In 2022 Warmans celebrated it's 163rd birthday. We are a company that specialises in apartment block management and maintenance. Established in Islington Central London in Dickensian times, our Islington office remains in its original location. Our head office and administration Centre is in Bedfordshire. We have satellite property management all around the UK. We are very proud of our heritage and like to think we embrace a lot of the traditional values that have served us well for over one and a half centuries. Communal living has become more prevalent as land space in our towns and cities has become a premium. Most people will now live in a flat or apartment at some point in their lives. This may be as they step onto the property ladder or in later life as they downsize. For decades investors have looked to the property market for rental returns from the less volatile investment in bricks and mortar. All of these people are typical of our client base. Whilst they all may have slightly differing agendas the one common theme is the robust management and maintenance of their property be it first home, retirement apartment or part of a property portfolio. Our ethos in Victorian times remains the same today, with the overriding belief that the prime role of a property management company is to FIX STUFF. In the days of corporate mission statements and social media overload, we remain convinced that our clients are more interested in the repair of a leaking roof than Facebook posts! We see good property management as two sides of the desk. Firstly, to repair and maintain the buildings entrusted into our stewardship. Secondly to make sure financially and fiscally the bookkeeping provides that funds are collected and accounted for to facilitate the upkeep of the buildings.

What’s happened to business ethics ?

Warman’s are typical of the property management sector. They have little genuine interest in striking the balance between the rights of leaseholder and that of the freeholder. They are arrogant, unresponsive and lack proper oversight of their work. Their attitude is one that puts the leaseholders at the bottom of the pile - yet leaseholders are the ones who pay their fees.
If anyone knows of an ethical management company I’d be interested to hear about them. But it isn’t WARMANS

Avoid at all costs – Warman’s Fails on Every Front

The block management industry is no stranger to dysfunction, but Warmans somehow manage to lower the bar even further. Their utter lack of accountability, disregard for communication, and non-existent commitment to customer service set a new standard for incompetence. In a sector already plagued by mediocrity, they are in a league of their own for all the wrong reasons. Best avoided.

I need to see more consistent performance before giving a higher score

Before I start, I understand you don't need special qualifications to run a building management company.

Warmans suddenly replaced the other company over a year ago. Recently they painted the communal foyer (only the second time since construction), replaced damaged paving stones and installed bollards to prevent illegal parking.

However, other communal areas are in bad repair, cracks and drips in the stair wells (which never seemed cleaned). Cleaning is only done once a week and the high service charge is putting off buyers of the flats. Also they have left out of date info on the old notice board as if it is divine property. There are currently 6 air freshners in the lift lobby to hide the stench from the bin room.

Guards were employed to patrol at night for a while due to rogue parking and rough sleepers. We were not consulted despite the law saying that any arrangement or regular service over £100 needs leaseholder consultation.

I asked to see previous year's account by visiting their Royston office but they were obstructive. The Accounts for the year to 31st March 2023 were put online but excluding shared ownership leaseholders such as myself.

They forget that this is a value part of London (not Chelsea) and leaseholders are unlikely to have large lump sums saved up. Warmans said last year that total works needed could come to £10,000 per flat! I have calcuated that I have made just £20,000 paper profit on my flat since 2007!

The service charge for April onwards will be lower but there will be extra needed for new lifts: up to £2k. Current service charge is over £200. What I want to see is the eventual return to a more reasonable £100-120. More cleaning. More transparent expenditure.

High service charges and poor services by previous building management companies have damaged the re-sell value of flats in this building.

Poor service and just want to increase costs

Warmans took over the management of a 7th floor block I have a flat in. They are a small company with a small team and limited experience. It's hard to get responses or timely action. They have been failing to address some major issues with the block. Their focus has been on trying to increase expenditure and income from the owners for works which have not been properly analysed or authorised. Take them on if want increased costs without getting any services.

This Company invoiced for items they did not carry out inc mandatory H&S checks over a number of years. So when we discovered this they then terminated their Contract. Declined any attempts for us to meet and discuss. Would not recommend Warmans for any management works and RICS should not be associated with such a Company

Awful. Cowboy managing agents

Oh my god. Please be careful.. they are so dodgy.

So much money and negligent in the services they’ve (not) provided. Also rude and have just been awful to deal with. Really scary. Please don’t use them.

I really don’t know how there are good reviews on here… see the Google Reviews for a different perspective.

Only in it for the money

The directors will not answer any of my emails but still think it ok to send me emails demanding the service charge with notice they there will be a cash call for leaseholders later on in the year. Charge £3,200 per annum and still want more cash and don’t answer emails.

Excellent management company

Warmans recently took over the management of my property in Bow, East London.

When Warmans took over there were a number of issues with the property, its insurance etc. due to multiple failings by the previous management company.

The difference between them and Warmans is night and day. Warmans immediately set to work identifying and rectifying the issues with the property, communicating clearly and regularly with myself and other leaseholders to give updates as to work being done and the timeframes on this.

It gave me (and many others) great confidence that the property was in good hands and being actively looked after.

Whenever I have tried to contact Warmans I have received a prompt and helpful response. The team are friendly, helpful, and above all extremely competent. I would recommend them to anyone searching for a mangement company.

Exemplary Service

Warmans dealt with a communal issue with our flats promptly upon identifcation of the issue. They found the right balance between being friendly and professional. I was very pleased with their services.

If you’re looking for professional block management Warmans are the company you need, we are a reactive service company maintaining TV systems working for all the leading Management Companies and our experience each time dealing with Shay, Eamon and all the team at Warmans is nothing but excellent, we receive great support and assistance each time allowing us to carry out repairs efficiently and quickly for the residents.

Top Tier Management Company

I don’t know where to start, Warmans are simply amazing. We previously had a poor management company and Warman’s have stepped in and have exceeded all our expectations. The responsiveness and level of care in each correspondence is so reassuring. When things need fixing they act on it straight away. I had almost forgotten what it’s like to receive good client care. The highest compliment I can give them, is that they have my full trust and faith in everything they that they do.

A special note goes to Shay, who is super friendly and reliable and you feel she takes all your requests seriously. Also to the finance department for being supportive during a bad pandemic (Helen/Eamon?) and just generally the whole team. Thanks guys!

I recently had to contact Warman's about thistles growing in the neighbours garden

I recently had to contact Warmans about a clump of thistles growing in the neighbour's garden. Warman's manage the block. I was worried about the thistles flowering and spreading seeds into my garden. Shay Teasdale acted promptly to get a maintence man to deal with it and cut the thistles down. He was great to deal with I very much appreciated his quick response. Thank you Shay

I only have good things to say about Warmans

I only have good things to say about Warmans. They took over the management of my block of flats within the last year, and since then I have had to contact them for help for emergency plumbing and electrical problems. During all of these instances, I've been able to contact Warmans despite it being a weekend/out of office time (one of these times was over the Easter weekend) and have had professionals arriving within 24 hours to fix the problem every time. Eamon has handled most of these emergencies and has been polite, efficient, and thorough. I initially was worried about a new management company taking over the block of flats as my previous experience has always been negative. However Warmans have turned that round fully for me. I cannot recommend them enough.

Warmans and Shay Teasdale are the best

There is no better management than Warmans in our experiences. Shay Teasdale has been the one I turn to all the time for the last couple of years now. She is polite, responsive, and very reliable! She gets what is going on quickly and is always willing to help! Our small block is a red brick Victorian building near the park. As you can imagine, old buildings tend to get more problems, from the roof to the party wall, to the garden wall, etc... luckily we got her help! We had gone through several management companies before Warmans, including several that lost our payment receipts/unclear about payment history etc. Warmans is the most professional one we have had! I hope we get to work with Shay/Warmans in the coming years!!!

Warmans
Our complex has been looked after by Warmans for approx one to two years. During this time most of my dealings have been with a lady named Shay, and she has been amazing. I have presented shay with many issues, and every single issue has been acknowledged and addressed accordingly.
Our previous management company done very little for our complex, but since Warmans have taken over, the improvement has been vast, including a large reduction in our ground rent.
The only negative I have found is the cleaners, they don’t appear to have a lot of interest in cleaning, but apart from that, the company as a whole have been very kind and supportive in maintaining our complex.
I feel Warmans have done more for us in a year, than the previous management done for us in seven years.
Warmans are contactable via email all week, and reply to their emails within twenty four hours.
I am very happy so far with what I have seen
