We have only been here two weeks but we love living here already.

From start to finish, the entire process has been smooth and seamless, thanks in large part to Ashley in the sales office. He has been fantastic throughout—always helpful, responsive, and supportive, making what can often be a stressful experience feel easy and enjoyable.

On site, Ian and Danny have also been brilliant. They’ve been attentive and quick to address a few minor snags, none of which have impacted our day-to-day living. It’s reassuring to know they genuinely care about making sure everything is just right.

We truly love living here already—the house feels like home, and the development itself is a great place to be. We’re especially looking forward to enjoying everything even more in the summer months.

The bungalow we bought was built to a high standard. There were a few minor things but were rectified straight away. The site staff have been really helpful and gone out off their way to help residents settle into their new build homes. Michael the sales person was very thorough and went through everything prior to purchasing our property and was able to recommended the property which met our requirements.
All in all it has been a positive experience and would highly recommend Wain Homes.
